That is the honest figure, and it is high. The combined figure of about 97 units per acre on the full 5.56 acres is what a buyer should use, and it is worth weighing honestly against the project's low-density, exclusive marketing, which describes the community as just 268 or so exclusive homes; the full, two-phase community is materially denser than that.
The Architect, Contractor and Backing
Elaira has a strong, verifiable execution and design lineup, which is a genuine differentiator for the segment. The architecture is by Benoy, the global Hong Kong and London based architecture and design firm, giving the project an internationally credentialed design pedigree. The construction has been awarded to NCC Limited (formerly Nagarjuna Construction Company), one of India's large listed construction firms, under a contract reported at around Rs 350 crore covering all 540 residences, a strong execution signal for an under-construction purchase. The development is also financially backed by HDFC Capital, with Conscient reported to be investing around Rs 1,200 crore in the project, which adds a layer of institutional discipline. Why Sector 80 and the HSIIDC Township

The infrastructure is designed up front rather than retrofitted, with wide internal roads, planned green and forest areas, a school, a fire department and a worked-out drainage system built into the layout, and it is an all-private-development township with no village settlement inside it, which keeps the character consistent.
