Development Works

Demarcation of Plots

Demarcation of the plot is completed by appointed survey consultant. The plot boundaries are given as per the Uttar Pradeh Avas Vikas Parishad.

Boundary Wall

Boundary wall is proposed to be constructed as per the survey drawing and architectural layout. Whereas Temporary G.1 Sheet Fencing work done for construction work and permanent boundary wall to be constructed after completion of the construction work.

Road Work

Yes, RCC Trimix Road with Kerb Stone on Sides and Stone Paving in front of Towers.

Footpaths

All Footpaths will be constructed as per the Architectural Site Plan and Landscape Drawing.

Water Supply Including Drinking Water Facilities

Yes, Water Supply from Authority, further water to be collected in underground water reservoirs Terrace Tanks, equipped with Hydro Pneumatic pumps with GI rings and risers.

Sewer System

RCC hume Pipe Underground sewage system with Manhole, Chambers, Collection Chamber and Connections with Authority Sewer System.

Drain

Drains are provided in the entire open area that carries water to two number of rainwater harvesting chambers provided at each corner on the site. An excess water will be discharged to the Authority Drain.

Parks

Parks in the form of Open/Green Area is provided at the ground level which is 20.33 per cent of the plot area i.e. 2439.56 sq.mt.

Tree Planting

As per MoEFCC norms, no. of trees required = 9059.72/100 = 91 Trees. Provided is 125 Trees.

Design For Electric Supply Including Street Lighting

Electric Supply and Street Lighting will be developed as per the design provided by the Architect and appointed consultant considering site requirements. The HT Line to be taken from UPPCL, converted to LT Supply with in-house transformers and a switching system. Street lights shall be Led based.

Community Buildings

Community area of 342.02 sq. mtrs. at first floor level and Anganbari Area of 190.01 sq.mtrs. at ground floor level as per UPAVP Approved plan and maybe used as common area for Gym Day Care, Indoor Games, etc.

Treatment and Disposal System of Sewage and Sullage water

Proposed STP of Capacity i.e. 290 KLD wil be installed for the treatment of Waste Water. After the treatment, water will be generated which will be entirely used for DG Cooling, Horticulture and Flushing . Following arrangements will be made at the site in accordance to Solid Waste Management Rules, 2016- a) 60 per cent Bio-degradable waste b) 30 percent Non-biodegradable c) 10 per cent inert waste The solid waste will be segregated at source and collected through trained employed personals

Solid Waste Management And Disposal System

Dedicated covered and isolated site for storage of wastes. Adequate number of coloured bins (green, blue and dark grey) seperate for Bio-Degradable and Non-Biodegradable are proposed to be provided at the strategic location within site. STP Sludge is proposed to be used for Horticulture Purposes as manure. Horticulture waste is composted and used for gardening purposes. Organic waste convertor will be installed to convert Bio-Degradable wastes into manure. The manure will be used in Horticulture. Roof top area Ground Coverage = 2940.28 m2 Green Area = 2439.56 m2 Paved Area Total Plot Area - ( Roof-top Area + Green Area) = 12000 - (2940.28 + 2439.56) = 6620.16 m2 Runoff load Roof-top Area = 2940.28 x 0.06 x 0.9 = 158.78 m3/hr

Water Conservation System

Green Area = 2439.56 x 0.06 x 0.15 = 21.96 m3/hr Paved Area [ Plot Area - (Roof-Top + Green Area)] = 6620.16 x 0.06 x 0.85 = 337.63 m3/hr. Total Runoff Load = (158.78 + 21.96 + 337.63) m3/hr. = 518.37 m3/hr. Considering size of recharge pit size will be 10 m. long, 8 m wide and 2 m deep. So the volume of a single pit will be = 160 Cum Total Recharge will be required = 518.37/160 = 3.24 no.s Hence the power requirement for the project is 2630 kW. 3- Transformer of total capacity 1000 KVA/1000 KVA/630 will be provided. Source of power will be UPPCL.

Energy Management System Including Use of Renewable Energy

DG sets of total capacity 2250 KVA (3 of 750 KVA) each will be provided for power back up. Silent DG sets are proposed to reduce the noise level and CPCB norms will be compiled to check the pollution. Monitoring of DG Sets (Stack emission) will be done quarterly. Height of the stacks will be 150.95 meters from the ground level, and 6 m from the roof top, the height of the highest building is 144.95 m. The Fire Protection System for the building is to be designed as per the provisions of National Building Code- 2005 and the directions of local fire Authority. In addition to above, the Fire Extinguisher system is to be designed in accordance with IS 2190. Height of the building 144.95 m. Fire NOC has been obtained. Fire Fighting facilities.

Fire Protection And Fire Safety System

Hose reel, Landing Valve, wet riser of F.B. Inlet on each floor according to the standards. Fire extinguisher of each floor according to IS-2190. Automatic sprinkler system on entire building. Automatic Fire detection and alarm system (being taken care by Electrical Consultant). Yard Hydrants on the periphery of the building. Public Address and Communication system ( being taken care by Electrical Consultant) Alternate source for fulfilling the electricity requirement. One lift with the provision of Fireman switch. Mechanical ventilation in basement.

Social Infrastructure And Other Public Amenities Including Public Health Services

Social infrastructural space is provided at ground and first floor level and in community hall and Anganwari as per approved plan by UPAVP. Retail Shops are to be provided as part of commercial area which is to be rent out or sold seperately by the Developer. Private Swimming Pool, Private Common Area/hall, seperate entertainment area at the top floor level of the Towers and ground floor private resort area and the other far area except Anganwari area at the ground level and community area at the first floor level and other such areas shall be provided which is to be rent out or sold seperately by the Developer which will be a part of "Independent Area". All such independent areas are given by the deed of decleration, the part of process of sanctioning of the plan.

Emergency Evacuation Services

Fire staircase is provided in each Tower and in basement area for emergency evacuation as per the NBC guidelines and 9/6 m wide fire tender path has been provided for Fire tender movement in case of emergency.

Other Miscellaneous Work

Dedicated seperate entry and exit has been proposed to enter the premises for better security and vehicular movement. Double stack parking provision, IGL Gas piping- supply system, basement ventilation system, entrance lobby air conditioning, provision of air conditioning at other areas as per requirement, etc.
