Phase 1 (RERA-GRG-1823-2024, December 2024) and Phase 2 (RERA-GRG-2142-2025, January 2026) sit on the same 13.275-acre total licensed land parcel in Sector 31-32A. Reading the Density: What the Numbers Actually Mean
This is the number that needs the most explanation on Phase 2's page. RERATracker shows Phase 2's density as 101.96 units per acre. That figure is the most extreme phase-slice artifact on any project covered here. It is the result of 156 units being filed against a 1.53-acre registered land slice, not the full parcel. Taken at face value it is meaningless. The honest density calculation is across the shared 13.275-acre licensed parcel. Both phases together: 320 (Phase 1) + 156 (Phase 2) + 80 (Phase 3) = 556 units on 13.275 acres = approximately 41.96 units per acre for the full community. That is the number to hold in your head.
Why Sector 31, Gurugram
Sector 31 is among the most central residential addresses in Gurugram. It sits between Sohna Road and MG Road, with established retail, hospitals, schools, and the commercial districts of the city core all accessible within a short drive. This is not a peripheral new-corridor play; everything around Sector 31 already exists and functions. For a buyer who wants a central Gurugram address over a speculative new-corridor location, that maturity is the core of the case. The honest read on pricing: at ₹24,500/sq ft BSP, you are paying for the Birla name, a central address, and a low-FAR large-format apartment in a segment with very limited supply. At ₹10.54 Cr entry on BSP alone, the all-in number with GST, PLC, and three parking slots will be meaningfully higher. For a resale buyer, check registered transaction prices, not listed asking prices.
