BPTP Gaia Residences at Amstoria 102 is a residential project by BPTP in Sector 102, on the Dwarka Expressway in Gurgaon, set within BPTP's established Amstoria community. It is the smaller of two linked components, alongside the larger Verti-Greens, that are planned and built together on a shared parcel. Gaia is a compact, high-rise development of 3 BHK homes, positioned for buyers who want a BPTP address inside an existing, partly-built-out township on the expressway corridor at a mid-market entry price.
Registered with HARERA under RERA-GRG-1959-2025, the Gaia towers rise to 45 floors, with each 3 BHK home offering a carpet area of around 1,093 sq ft (built-up about 1,690 sq ft) and one car park per unit. The published super-area and carpet-efficiency figures are not listed on the current RERA filing and are shared on request. Launch pricing of ₹17,000 per sq ft has moved to about ₹18,000 per sq ft. On specification the project is well-appointed for its segment, with VRV/VRF air-conditioning, laminated wooden flooring in bedrooms, and branded fittings (Jaquar/Grohe, Daikin/Hitachi, Otis/Kone) listed across the unit.
The most important thing for a buyer to understand about this project is how to read its density correctly. On its own 1.68-acre slice, Gaia's 531 homes across three towers compute to a very high figure, but that is misleading in isolation, because Gaia is not a standalone project. It is the smaller of two linked components, alongside the larger Verti-Greens, that sit on a shared licensed parcel of about 12.05 acres and are planned and built as one integrated Amstoria community. Read at that combined community level, the two components together hold roughly 1,416 homes across 8 towers on about 12.05 acres, a density of around 127 units per acre, which is the fair number to weigh. It is still a high-density Transit-Oriented Development (TOD) community by design, with a high permitted FAR in exchange for proximity to planned mass transit, so the connectivity upside comes with higher development intensity, but the combined parcel and its shared green and sports infrastructure are the right frame.
Why Sector 102, Gurgaon
Sector 102 sits directly on the Dwarka Expressway (NH-248BB), the 16-lane access-controlled corridor linking Gurugram with Dwarka and the Delhi side and connecting onward to IGI Airport and NH-48. It is one of the most active residential belts in the NCR, and the project's TOD licence reflects its positioning near planned transit infrastructure on this corridor. Being part of the established Amstoria development is a genuine advantage here: a slice of the surrounding township and its road network already exists rather than being built from scratch, which reduces some of the uncertainty of a greenfield launch. The honest counterpoint is the corridor is still maturing, and some civic and social infrastructure in the wider sector is yet to fully come up.

Sector 102, on the Dwarka Expressway in Gurgaon, within BPTP's established Amstoria community, with connectivity towards Dwarka, IGI Airport and NH-48.
Yes, under HARERA registration RERA-GRG-1959-2025, received 26 May 2025. We recommend verifying it directly on the HARERA portal.
They are two linked components of the same BPTP Amstoria development on a single shared 12.05-acre licensed parcel, planned and built together. Verti-Greens is the larger 2 and 3 BHK component (885 homes, towers T1 to T5); Gaia Residences is the smaller 3 BHK component (531 homes, towers T6 to T8).
Density is best read across the combined Amstoria development. Gaia and the linked Verti-Greens share a roughly 12.05-acre parcel and together hold about 1,416 homes across 8 towers, a community-level density of around 127 units per acre. It is a TOD-licensed, high-density community by design, with both the connectivity upside and the higher intensity that TOD brings.
3 BHK homes with a carpet area of around 1,093 sq ft (built-up about 1,690 sq ft) and one car park per home. Super-area and carpet-efficiency figures are not published on the current RERA filing and are shared on request.
