Max Antara Noida Phase 1 is a senior living community of 340 homes in Sector 150, Noida, registered with UP RERA as Antara Noida Phase 1 under number UPRERAPRJ745377. Three towers of up to 30 floors hold 2 BHK and 3 BHK homes from 1,476 to 3,012 sq ft, priced at Rs 18,500 per sq ft, so the smallest home costs about Rs 2.73 crore. This is not a normal apartment project. It is age-restricted, the primary resident must be 55 or older, and it comes with nursing, emergency response and daily club life built into a monthly charge. The building is finished and the occupancy certificate came through on 27 May 2026, so you can see and move into what you are buying.


About Antara Senior Living


Antara is the Max Group's senior living brand, started in 2010. The same group built Max Life Insurance and Max Healthcare, and that healthcare background is why Antara can staff a community with nurses and paramedics rather than just a maintenance team. The chain of companies matters, so read it once. The promoter on the RERA filing is Contend Builders Private Limited, a joint venture of Antara Senior Living Limited, which is wholly owned by Max India Limited. Antara Senior Living is the development manager. Antara has done this once before. Antara Dehradun is open and running with residents in it. Noida is their second community and their first in a city.


Density at Max Antara Noida Phase 1


340 homes sit on 4.08 acres, which is 83 homes per acre. Two things soften it. The homes are compact 2 and 3 BHKs rather than 4,000 sq ft flats. And the site sits inside the Sports City master plan, where the boundary wall, parks and tree planting are the master plan's job, with a golf course next door. Your open space is largely borrowed from the township, not solely what you get within your society. The full plot, SC-01/B-1, is 8 acres. Phase 1 uses 4.08 of them and the rest is marked future development.


Max Antara Noida Phase 1 the Project


Three towers, called Residences. Residence 1 runs to 30 floors, Residences 2 and 3 to 28, each over a basement. There are three home types. Type C is the 2 BHK at 1,476 to 1,583 sq ft, with 849 and 890 sq ft carpet, and it accounts for 112 homes. Type B is a 3 BHK at 2,155 to 2,487 sq ft, with carpet between 1,322 and 1,548 sq ft, and it is the largest group at 176 homes. Type A is the big 3 BHK with a staff room, 2,850 to 3,012 sq ft with 1,794 sq ft carpet, and there are 52 of them. Carpet efficiency runs 56 to 63 percent, so your real cost is between Rs 29,400 and Rs 32,900 per sq ft of carpet. Balconies of 209 to 388 sq ft sit on top of that. Parking is one slot for the 2 BHK and two for the 3 BHKs.


The homes arrive genuinely finished, further than almost anything else at this price. Split air conditioners, built-in wardrobes, wooden flooring in bedrooms, a modular kitchen that comes with a hob, chimney, RO, microwave and refrigerator, geysers, light fittings and fans, and uPVC windows with wire mesh. You could move in with suitcases.


The design is built around old age, and this is where the money actually goes. Panic alarm buttons in every room, anti-skid flooring throughout, wider doors and a wheelchair turning radius, grab bars and raised seat heights in bathrooms, switches and locks at reachable heights, two-way switches so you are not walking across a dark room, and rounded corners on edges. None of this is visible in a photograph, and all of it is the reason to buy here rather than a normal flat.


The Antara Club runs to about 42,000 sq ft, split into an activity zone with a theatre, lounge, reading room and workshop, and a wellness zone with the pool, gym, physiotherapy studio, salon and dining. Unlike many projects, the club here is committed in the RERA filing as a common facility, not held back as a separately owned commercial asset.


What You Pay Every Month at Max Antara Noida


This is the part buyers underestimate. On top of the purchase price, there is a monthly maintenance charge of Rs 9,250 to Rs 19,000 depending on your home size, plus a club usage charge of Rs 2,250, plus taxes. Call it Rs 11,500 to Rs 21,250 a month, and note that those are the rates quoted for the first year of operation, so expect them to rise.


What you get for it is not just upkeep. It covers unlimited nursing consults, 24 specialist health consultations a year, paramedics and an emergency response team, three-layer security, fire and heat alarms, CCTV, golf carts on site, a concierge desk, and all common area housekeeping, landscaping and repairs, along with day-long club access. For a senior living alone this is closer to a service subscription than a maintenance bill, and judging it against a normal society's Rs 3 or 4 per sq ft misses the point. Get the current year's rate card and the escalation formula in writing before you book.


Design and Construction Team at Max Antara Noida


The architect on the RERA filing is Design Forum International of Greater Kailash, New Delhi, licence CA/2007/39854, an established Indian practice. Structural engineering is by Ajay Sahni of Gurugram. The contractor of record is SS Construction Co. of Chandigarh. Antara's first community at Dehradun was designed by Perkins Eastman, the American firm that specialises in senior living, and the Noida design draws on what that project taught them, though Perkins Eastman is not named on this filing.


Max Antara Noida Location: Why Sector 150, Noida


Sector 150 is the greenest and lowest-density sector on the Noida Expressway, which is exactly why a senior living community was put here. The Noida-Greater Noida Expressway is minutes away and the Yamuna Expressway about ten. The nearest metro is Sector 148 on the Aqua Line, a short drive rather than a walk. Jewar airport is close by road, IGI is roughly 90 minutes, and New Delhi railway station about an hour.


The trade-off is that Sector 150 is quiet and still filling in. Shopping and hospitals are a drive, not a walk, which for an 80-year-old without a car is a real consideration and part of why the community runs golf carts and a concierge.


The project launched at Rs 7,000 per sq ft and now sells at Rs 18,500, a rise of about 164 percent. Early buyers did very well. Anyone buying now is paying today's number for a finished, certified building, not a discount.


The Sector 150 Registry Problem, and How It Was Fixed


Anyone looking at Sector 150 needs this history, because it held up this project and thousands of others for five years. Sector 150 was allotted under Noida's Sports City scheme. The deal was simple: 70 percent of the land goes to sports facilities, 30 percent to homes and shops, and at least 15 percent of the sports infrastructure had to be built before anything else moved. A CAG audit found developers had taken the cheap land and not built the sports facilities. In January 2021 the Noida Authority froze everything in these sectors: no occupancy certificates, no map approvals, and no registries. Buyers who had paid in full could not get their flats registered in their own name.


It unlocked in stages. On 24 November 2025 the Supreme Court, before Justices M.M. Sundresh and Satish Chandra Sharma, accepted the Noida Authority's resolution plan for Sector 150, which allowed conditional occupancy certificates and registries for developers who met the conditions. The main condition is money: a developer has to deposit at least 20 percent of its outstanding dues to the Authority. Registrations restarted on 7 January 2026. On 6 April 2026, at its 222nd board meeting, the Noida Authority approved the revised Sports City layout and formally lifted the ban on registries, map approvals and occupancy certificates. Around 9,000 flats and more than 20,000 buyers across the sector were affected.


Max Antara Noida Phase 1 came through this on 27 May 2026, when it received a partial occupancy certificate covering all three towers and all 340 homes. Antara said it unlocked roughly Rs 150 crore in payments that had been waiting on possession. The occupancy certificate is what makes possession and registry legally possible, so this project has cleared the hurdle that defined the sector. Ask for a copy of the OC and confirm your own sub-lease deed can be executed before you pay a balance amount.
