Cocoa County is a high-rise residential development by County Group in Sector 88A, Gurgaon, near Pataudi Road in New Gurgaon and within reach of Dwarka Expressway. Its greenfield section brings nine new towers with 3 and 4 BHK residences ranging from 2,592 to 4,671 sq ft across 17.258 registered acres. The wider 24.125-acre licensed estate is planned with Club Elixir, sports and landscaped recreation, alongside the already delivered County The Centre Court enclave.
Cocoa County is County Group’s new residential development in Sector 88A, Gurgaon. Its greenfield portion comprises three separate RERA registrations made in September 2026: Cocoa County Phase 02, Cocoa County Phase 03 and Cocoa County Phase 04. It is being built around County The Centre Court, the four-tower project that County completed after taking over the previously stalled Ashiana Landcraft development.
Together, these three registrations cover 17.258 acres and 856 homes. Phase 02, which this page covers, is the largest: 672 homes on 11.427 acres. Phase 03 adds 128 homes on 3.984 acres, while Phase 04 adds 56 homes on 1.847 acres. All three currently carry a RERA completion date of 31 December 2032.
The wider licensed parcel measures 24.125 acres and includes the delivered Centre Court section. Buyers should therefore separate three numbers when evaluating Cocoa County: the full licensed estate, the combined greenfield development and the particular RERA phase in which their tower and apartment are registered.
Tower Planning, Density and Homes per Lift at Cocoa County
The Cocoa County masterplan shows nine new residential towers marked A, B1, B2, C1, C2, C3, D1, D2 and D3 around the delivered Centre Court enclave. The plans show four apartments around each lift core.
Each core has three passenger lifts and one service lift. That is one home per lift when all four lifts are counted, or about 1.33 homes per passenger lift when the service lift is excluded. This is a favourable circulation ratio for a high-rise project and should reduce dependence on any single passenger lift.
The RERA page records 13 buildings in Phase 02. The approved tower and phase demarcation plan is the better document for confirming where a particular unit sits.
Cocoa County Floor Plans and Usable Area
Cocoa County has four principal apartment sizes, divided between the regular Cocoa County homes and the larger Cocoa County Gold homes.
The 2,592 sq ft plan has three bedrooms, three toilets, a multipurpose room and utility. Its recorded carpet area is 1,498 sq ft, equal to 57.8 percent of the saleable area. Carpet plus balconies accounts for about 80.2%
The 2,997 sq ft plan has four bedrooms, four toilets, a study and utility. It provides 1,785 sq ft of carpet area, the strongest carpet efficiency of the four plans at 59.6 percent. It also carries two parking spaces, compared with one for the 2,592 sq ft apartment.
The Gold range starts with a 3,825 sq ft home containing four bedrooms, a lounge, puja room, powder room and utility with a toilet. Its carpet area is 2,242 sq ft. The 4,671 sq ft plan adds a study and expands the carpet area to 2,688 sq ft. Both Gold layouts have two parking spaces.
Large balconies are a defining part of all four plans. Carpet plus balcony area ranges from about 80 to 84 percent of saleable area. Buyers who value outdoor space may see that as useful; buyers focused on internal carpet efficiency should compare the 2,997 sqft plan first.
Club Mocha, Club Elixir and Shared Amenities at Cocoa County
The wider plan shows two club facilities with different delivery histories. Club Mocha belongs to the delivered Centre Court section. Club Elixir is planned as part of the greenfield Cocoa County development, alongside a swimming pool and a central landscape zone.
The amenity plan also marks tennis, padel, pickleball, cricket practice, volleyball, a multipurpose court, putting greens, children’s play areas, a pet park, senior-citizen spaces, water features and a floating café. Internal golf carts and peripheral vehicle movement are intended to keep much of the central landscape pedestrian-oriented.
Before booking, buyers should confirm whether their agreement grants access to both clubs, which phase must complete Club Elixir, and whether club membership or usage charges are separate. A facility shown on the combined masterplan should not be assumed to form part of every phase’s handover obligation.
Cocoa County Price and Payment Plan
The current price sheet separates the two product lines. The 2,592 and 2,997 sq ft Cocoa County apartments are quoted at Rs 16,000 per sqft. Larger Gold homes of 3,825 and 4,671 sq ft are quoted at Rs 17,000 per sq ft.
At those rates, the base consideration starts at about Rs 4.15 crore for 2,592 sq ft and Rs 4.80 crore for 2,997 sq ft. The Gold plans work out to about Rs 6.50 crore and Rs 7.94 crore. GST, preferential location charges and other agreement charges are additional.
Measured against carpet area, the quoted base rate is approximately Rs 27,685 per carpet sq ft for the 2,592 sq ft plan and Rs 26,864 for the 2,997 sq ft plan. The corresponding Gold figures are about Rs 29,003 and Rs 29,541 per carpet sq ft.
The available construction-linked plan divides payment into five instalments of 20 percent, beginning within 60 days and continuing at the ground-floor slab, 15th-floor slab, top-floor slab and possession. An alternative plan uses four instalments of 25 percent at 60 days, the fifth-floor slab, top-floor slab and possession. Buyers should check the dated cost sheet because pricing, inventory and payment milestones can change.
Cocoa County Location in Sector 88A, Gurgaon
The project is in Sector 88A near Harsaru and Pataudi Road, within the New Gurgaon market. Dwarka Expressway is the principal regional connector, but Cocoa County is not located directly on it. Daily access depends on the condition of Pataudi Road, sector roads and the last-mile approach to the site.
The location serves buyers looking between the Dwarka Expressway corridor, Manesar employment belt and established Gurgaon. Marketing material quotes short travel times to the airport, Cyber City and central Gurgaon; actual journeys depend heavily on the route and traffic. A site visit during office-hour traffic gives a more useful picture than an advertised drive-time estimate.
Buyers comparing New Gurgaon projects should also assess current schools, healthcare, retail and public transport in the immediate catchment. The delivered Centre Court community provides an occupied residential base, while the new Cocoa County phases will bring several years of construction activity around it.
Cocoa County Greenfield Development and Its Three RERA Phases
Cocoa County Phase 02 is registered under RERA-GRG-2239-2026. Cocoa County Phase 03 is registered under RERA-GRG-2270-2026, and Cocoa County Phase 04 under RERA-GRG-2271-2026. The registrations share a common masterplan and completion date, but each remains a separate statutory project with its own land schedule, inventory and promoter obligations.
The combined greenfield density works out to about 49.6 homes per acre. Phase 02 is denser at 58.8 homes per acre; Phase 03 and Phase 04 are lower at 32.2 and 30.3 homes per acre respectively. These figures are more useful than a single estate-wide density because the delivered Centre Court enclave has a different planning history and tower configuration. The three 2026 RERA schedules add up to 856 homes.
County The Centre Court and the History Behind Cocoa County
County The Centre Court is the delivered first part of the wider development. It contains four towers and 464 apartments, with 3 BHK homes ranging from 1,565 to 2,175 sq ft. Its occupation certificate was uploaded in September 2025.
The project began under Ashiana Landcraft Realty Private Limited and later became stalled. Corporate insolvency proceedings started in January 2022. In August 2023, the National Company Law Tribunal approved the resolution plan submitted by IV County Private Limited, following which County’s management completed the pending development. Ashiana Landcraft Realty Private Limited continues to appear as the registered promoter for the new Cocoa County phases under County Group’s control.
That history explains why an established set of occupied towers sits inside a substantially new construction site. It also gives buyers a completed project to inspect. The Centre Court handover does not remove the construction and timing risk attached to the three new registrations, whose scheduled completion is more than six years later.
About County Group, the Developer of Cocoa County
County Group is the brand behind Cocoa County. The registered promoter is Ashiana Landcraft Realty Private Limited, the company whose insolvency resolution brought the earlier Centre Court project under County-linked management.
For a buyer, the relevant evidence is twofold: County completed and obtained the occupation certificate for the previously stalled four-tower section, while Cocoa County itself is a much larger greenfield commitment spread across three registrations. Construction progress, phase-specific approvals and the agreement for sale remain the appropriate measures of execution from here.
