About ATS Grandstand Phase 2

ATS Grandstand Phase 2 is a new residential phase by ATS HomeKraft in Sector 99A, Gurgaon, close to Dwarka Expressway. It comprises five high-rise towers with 362 apartments on 3.568 registered acres, offering 3.5-bedroom homes of 2,125 sq ft and 4.5-bedroom homes of 3,000 sq ft. Each typical floor has two apartments, giving the towers a low number of homes per floor despite their height.

The five Phase 2 towers form part of the larger ATS Grandstand colony, planned across 11.5875 licensed acres. Current project material presents the complete development as approximately 12 acres with 10 towers and 800 homes. Those community-level numbers include the older Phase 1 and land marked for future development; they are not the registered size of ATS Grandstand Phase 2 alone.

Haryana RERA registered the phase under RERA-GRG-2297-2026. The promoter on the filing is HomeKraft Infra Private Limited, and the registration is valid until 31 March 2031.

Towers, Density and Shared Planning at ATS Grandstand Phase 2

The registered phase contains Towers 4, 5, 6, 7 and 10. Towers 4 and 7 carry the larger 4.5-bedroom format, while Towers 5, 6 and 10 carry the 3.5-bedroom format. Haryana RERA records 146 larger apartments and 216 smaller apartments, giving ATS Grandstand Phase 2 its total of 362 homes.

The five towers occupy a registered area of 3.568 acres, which produces a phase-only density of about 101.5 homes per acre. That ratio overstates the lived density because the towers use landscape, roads and facilities planned across the wider 11.5875-acre colony. Using the advertised community total of 800 homes across the complete licensed land gives an overall planning density of about 69 homes per acre, subject to the final registration of the portions marked for future development.

The brochure states that typical floors have two residences. For a buyer, this is more meaningful than the raw phase density because it affects lift waiting, corridor traffic and privacy immediately outside the home. The sanctioned tower plans should still be checked for the selected floor, since refuge and services floors can follow different layouts.

The masterplan identifies Phase 1, the five Phase 2 towers and two separate areas marked for future development or expansion. Buyers should ask for the approved phasing plan with their tower highlighted rather than assume that every coloured portion of the marketing masterplan belongs to Phase 2.

Floor Plans and Carpet Efficiency at ATS Grandstand Phase 2

The 2,125 sq ft residence is marketed as a 3.5-bedroom home. Its plan contains three full bedrooms, a smaller multipurpose room, three bathrooms, a kitchen and multiple balconies. Haryana RERA records 1,206 sq ft of carpet area and the plan shows 260 sq ft of exclusive balcony area.

Carpet area is therefore 56.8 percent of the quoted 2,125 sq ft total area. Carpet plus exclusive balconies comes to about 69 percent. At the ReraTracker price of Rs 13,300 per sq ft, its base value is approximately Rs 2.83 crore and the effective rate on carpet area is about Rs 23,430 per sq ft, before GST and other charges.

The 3,000 sq ft residence is marketed as a 4.5-bedroom home. It provides four bedrooms, four bathrooms, an additional multipurpose or service room, a powder toilet, utility space and larger balconies. The plan records 1,634 sq ft of carpet and 430 sq ft of exclusive balcony area.

Its carpet efficiency is 54.5 percent, while carpet plus balconies account for about 68.8 percent of total area. At Rs 13,300 per sq ft, the base value is approximately Rs 3.99 crore and the rate measured against carpet area is about Rs 24,420 per sq ft.

The smaller plan is slightly more efficient and has a lower carpet-adjusted price. The larger plan spends more area on room count, circulation and outdoor space. Comparing only the super-area rate hides that difference.

How ATS Grandstand Phase 2 Evolved from the Earlier ATS Grandstand Project

ATS Grandstand has been associated with ATS since the previous decade, but the 2026 launch is a newly demarcated phase under a different ATS Group company.

The wider group-housing colony is based on DTCP Licence 37 of 2013, issued for 11.5875 acres. Its first registered part, ATS Grandstand Phase 1, was registered in January 2018 under ATS Realworth Private Limited. That phase contained 236 apartments and was sold with possession commitments that included June 2023 in buyer agreements examined by Haryana RERA.

Phase 1 did not reach possession on that schedule. Buyer cases before Haryana RERA included claims concerning delayed possession, refund and the non-execution of an agreement for sale. In 2026, the promoter sought continuation of the Phase 1 registration under Section 7(3) of RERA. The authority recorded that its registered area was revised from 2.62 acres to 0.815 acre after approval of a fresh phasing plan on 22 July 2026, without changing the number of residential towers in that phase. The regulator currently shows the continuation as approved, with no occupation certificate displayed for Phase 1.

The same July 2026 phasing exercise created the present Phase 2 boundary. Haryana RERA then registered ATS Grandstand Phase 2 on 17 August 2026 under HomeKraft Infra Private Limited, with a new construction and completion schedule running to March 2031.

ATS Realworth, ATS HomeKraft and the Promoter of ATS Grandstand Phase 2

ATS Realworth Private Limited and HomeKraft Infra Private Limited are separate legal companies within the wider ATS Group. Phase 1 remains the responsibility of ATS Realworth, while buyers in Phase 2 contract with HomeKraft Infra.

This is therefore not a takeover by an unrelated developer. The two promoters share the ATS group identity, and the Phase 2 filing names members of the Anand family in its management. The legal obligations, escrow account and RERA registration are nevertheless phase-specific.

The land also was not recorded as having been sold by ATS Realworth to HomeKraft. Haryana RERA identifies Hasta Infrastructure Private Limited as the owner-licensee and states that HomeKraft is developing Phase 2 through registered collaboration and power-of-attorney arrangements. Buyers should keep the brand, promoter company and land licensee distinct when reading the allotment documents.

The change to ATS HomeKraft gives Phase 2 a fresh registration and a revised product, but it does not erase Phase 1’s delayed history. It also does not make Phase 2 responsible for every Phase 1 buyer obligation. Construction progress should be tracked independently for each registration.

Landscape and Amenity Delivery at ATS Grandstand Phase 2

The design concept is called the Lit Forest, built around dense planting, illuminated paths and an elevated walkway. The complete masterplan shows a swimming pool, kids’ pool, tennis and padel courts, basketball and pickleball courts, cricket pitch, skating rink, amphitheatre, pet park, butterfly garden, yoga lawn and several smaller landscape spaces.

The Project offers more than 35 landscape amenities and a clubhouse of about 50,000 sq ft. Parts of the masterplan are also marked Phase 1, future development and future expansion.

The Phase 2 land-use filing, however, records no clubhouse area within its own 3.568-acre boundary. This does not establish that Phase 2 buyers lack access to the clubhouse. It means the agreement for sale should identify the land on which the club sits, the phase responsible for completing it, the access rights given to Phase 2 residents and the charges payable for membership or use.

Design Team at ATS Grandstand Phase 2

Hafeez Contractor is named as the architect for ATS Grandstand Phase 2, with Padma Bhushan Hafeez Contractor identified as principal architect. The landscape is by Design Accord under principal Madhup Mazumder, whose scope includes the Lit Forest, seasonal planting and the elevated landscape route.

The project material does not name a main construction contractor. Buyers seeking execution details should ask HomeKraft which contractor is appointed to their tower and whether the same firm covers structure, finishing and external development.

Location of ATS Grandstand Phase 2 in Sector 99A, Gurgaon

The site is in Sector 99A near Gopalpur village, on the Gurgaon side of the Dwarka Expressway corridor. From ATS Grandstand Phase 2, the sector-road network connects towards Dwarka Expressway, Pataudi Road, Hero Honda Chowk and NH-48.

The expressway improves regional access to Delhi and the airport, but the daily experience still depends on the project’s last-mile roads and the surrounding development of Sector 99A. Buyers should test the approach from both Dwarka Expressway and NH-48 during working-hour traffic rather than rely on brochure travel times.

The sector is part of the developing Dwarka Expressway property market. Its trade-off is straightforward: the project has direct exposure to a major infrastructure corridor, while neighbourhood retail, schools, healthcare and internal-road completion remain less established than in older Gurgaon sectors.

About ATS HomeKraft, the Developer of ATS Grandstand Phase 2

ATS HomeKraft is the aspirational-housing arm of ATS Group. HomeKraft Infra Private Limited, CIN U70200DL2017PTC314287, is the registered promoter of ATS Grandstand Phase 2 rather than ATS Infrastructure Limited or the ATS Realworth company responsible for Phase 1.

That distinction should appear consistently on the booking form, agreement for sale, payment instructions and RERA documents. The wider ATS brand provides design and management continuity, while the buyer’s enforceable project obligations sit with HomeKraft Infra Private Limited.

ATS Grandstand Phase 2 Frequently Asked Questions

Is ATS Grandstand Phase 2 a completely new project?

It is a newly registered phase within an older licensed colony. The site has carried DTCP Licence 37 of 2013, while ATS Grandstand Phase 2 received a separate Haryana RERA registration in August 2026 under HomeKraft Infra Private Limited.

What happened to ATS Grandstand Phase 1 before ATS Grandstand Phase 2 was launched?

Phase 1 was registered in 2018 under ATS Realworth Private Limited and did not reach possession within the dates recorded in buyer agreements reviewed by Haryana RERA. Its continuation was approved in 2026 after a revised phasing plan, and the current regulator listing does not display an occupation certificate.

Has ATS Grandstand Phase 2 been transferred from ATS to ATS HomeKraft?

The evidence supports a fresh phase registration, not a transfer to an unrelated company. ATS Realworth and HomeKraft Infra are separate ATS Group entities. Phase 1 remains under ATS Realworth, while Phase 2 is registered and sold by HomeKraft Infra.

Who owns the land used for ATS Grandstand Phase 2?

The Haryana RERA filing identifies Hasta Infrastructure Private Limited as the owner-licensee. HomeKraft Infra is developing and marketing Phase 2 through registered collaboration and power-of-attorney arrangements; the filing states that land ownership did not change after the licence was granted.

How many towers and homes are registered in ATS Grandstand Phase 2?

Phase 2 contains five towers numbered 4, 5, 6, 7 and 10, with 362 apartments. The advertised 10 towers and 800 homes refer to the proposed complete Grandstand development, including Phase 1 and future portions.
