If you are evaluating Ashiana Aaroham (Phase 1 launched October 2025, the newer project in Sector 80), Amarah is the most relevant reference: the same philosophy, a functioning community, and a price trajectory from ₹8,500/sq ft at launch to ₹14,000/sq ft today that documents what Ashiana's delivery record does to asset values. Ashiana does not sell on super area. All pricing is on carpet area, which is why the super area field shows 0 on every phase on RERATracker. This is the more transparent pricing model. What you see is the usable space you are buying.

Ashiana Housing Limited (CIN L70109WB1986PLC040864) is a listed developer with over 45 years in residential real estate. MD is Vishal Gupta; JMD is Ankur Gupta; Varun Gupta is a director. Ashiana is consistently ranked among the top developers in India for timely delivery and customer satisfaction, which is not a combination many NCR developers can claim simultaneously. Their kid-centric homes concept was first developed through Ashiana Anmol in Jaipur and has been most fully expressed at scale in Gurugram through Amarah. Amarah was Ashiana's entry into the Gurugram market in a serious way. Phase I registration (RERA-GRG-1058-2022, May 2022) was at ₹8,500/sq ft on carpet. The current BSP across all phases is ₹14,000/sq ft on carpet, a 64.7% appreciation from the Phase I launch price and entirely attributable to delivery track record, not market speculation.
The Community: What Amarah Actually Is Today
Phases I and IA delivered 224 units across 4 buildings, 14 floors each. Phase II added another 224 units. That is 448 homes that are at or near handover. People are living in Amarah. The kid-centric features (the Learning Hub, traffic-free podium greens, the dedicated kids' pool and activity zones) are functioning infrastructure, not brochure concepts. When evaluating Phases 3, 4, and 5, you are buying into a community that already exists and has already proven the model. Phases 3 & 3A (RERA-GRG-1440-2023) add further towers with a RERA completion of October 2028. Phase 4 (RERA-GRG-1594-2024) completes by April 2029. Phase 5 (RERA-GRG-1753-2024) is the latest registered phase. Each is separately registered under RERA with its own ring-fenced escrow account. Buyers in later phases are entering an already-established community, which is a meaningful risk reduction compared to buying into a greenfield project.
Reading the Density
The honest density number for Ashiana Amarah is 54.30 units per acre: 1,200 homes across 22.1 total licensed acres. That is the community density buyers will actually experience. Each individual phase shows a different per-slice density on RERATracker because each registers its own land slice against the total parcel. Phase I shows 44.44 units per acre (224 units on 5.04 acres). Those per-phase numbers are artifacts of slicing. The community density of 54.30 units per acre is what matters. Amarah is a mid-density township at 14-floor building heights, not a high-rise project. With land usage in Phase I showing 6,649 sq m allocated to parks and playgrounds and 2,391 sq m to the clubhouse, the open space provision is genuine.

Why Sector 93, New Gurgaon
Sector 93 is in the Manesar/New Gurgaon belt, off the Dwarka Expressway corridor. NH-48 is accessible within 8-10 minutes. The sector is an HSIIDC-influenced planning zone, which means wider internal roads and a more structured neighbourhood layout compared to unplanned residential pockets. Social infrastructure within reach: DPS Manesar, St. Xavier's High School (Sector 81), Miracles Apollo Hospital, and Karma Lakelands resort are all within the extended catchment.
The honest read: Sector 93 is not a premium established address. It is developing New Gurgaon, and the township's appeal rests squarely on Ashiana's execution rather than the neighbourhood's intrinsic prestige. That has proven to be enough. The ₹8,500 to ₹14,000 price journey demonstrates that a well-delivered, consistently managed community in New Gurgaon can appreciate meaningfully even without a Golf Course Road address.

Ashiana Housing prices on carpet area, not super area. The 0 in the super area field is not missing data. It is how Ashiana files the RERA registration, consistent with their carpet-only pricing model. This makes comparison straightforward: the carpet area you see is the usable interior space you are buying. Most other NCR developers price on super area, making direct comparisons tricky. Ashiana's approach is the more transparent one.
Carpet areas vary across phases. Phase I shows a 3 BHK at 1,205 sq ft carpet. Phase II shows a 3 BHK at 1,000 sq ft carpet. The variation reflects different unit types and floor plan variants across different phases of the township.
