L&T Green Reserve is a luxury high-rise residential project by Larsen & Toubro Limited (L&T Realty), located on Plot B-24A inside Jaypee Wishtown, Sector 128, Noida. L&T is not a pure-play developer — it is a conglomerate whose core business is engineering and construction. The company builds power plants, bridges, and metro rail systems. That background shows in two places: the structural engineer on record is Thornton Tomasetti LLP, a globally recognised firm (One International Center, Mumbai), and construction is carried out in-house by L&T itself rather than outsourced to a third-party EPC contractor. For a buyer trying to assess execution risk, that combination is relatively unusual in the Noida market.
The project carries the 3, 4, and 5 BHK configurations across two towers of G+45 floors each. UP RERA land records for this phase show Block T1 with 97 units and Block T2 with 141 units — a combined 238 registered units across roughly 3.06 acres.
The one number buyers should look at carefully: the 3 BHK (2,875 sq.ft. super area) has a carpet area of 1,637 sq.ft. and a built-up area of 2,004 sq.ft. That translates to a carpet efficiency of 57% and a built-up efficiency of 70%. A 57% carpet ratio at this price point is on the lower end — the remaining area goes into thick structural walls, lobbies, and the service core. It is not unusual at this scale of super area and floor-to-ceiling heights, but buyers should cross-check the carpet number against the RERA certificate before signing.
The project sits on the Noida Expressway corridor inside Jaypee Wishtown, a 1,162-acre planned township that already has a functioning 18+9-hole golf course (the Jaypee Wishtown Golf Course, Graham Cooke-designed) adjacent to the site. Most units in this phase face or overlook the golf fairways, which is a genuine locational attribute — not a developer claim — because the golf course is existing and operational infrastructure, not a future promise. The launch price was ₹22,000/sq.ft.; the current asking rate stands at ₹25,000/sq.ft., a ~14% move since launch in 2023.

Why Sector 128, Noida Expressway
Sector 128 sits on the Noida-Greater Noida Expressway, roughly at the midpoint between central Noida and Greater Noida. The corridor has matured considerably since the Jaypee projects came up in the 2010s. Projects from Mahagun, Kalpataru, Max Estates, and now L&T have collectively raised the buyer profile here toward the upper end of the NCR luxury spectrum.
The practical connectivity argument is reasonable: the Expressway gives direct access to Noida Sector 18 (the commercial centre) to the north and Greater Noida to the south. The Botanical Garden metro station on the Blue Line is approximately 10 km away, which is real-world 20–30 minutes in traffic — metro connectivity is not walkable from the site and buyers with daily metro commutes should factor that in honestly.
The more credible long-term connectivity story is road-based: the Noida-Greater Noida Expressway is six-lane and uncongested for most of the day, unlike Delhi arterials. Jewar International Airport (Noida International Airport) is under construction and will, when operational, significantly reduce the air travel inconvenience that buyers of Sector 128 homes currently face — Indira Gandhi International Airport is 40-plus km away. Jewar is projected to be within 45–55 km and is better served directionally from this corridor than from Gurgaon.
Infrastructure already in place within Jaypee Wishtown includes Jaypee Hospital (a full-service tertiary facility), Jaypee Public School, Genesis Global School, and the township's internal road network and utility systems. These are not future promises — they operate today.

The L&T Advantage: Why the Contractor Matters Here
Most luxury projects in the NCR market separate the developer from the builder — a promoter entity appoints an EPC contractor (NCC, Tata Projects, Ahluwalia, etc.) to handle physical construction, and the quality outcome depends on that contractor's performance and the developer's oversight.
L&T Green Reserve is different. The contractor listed in the UPRERA project team is "In-house" — L&T's own construction arm is executing the towers. Larsen & Toubro's construction division built the Delhi Metro, several expressways, and industrial plants across India. The structural engineering firm engaged — Thornton Tomasetti LLP — is the same firm behind some of the tallest structures in the United States and Asia. For a G+45 high-rise in Noida, that is a credible combination.
This matters for delivery risk in particular. L&T Realty has a shorter track record in NCR residential compared to some entrenched local players, but the parent company's construction capability reduces the risk of a mid-project contractor change or execution quality dip. The ₹875 Cr declared project cost gives a sense of the financial scale involved.
That said, buyers should note: L&T Green Reserve is a new-launch project with RERA possession set for May 2028. No OC has been received. Track construction progress through the quarterly QPR updates on the UPRERA portal, which L&T is required to file.
