ATS Picturesque Reprieves Phase 1 is a residential project by ATS Homes Private Limited (part of the ATS Infrastructure group), on plot SC-01/01, Sector 152, Noida, Gautam Buddha Nagar, sanctioned by the Noida Authority. It is registered with UP-RERA under registration number UPRERAPRJ631, with RERA received on 26 October 2017 and a RERA completion date of 24 April 2025.
This is the first phase of the larger ATS Picturesque Reprieves development, and it is a substantial one. The phase sits on a plot of about 38,450 sq. m (~9.50 acres), larger than the Phase 2 parcel, with a recorded project cost of ₹197,500 lakh (₹1,975 crore). The land details summary reports 932 total units across 3 blocks, with 39 floors across all blocks and four different unit types, making this one of the bigger high rise phases in the Sector 152 Sports City belt under a developer with strong brand recall in Noida.
The block naming is unusually detailed here and worth reading in place of a master plan image (none is published, though the document list links a "Marketing Site Plan of Phase 1" and numerous tower wise sanctioned plans). The three land detail blocks are grouped as Towers 18, 19, 20, 21, 22, 31 & 32; Towers 23 & 24; and Towers 25 & 30, each tagged at 39 units.
The sanctioned building plans reference even more tower numbers (T2, 3, 4, 6, 16, 22, 23, 24, 25, 26, 29, 30, 31, 32), which is consistent with a large multi-tower scheme spread across the phase. The recurring "39 units per block" against a 39-floor profile points to roughly one apartment per floor per listed line, a strong signal of large-format, low-density-per-core units.
A clear data caveat applies, as on the sister Phase 2 page. The headline summary says 932 units, but the visible block breakdown sums to far fewer (the page sub view is labeled "3 blocks with 117 units," and 39 × 3 = 117). So the 932-unit figure and the block-level breakdown do not reconcile on the page; treat the exact total unit count and per-floor split as shared on request until verified against the sanctioned plans.
Now the honest gaps. No configurations (BHK types), super-area range, carpet efficiency, or launch price is published in the Overview, and there is no rendered floor plan or master plan image on the page. The record does show a total carpet area of 129,964.36 sq. m across 424 balconies, with an average unit size of about 139.45 sq. m (~1,501 sq. ft) pointing to a predominantly large, premium format consistent with Phase 2, but without a published super area or unit-type breakup, a meaningful carpet-efficiency percentage cannot be calculated from the page.
The most material point for a buyer today is status and timeline. This is filed as an ongoing project whose RERA completion date (24 April 2025) has already passed; the original permit was valid to 7 November 2021 with no revalidation recorded (extendable to 7 November 2026), and the permit block shows an end date of 25 October 2024. So the registered timeline has expired, and the current possession/occupancy status must be verified directly on UPRERA and with the developer. Unlike Phase 2, the overview coordinates here (28.4424, 77.4755) correctly place the site in the Sector 152 belt, and the basic details do carry the plot address (SC-01/01, Sector 152).
On execution, the filing lists the contractor as "Not specified" (no external EPC name such as L&T, NCC, or Tata Projects on record), with Manish Gupta as architect and Kamal Kumar Sabharwal as structural engineer, the same design team as Phase 2. The development-works section is filled in only as a plain "YES" against each head rather than with detailed specs, so for build specifications you'd want the linked Project Specifications PDF. The community building and facilities are shared across the development.
ATS Picturesque Reprieves Phase 1 sits in Sector 152, Noida, part of the Sports City belt at the southern end of the Noida Expressway (coordinates: 28.4424, 77.4755). This is among the lower-density, greener stretches of Noida, with a large share of land reserved for sports and open space, which is the core of the area's appeal for end-users seeking room and quieter surroundings.
The location case rests on expressway connectivity (quick access toward the DND/Kalindi Kunj for South Delhi and toward Greater Noida), proximity to the Aqua Line metro corridor, and the longer-term Jewar (Noida International Airport) tailwind for the broader southern Noida micro-market. The honest counterweight specific to Sports City plots is delivery and the build-out of the promised sports facilities, which has historically drawn Noida authority scrutiny; the corridor is still maturing, so social infrastructure is thinner here than in established central Noida sectors. Given the lapsed completion date on this phase specifically, the build-out and possession status are the key due diligence questions rather than the corridor itself.
