Demarcation of plots shall be carried out by MS structure framing and GI sheet fencing . The total project area is 40,000 sq. mtrs, out of which the promoters development area is 20,000 sq. mtr, as per the approved layout plan.
Boundary wall shall be constructed with RCC/brick masonry with planters. Rear and side boundary walls having 500 meters length shall be of 2.1 meters height, and the front boundary wall having 100 meters shall have 1 meter height MS railing, as per approved drawings.
Internal roads of 578 meters 7.5 meters width shall be developed for smooth vehicular and pedestrian movement, in accordance with the sanctioned plans and authority norms.
Footpaths shall be developed using interlocking pavers and grass pavers as per approved specifications.
Water supply shall be provided through underground tanks comprising 75 KLD treated water tank, 75 KLD raw water tank (connection to be provide by NOIDA Authority ), and fire water storage tank of 225 KLD (2 no.) and 200 KLD (1 no.). In addition, overhead tanks shall be provided with 23 KLD capacity for domestic water and 20 KLD capacity for fire water.
The sewer system shall be designed and executed in accordance with applicable norms and connected to the NOIDA Authority sewer network, comprising 200 mm diameter uPVC pipes for fire lines. 160 mm diameter uPVC pipes for waste/soil lines, 400mm diameter RCC pipes for ground drainage, 100 mm GI pipes for garden hydrants, and 100 mm GI pipes for soft water supply.
The underground drainage system shall be developed in accordance with the standard engineering practices and connected to the NOIDA Authority drainage network, with 400 mm diameter RCC pipes for ground drainage.
Open Green areas admeasuring 7,000 sq. m shall be developed strictly in accordance with the sanctioned drawings and approved plans.
Total no. of 136 tree plantation shall be carried out in accordance with NOIDA Authority guidelines and approved environmental norms.
Electrical infrastructure shall include 4 DG sets of 1500 KVA and 1 DG set of 500 KVA, along with transformers and street lighting as per approved plans.

Sewage treatment shall be carried out through an STP of 320 KLD capacity, in accordance with specifications.
Solid waste management shall be carried out through manual segregation, and an Organic Waste Converter (OWC) shall be provided as per Environmental Clearance conditions.
Rainwater harvesting system comprising 5 RWH pits of 19.5 sq mtrs each shall be provided within the project.
Energy-efficient system including smart metering and renewable energy provisions shall be implemented as per applicable norms.
The fire safety system shall comprise underground fire water storage tanks of 225 KLD (two numbers) and 200 KLD (one numbers), a 20 KLD fire water overhead tank, along with fire hydrants, fire hose cabinets, and all related installations provided in accordance with applicable fire safety norms, as per the attached drawing.
Toilets on each floor, benches on ground floor, and other approved public amenities shall be provided as per sanctioned plans.
Fire tender roads and emergency exists shall be developed as shown in the approved site and fire safety plans.
Guard Room, Entrance and Exit gates, Maintenance Room, Commercial Facilities, CCTV, Calling facility and Security Guards for proper watch and ward.
