Development Works

Demarcation of Plots

The project land demarcated as follows - "Samsara Studio Apartment Phase - IV situated at Khasra No. 74 and 88, Village YakutPur, Tehsil Koil, Aligarh, Latitude 27.8117660 and Longitude 78.132162 to the North Land of Ozone Builders and Developers Private Limited to the South Ozone City Phase VI The Golden Estate to the East Land of Ozone Builders and Developers Private Limited to the West 9 meters wide road Ozone City Phase VI The Golden Estate admeasuring 4148.89 sq. meter.

Boundary Wall

2 Meter High boundary wall with brickwork and both side plaster RCC Column 3 to 5 meters from center to center. The boundary wall shall be earthquake resistant.

Road Work

All the roads in the complex will be in the combination with RCC and concrete pavers of different colors, shapes and thickness. The Road will be 3 meters laid over 225mm water bound macadam.

Footpaths

All the footpath in the complex will be in combination with concrete pavers of different colors, shapes and thickness of 125mm laid over 225mm water bound macadam surface.

Water Supply Including Drinking Water Facilities

Drinking water supply is to be provided through the existing overhead tank to the apartments and treated water will be supplied from the STP for irrigation. The drinking water source is from existing tube wells. A water filtration plant is installed before the overhead tank.

Sewer System

The sewage will be collected through RCC/ Soil pipeline arrangements, bends and inspection chambers leading to the sewage water treatment plant (STP) of the project from where the sewage will be used for irrigation. Inspection chambers shall be of 900 mm dia and the main pipeline is 400 mm dia shall be used

Drain

Rziin water shall be collected in drains having width 150mm connected to the underground cement concrete pipelines. For discharge water will be collected in manholes to be constructed in the periphery of the complex and these manholes shall be finally connected with the drain of harvesting pits and overflow to Jaffri drain. Inspection chambers shall be of 900mm dia and the main pipeline is of 300 mm dia shall be used.

Tree Planting

The trees will be planted at all suitable locations of the project and along withe boundary walls. The tree selection, flora and vegetation shall be as per the climatic conditions. Trees will be planted in a manner to ensure that there is no hindrance in the service / usage of the project. Total 21 No. trees shall be planted in the entire project.

Design For Electric Supply Including Street Lighting

Electricity supply is provided through 33/0.415 KV transforms installed in adjoining land owned by the promoter. External Street Lights shall be used through grid power.

Treatment and Disposal System of Sewage and Sullage water

Sewage shall be treated in a sewage treatment plant (STP) installed in the adjacent land owned by the promoter and thereafter treated water to be used for irrigation purposes.

Solid Waste Management And Disposal System

Solid waste is to be collected from individuals apartments and stored in the garbage rooms. The professional services provider shall be engaged for the disposal of solid waste outside the project premise.

Water Conservation System

Rain water harvesting 13 nos. and size 1.50 meter diameter each shall be provided for ground water recharging and overflow to be discharged in the Jaffri drains. Treated swage shall be used for irrigation.

Energy Management System Including Use of Renewable Energy

A single point supply of 33KV shall be taken and through electric sub station and 440V supply shall be supplied to individual apartments through panels and sub meters.

Fire Protection And Fire Safety System

All the requisite requirements has been done.

Social Infrastructure And Other Public Amenities Including Public Health Services

Common social infrastructure shall be provided for all the phases combined.
