Dalcore The Falcon is an under-construction ultra-luxury residential project by Dalcore in Sector 53, on the Golf Course Road belt, Gurgaon, on plot GH-25 in the Wazirabad area. The honest counterpoints, which matter a great deal at this price, are that Dalcore is a new developer making its Gurgaon debut, the carpet efficiency is moderate, and several approvals and the clubhouse position need confirming. The price is around Rs 30,000 per sq ft, putting an entry 3 BHK at about Rs 10.34 crore, firmly in ultra-luxury territory.
Registered with HARERA under RERA-GRG-1838-2024 (received 31 December 2024), the project sits on 8,132.25 sq m (about 2.01 acres), with a single building rising to 35 floors and just 93 units, a low-density, boutique configuration of roughly 46 homes per acre, with a FAR of 3.136 (near the 3.15 permissible). Homes are 3 and 4 BHK, from 3,446 to 4,122 sq ft. On the 3,446 sq ft 3 BHK (which includes a study and utility), the carpet area is 1,853 sq ft, a carpet efficiency of about 54%, with a 394 sq ft balcony; the 4,122 sq ft 4 BHK has a 2,236 sq ft carpet and a 551 sq ft balcony. Each home comes with two car parks. The registered applicant entity is Ahir Infraspace Pvt Ltd, a company associated with the Dalcore brand.
The Developer: A New Entrant at the Top of the Market
The most important thing for a buyer to weigh here is the developer's profile relative to the price. Dalcore is a new developer, and The Falcon is its debut Gurgaon project; the registered applicant, Ahir Infraspace Pvt Ltd, is a Gujarat-incorporated company whose directors (Hiren J Humbal and Durgesh Babubhai Humbal) are based in Gandhidham, Kutch. In other words, a buyer paying an ultra-luxury rate of around Rs 30,000 per sq ft is backing a developer that has not yet delivered a project in Gurugram, which is a genuine risk that the brand, the design pedigree and the contractor are meant to offset. This does not make the project unsound, plenty of strong projects come from first-time Gurgaon entrants, but it does raise the importance of the escrow protections, the construction-linked payment plan and the contractor, and a buyer should do extra diligence on the developer's financial backing and track record before committing at this price.
The Contractor and the Design Pedigree
Two things substantially offset the new-developer risk, and both are real differentiators.
First, the contractor. Dalcore has awarded the construction contract for The Falcon, reported at around Rs 225 crore, to B L Gupta Construction Pvt Ltd, an established Delhi-NCR contractor with a track record on premium residential and institutional projects. For an under-construction ultra-luxury purchase from a first-time developer, a credible, experienced contractor is one of the most important execution signals, and worth confirming in the agreement.
Second, the design. The Falcon's interiors are designed under the YOO brand, the international branded-residences design house co-founded by the designer Philippe Starck, which gives the homes a globally recognised, designer-led aesthetic rather than a generic luxury theme. The project also boasts of 3.6-metre ceiling heights, a sculpted, rounded geometric facade, what the developer describes as Gurgaon's first panoramic glass passenger lift, and LEED Platinum pre-certification. The YOO/Philippe Starck design association and the ceiling heights are genuine premium features; the lift, facade and green-certification claims sit in developer material, so a buyer should confirm them against the approved plans and the agreement.
Why Sector 53, Golf Course Road
Sector 53 sits on the Golf Course Road belt, Gurgaon's most established and prestigious residential corridor, home to the city's marquee ultra-luxury towers and close to the Rapid Metro, premium retail (including the Sector 53 and Golf Course Road clusters), leading schools and hospitals, with quick access to Cyber City, NH-48 and onward to the airport. The Falcon sits near AIPL The Masterpiece and within the broader belt of DLF's ultra-luxury developments. The location case is the strongest a Gurgaon address can offer: an established, high-value, low-supply micro-market with deep end-user and HNI demand. The honest counterpoint is simply price, this is among the most expensive land in the city, and the project's rate reflects that. Any rental or appreciation expectation should be treated as a projection, not a promise.
