About Godrej Riverine
Godrej Riverine is a ready-to-launch residential group housing project by Godrej Properties Limited, the listed real-estate arm of the Godrej group, on plot GH-D-04/A in Sector 44, Noida (Gautam Buddha Nagar). It is registered with UP-RERA under registration number UPRERAPRJ763929/11/2024, with RERA received on 1 January 2025 and a RERA completion date of 22 September 2029.
The project sits on a single licensed parcel of about 26,136 sq.m (roughly 6.46 acres) and is planned as four residential towers plus a retail block, totalling 429 units across only. Super areas run from 2,800 to 4,208 sq. ft., putting this squarely in the large-format, premium segment — there are no compact or studio units here. The towers rise to 38 floors, and the launch price on record is ₹22,000/sq.ft (base selling price; GST, PLC, parking and IFMS are typically extra).
The masterplan is worth reading closely, because it reveals how the scheme is organised. The four towers are named Stream (Tower-1), Cascade (Tower-2), Spring (Tower-3) and Brook (Tower-4), alongside a separate Retail block of 8 units. Each tower is built up from multiple vertically-stacked cores, and the plan tags every core by configuration and typology: 3BHK-O, 4BHK-O (standard), 3BHK-P, 4BHK-P (premium), corner variants marked _COR, and a distinct 4BHK + F-L type concentrated in Brook. In practice, that means 3 BHK and 4 BHK homes are mixed across all four towers rather than segregated, with premium and corner cores positioned to face the central landscape spine. Per the land-details breakdown, the block-wise unit count is approximately Stream 68, Brook 76, Spring 66, Cascade 46, and Retail 8 — though note the page reports the residential split two ways (a 4-building/429-unit summary in the Overview versus a 5-block/264-unit subset in the AFS land details), so treat exact per-floor counts as shared on request until confirmed against the sanctioned floor plans.
Now the honest part. At roughly 429 units on ~6.46 acres, density works out to about 66 units per acre — that is on the higher side for a project pitched at the premium end, and buyers who associate large 4 BHK formats with low-density living should weigh that. The bigger flag is carpet efficiency: the published 3 BHK plan shows a 3,000 sq.ft super area against 1,658 sq ft carpet, which is about 55%. That is low. It means a little over half the area you pay for is usable carpet, and the rest is loading. Godrej's brand and the riverine-themed landscaping (the masterplan is dense with water features, gardens, and wellness zones) are genuine draws, but the efficiency number is a real cost-per-usable-foot consideration, and the page states it plainly rather than burying it.
On execution, the RERA filing names the contractor as Umesh / Kamboj Infrastructure (Faridabad), the architect as Avanish Srivastav, and the structural engineer as Ashish Suresh Bhangle (Mumbai). There is no large marquee EPC name (such as an L&T, NCC or Tata Projects) on record here; the build is being delivered under Godrej Properties' own project management with the contractor above.
Sector 44 is an established, centrally-located residential pocket of Noida rather than a far-flung new launch corridor — a meaningful point for buyers who value present-day liveability over a pure appreciation bet. The project's recorded coordinates (28.5594, 77.3381) place it in the heart of the city, well inside the developed grid and close to the Noida–Greater Noida Expressway, the FNG corridor, and the Botanical Garden / Sector 18 commercial and metro hub.
Central Noida sectors like this benefit from mature social infrastructure that newer corridors are still building out: existing schools, hospitals, retail, and direct Blue Line metro access within a short drive. Connectivity to South Delhi via the DND and the Kalindi Kunj route is practical, and the upcoming Noida International Airport at Jewar adds a longer-term connectivity tailwind for the broader micro-market. The trade-off versus emerging belts (Sector 150, Greater Noida West) is that land here is scarcer, and pricing already reflects the location's maturity — you are paying central-Noida rates, not frontier rates.
