IMPORTANT CAVEAT OF ATS INFRASTRUCTURE

ATS Infrastructure Limited is an unlisted public company, but ATS Group is not one consolidated listed reporting entity. Audited group-wide financials are not publicly available. Revenue, bookings, debt and ratings frequently relate to individual SPVs. Sales bookings are not recognized revenue. Buyers commonly contract with project companies rather than ATS Infrastructure Limited, without an automatic parent guarantee.

  • ATS Marigold, Sector 89A, Gurugram: Approximately 11.125 acres and 422-plus homes. Registration 55 of 2017; validity shown through February 2027. The project received SWAMIH completion funding.
  • Province D Olympia, Sector 22D, Yamuna Expressway: Plotted project near Noida International Airport. RERA UPRERAPRJ556048/03/2025; completion 31 March 2028. Around 400 first-phase plots generated over ₹1,200 crore of management-reported bookings.

No current consolidated rating for ATS Group was identified. Infomerics rated ATS Infrabuild’s ₹135 crore NCDs IVR D, Issuer Not Cooperating, in August 2025, without an outlook. CARE similarly maintained CARE D, Issuer Not Cooperating, citing unpaid NCD obligations and poor liquidity. These ratings apply to ATS Infrabuild, not every ATS entity, but demonstrate material SPV credit and disclosure risk.

MARKET POSITION AND COMPETITIVE ANALYSIS OF ATS INFRASTRUCTURE

ATS is positioned above many local NCR developers on architecture, landscaping, low-density planning and occupied-project reputation. It competes with DLF, Godrej Properties, Max Estates, County, Ace and Mahagun. Weaknesses include geographic concentration, slower projects, complex SPVs, weaker disclosure and financial stress compared with large listed developers.

REGULATORY COMPLIANCE AND LEGAL STATUS OF ATS INFRASTRUCTURE

UP and Haryana RERA records show multiple registered projects, extensions and buyer complaints. Haryana RERA has awarded delayed-possession interest in ATS Tourmaline matters, while Marigold has also faced delay-related proceedings.

ATS Heights, developer of Knightsbridge, entered CIRP in April 2024. Proceedings were stayed and ultimately withdrawn after settlement on 13 March 2026. Nobility Estates, developer of Le Grandiose, entered CIRP in 2023; NCLT approved withdrawal following settlement in May 2026. Withdrawal resolves the insolvency process but does not erase historical execution or creditor risk.

Delhi High Court refused to quash a 2021 EOW FIR involving alleged buyback and investment defaults, allowing investigation to continue. The allegations are not proven findings. An ED PMLA enquiry and lookout circulars involving the promoter were publicly reported; no final adjudication was identified. Separate Dalmia-related financing and arbitration disputes have involved ATS entities and promoters.

Noida and Yamuna authorities have also pursued ATS-linked entities for land dues. Buyers face potential registry, transfer or approval risk where project-level dues remain unpaid.

Positive feedback frequently cites layouts, landscaping, construction quality and established society maintenance. Recurring complaints concern delayed possession, refund or buyback disputes, CRM responsiveness, snagging, seepage, high maintenance charges, reduced services and delayed association handover. Match layouts, amenities and possession dates with RERA filings. Review cancellation, delay, buyback, area-variation and payment-plan clauses. Search cases using the exact SPV name, not only “ATS”.

FUTURE OUTLOOK AND STRATEGIC DIRECTION OF ATS INFRASTRUCTURE

Yamuna Expressway, Noida International Airport, Sector 150 and Dwarka Expressway provide demand tailwinds. Growth depends on completing Knightsbridge and other extended projects, maintaining creditor settlements, reducing leverage and converting plot bookings into collections. Buyer confidence should rest on the chosen SPV’s title, funding, construction progress and regulatory record, not the brand alone.
