Legacy by Gaurs is a four-block residential project by Gaurs Group on Plot B-10 inside Jaypee Greens, Sectors 19 and 25, Greater Noida, registered with UP RERA under number UPRERAPRJ688396/10/2024 in October 2024, with a completion date of 28 September 2029. The four blocks are named Buckingham, Edinburgh, Kensington, and Versailles, each running to 34 floors over three basements, holding 265 apartments on 10,263 sq m, or 2.54 acres, at two homes to a floor. Every apartment is a four-bedroom of 3,510, 3,540, or 4,765 sq ft, currently at Rs 31,000 per sq ft, which puts the entry home at about Rs 10.88 crore. The project sits inside an established golf township rather than on raw land, which is its main advantage. Two things need understanding before you buy: the price has doubled since launch, and the township infrastructure the project relies on has just changed hands through an insolvency process.

Gaurs Group is one of the largest housing builders in NCR by volume delivered, with more than 65 completed residential and commercial projects and close to 75,000 homes handed over, including over 50,000 given for possession between 2014 and 2023. Gaur City in Greater Noida West is among the biggest integrated townships in the country.

That volume record is the reassurance on delivery. Legacy is a different kind of product for the group, though: where Gaurs is best known for large-format, mid-market township housing, this is 265 four-bedroom apartments at a Rs 10 crore entry point inside somebody else's golf township. It is the top of the group's range rather than the middle of it.


The promoter of record is Golf Horizon LLP, operating from Gaur Biz Park in Indirapuram, and the same entity is named as the contractor. Gaurs is building this in-house rather than appointing an outside firm, which is the model it uses across its work. Match the promoter name on the RERA registration to the name on your agreement.


On the land, the plot has a long chain. It was originally allotted under letter SECY/2000/269 in June 2000 and registered the same month, and Gaurs acquired it under a sale deed dated 22 November 2019. So this is a purchased plot within the township with a recorded transfer, not a joint development.


What Legacy by Gaurs Depends On Jaypee Greens For


This is the most important thing on the page, and it needs setting out carefully, because it is both the project's biggest advantage and its main dependency.

Legacy sits on a plot inside Jaypee Greens, the golf township in Greater Noida, and the filing is explicit that much of the surrounding infrastructure is not Gaurs' to build. Roads, footpaths, the sewerage system, drainage, and tree planting were already developed by Jaypee Greens, and they are covered by a maintenance agreement with Jaypee Greens, a division of Jaiprakash Associates Limited, covering shared areas and facilities including roads, parks, and gardens. Internal treatment of sewage and sullage is Golf Horizon's responsibility; external treatment is not. The boundary itself is defined as part of the Jaypee Greens layout plan approved by the Greater Noida Authority.


The advantage is obvious and real. A buyer here moves into a township that already exists rather than one being built around them. The 18-hole Greg Norman signature golf course, the Boomerang Club, the Town Centre with its shopping and dining, the Atlantic sports complex, the golf and spa resort, and the school are all standing and operating. That is a genuinely rare thing to buy into.


The dependency is that all of it belongs to, and is maintained by, a third party. And that third party has just changed. Jaiprakash Associates was admitted to insolvency by the NCLT at Allahabad in June 2024 owing around Rs 57,190 crore. In March 2026 the tribunal approved a resolution plan from Adani Enterprises, backed by 93 percent of the committee of creditors, at a deal value of roughly Rs 15,343 crore with about Rs 6,000 crore infused up front. Jaypee Greens, the integrated township and sports complex in Noida and Greater Noida, passed to Adani Enterprises under that plan.


For a buyer, that resolution is on balance good news: a long period of uncertainty around the township's owner has ended, and the new owner is substantially better capitalized than the old one. But the practical position is that the maintenance agreement your project relies on now sits with a new counterparty, and the standard of upkeep across the township over the next several years will be set by that owner rather than by Gaurs. Ask to see the maintenance agreement, ask what it commits and for how long, and ask what happens to it under the change of ownership. Then drive the township and look at the roads, the landscaping, and the golf course yourself.


Density and Tower Layout at Legacy by Gaurs


265 homes on 2.54 acres works out to 105 homes per acre. On a plot this small, that is what four 34-story towers produce, and taken alone, the figure is not the useful number.

The useful number is two. Each of the four blocks holds roughly 66 homes over 34 floors, which is two apartments to a floor throughout. On four-bedroom homes of 3,500 to 4,765 sq ft, sharing a landing with exactly one other family is the definition of the product, and it is what the price is buying.

The blocks are Buckingham, Edinburgh, Kensington, and Versailles, each configured as three basements plus ground or stilt plus 34 floors. Buckingham carries the community building, described in the filing as the block's extended part named Community Imperial. Apartments face either the golf course on one side or Pari Chowk on the other, so orientation is a real variable and worth establishing for your specific unit.

The wider setting is what the density figure misses. The plot is small, but it sits inside a township whose open space, golf course, and gardens are the surrounding landscape rather than something squeezed onto 2.54 acres.


Legacy by Gaurs the Project


Every apartment is a four-bedroom. The layouts run to four bedrooms, a living room, a dining and family lounge, a kitchen, a dressing room, four toilets, a utility with its own toilet, a foyer and either two or three balconies.


Three sizes are sold. The 3,510 sq ft home returns 1,912 sq ft of carpet area at 54.5 percent efficiency. The 3,540 sq ft home returns 1,937 sq ft at 54.7 percent. The 4,765 sq ft home returns 2,405 sq ft at 50.5 percent. Balconies are published separately and are substantial: about 446 sq ft on the 3,510 sq ft home and about 811 sq ft on the 4,765.


In carpet terms at Rs 31,000 per sq ft, the 3,540 sq ft home works out to roughly Rs 56,655 per sq ft of enclosed floor, the 3,510 to about Rs 56,910, and the 4,765 to about Rs 61,420. The largest home is the least efficient and costs nearly Rs 4,800 more per foot of real space, so the extra money there is buying a balcony and volume rather than rooms. If floor area is what you are after, the two smaller variants are the better buy.


Floor-to-floor height is 3.6 metres across all four blocks, and the structure is an RCC frame with RCC walls and block work.

The specification is at the top of the market. Imported marble runs through the drawing room, dining room, master bedroom, and the other bedrooms, with laminated wooden flooring in the dresser, vitrified tiles in the kitchen and toilets, and tiles on balconies. Ceilings are POP false ceilings as per design with POP punning on walls and ceilings, and internal walls are finished in plastic emulsion over that punning.


Two building services are unusual enough to single out. Air conditioning is a metered centralized chilled water system with cassette units, splits, and fan coil units, rather than individual outdoor condensers, which is a commercial-grade approach rarely used in Indian residential. Hot water is a centralized metered heat pump system on the same principle. Both are metered, so you pay for what you use rather than through a flat maintenance charge.

The kitchen comes with a counter and stainless steel sink fitted with an RO, a hob and chimney with an exhaust pipe, modular cabinets to 2,400 mm, and tiling to the false ceiling. Wardrobes are provided in dressing rooms to 2,400 mm. Wiring is fire-resistant copper in concealed conduits with modular switches, and TV and telephone points are in all rooms. The specification is candid about one thing worth noting: ceiling lights are provided in the drawing room and master bedroom, with no decorative lighting.


The Villas at Legacy by Gaurs


The project material presents four-bedroom condominiums alongside villas, and the villas are a materially different proposition that a buyer must understand before committing.

The specification filed for the project covers 20 villas, and it states plainly that the unit is handed over as a raw structure with façade development. What the developer provides is the RCC frame with the façade completed, a metered chilled water connection brought to a single point for air conditioning, a metered hot water connection to a single point, a metered water connection to the input point of each toilet, electrical cables run only to the distribution board on each floor, firefighting works as per the approved scheme, and external UPVC or aluminium doors, windows, and railings. The document then says that works not mentioned will be in the scope of the buyer.


In plain terms, everything inside a villa is yours to build and pay for: all flooring, all internal walls beyond the structure, all wiring beyond the distribution board, all plumbing beyond the connection points, all joinery, all fittings, and the entire air conditioning distribution. That is a serious additional budget on a villa of this size, and it needs to be estimated properly before you sign, not afterwards.


If you are being offered a villa, confirm in writing which RERA registration covers it, get the raw-structure scope listed line by line in your agreement, and have a contractor price the fit-out before you commit.


Design and Construction Team at Legacy by Gaurs


The architect on the filing is Ateesh Agarwal, license CA/2003/31212, based at Green Park, New Delhi. Structural engineering is by Devendra Bhandari, working from Gaurs' own Indirapuram office, and the contractor is Golf Horizon LLP, the promoter entity itself. So the design sits with an independent architect while the engineering and construction are handled within the group.


The project is filed as a green building, with an energy simulation report prepared and solar photovoltaics proposed to meet green building requirements, and the social infrastructure provisions are specified to a Gold rating standard. On services the filing commits two transformers of 1,600 kVA each, diesel generators of 2,250 kVA and 500 kVA, and an organic waste converter handling 400 kg a day, alongside earthquake-resistant structural design and a handicap-friendly building design.


The naming and identity draw on a French and British heritage theme, from the fleur-de-lis in the logo through to blocks named Buckingham, Edinburgh, Kensington, and Versailles.

Legacy by Gaurs Location: Why Jaypee Greens, Greater Noida


Jaypee Greens is the established luxury township of Greater Noida, and the case for Legacy is that it buys you into it rather than next to it. The 18-hole golf course was designed by Greg Norman and is one of the longer courses on the international circuit. The Boomerang Club, the Town Centre with shopping and dining, the Atlantic sports complex, the golf and spa resort, and a school are all within the township and operating.


Pari Chowk, the center of Greater Noida, is on the project's other side, which is why apartments face either the golf course or the Pari Chowk side. Greater Noida's wider position has strengthened considerably with the expressway network and the opening of Noida International Airport at Jewar, which sits on the same corridor.


The honest counterpoint is the one already covered: the township's amenities and infrastructure are owned and maintained by a third party that has just passed through insolvency to a new owner. Everything you can see today exists. What you are underwriting is that it continues to be maintained to the standard you are paying for.


On price, the number to understand is the movement. Legacy launched in October 2024 at Rs 15,500 per sq ft and stood at Rs 31,000 by May 2026. That is exactly double in about nineteen months, one of the sharpest repricings on record for a Greater Noida project. Early buyers have done extremely well. Anyone buying now is entering after that move, in a project still five years from completion, and the case for it has to rest on the product and the township rather than on the expectation of a repeat.
