Experion One 42 is an under-construction ultra-luxury residential project by Experion Developers on Plot GH-1, Sector 42, Golf Course Road, Gurgaon. It is among the most exclusive launches on the corridor: three towers, only 110 very large 4 and 5 BHK homes, on a compact 3.43-acre plot adjoining the DLF Magnolias and Central Park belt, Gurgaon's most established luxury address. The proposition is rarity and prime location, a low-density, large-format home at the heart of Golf Course Road, from a Singapore-backed developer. The honest counterpoints, important at this ticket size, are a modest carpet efficiency, an Environment Clearance and Fire scheme still pending, a clubhouse position that needs confirming against the RERA filing, and a very thin resale pool given only 110 units. The rate has moved from a launch level of around Rs 45,000 per sq ft to roughly Rs 50,000 per sq ft, placing entry homes around Rs 28 crore and the largest at roughly Rs 40 crore and above; any appreciation expectation should be treated as a projection, not a promise.
Registered with HARERA under RERA-GRG-1765-2024 (received 15 October 2024), the project sits on 3.426 acres, an HSVP-allotted plot (GH-1), fully licensed, with 3 buildings rising to 24 floors (G+24) and 110 units, at a FAR of 3.61. The density is genuinely low at about 32.07 units per acre, which is a real, verifiable luxury feature rather than a marketing line, and is reflected in the large floor plates and four basements with 417 car parks across the development. Homes are 4 and 5 BHK, from 6,000 to 8,000 sq ft. On the 8,000 sq ft 5 BHK, the carpet area is 4,204 sq ft, a carpet efficiency of about 53%, which is modest, though this is typical for ultra-luxury homes with large balconies, decks and generous common areas; each home comes with four car parks.
An international design team led by Singapore practice SCDA Architects (founding principal Soo K. Chan) with interiors by Smallwood. The building is marketed as India's first WELL-certified residential development, with treated fresh-air systems, PM 2.5 monitoring and monitored water quality. Two further claims stand out: a gold-at-sunset facade using PVDF-coated aluminium and glass (with coatings from AkzoNobel, Jotun and Asian PPG), and a 21-year waterproofing/seepage-free assurance that the developer says is an industry first, well beyond the usual 5-to-10-year norm.
The developer, Experion Developers, is a 100% FDI-funded company, a wholly owned subsidiary of Experion Holdings Pte Ltd, Singapore (the real-estate arm of the AT Holdings group), operating in India since 2006 with a delivered portfolio that includes Experion Windchants in Gurgaon. Experion has also secured WELL for Residential pre-certification for a set of its projects, a recognised health-and-wellness building standard.
A Full-Floor Tower, Plus Two-Per-Core Towers
The most distinctive structural feature is how the three towers are configured. Two of the towers are planned with two apartments per core, each with a private lift lobby, totalling 88 homes, and the third tower is planned with a single apartment per floor, 22 full-floor residences. Two of the wings hold the 4 BHK homes at two apartments per floor with a private lift lobby each (88 homes in total), and the third wing holds the 5 BHK homes at a single full-floor apartment per floor (22 homes), four-side open. That full-floor tower is the rarest format on the corridor: one family per level, lift opening into the home, windows on all sides. The lower floors (described as floors 1 to 6, double-height) house the clubhouse, with residential apartments starting from the 7th floor, every home has 8-to-10-foot-wide decks at both front and back for cross ventilation, and the 28th-floor rooftop is planned as a west-facing sunset deck with a sky gym, lounge, walking track and gardens.
For a buyer, this is the clearest expression of the project's privacy and exclusivity pitch, and it lets a buyer choose between the (relatively) more efficient two-per-core homes and the absolute privacy of a full-floor residence. The homes are designed with full-height performance glazing and large decks to take in the Golf Course Road and greens outlook.
The registered specification is genuinely ultra-luxury: imported marble in the living, dining, foyer and family lounge and in the sit-outs; engineered, hardwood or laminated wooden flooring in bedrooms; VRV air-conditioning; double-glazed performance glass and a glass facade; false ceilings with acrylic emulsion paint; hardwood-frame main doors with glass panels or veneered flush doors; and modular wardrobes in the master bedroom.
Why Sector 42, Golf Course Road
Sector 42 on Golf Course Road is, by most measures, Gurgaon's most prestigious residential micro-market, home to the DLF Magnolias, Camellias and Aralias and a cluster of ultra-luxury addresses, with the Rapid Metro (Sector 42-43), Cyber City, One Horizon Center, MG Road and NH-48 close by and the airport within reach. The location case is simple: this is a fully built-out, blue-chip corridor where land is essentially exhausted, and the project sits on a 60-metre road frontage adjoining Central Park and the DLF estate. The honest counterpoint is that this is the most expensive residential pocket in the city, so entry costs are very high and the buyer pool is narrow; combined with only 110 units, resale liquidity depends on a small set of ultra-high-net-worth buyers. Any rental or appreciation expectation should be treated as a projection, not a promise.
