ATS Homekraft Sanctuary 105 Phase 2 is the second residential phase of ATS Homekraft's Sanctuary development in Sector 105, near the Daulatabad Flyover on the Dwarka Expressway belt in Gurgaon. It offers 3 and 4 BHK homes and is the lower-density, more amenity-led phase of the community, built around large parks, a swimming pool, a community block and private gardens for the ground-floor units. Sanctuary is best read as a single community built in phases on one licensed parcel of about 13.08 acres. Why Sector 105, Gurgaon
Sector 105 sits on the Dwarka Expressway corridor in the western growth belt of Gurugram, near the Daulatabad Flyover, with connectivity to the expressway, NH-48 and onward access towards IGI Airport and Delhi. A practical connectivity advantage is its proximity to the railway: Gurgaon (Gurugram) Railway Station is only about 2.4 km away, a short drive, with Palam Vihar Railway Station also close by, which makes intercity rail travel genuinely convenient, something most newer expressway sectors cannot offer. The corridor has seen heavy residential development since the expressway opened, and Sector 105 is part of that maturing pocket, where pricing remains more accessible than the central Gurgaon corridors while the surrounding infrastructure continues to build out. For a value-conscious buyer who wants a position on the Dwarka Expressway at a mid-segment price, that is the core of the location case. As on any developing stretch, some of the wider civic and social infrastructure is still being completed.
