Demarcation of Plots

Site located at Khasra No. 1106,1112, Village- Kela G.T Road, Ghaziabad, Landmark Navrang Theatre, GT Road Ghaziabad. Total plot area 3016.88 sq. mt. and area of plot considered is 2836.30sq. mt.

Boundary Wall

2.1 meters high boundary wall with 450 mm high brick and plaster wall and above 1650 mm high steel grill between two R.C.C columns approx. 4.5 meters center to center. The boundary wall shall be earthquake resistant.

Road Work

All roads in the complex will be in combination of concrete pavers of different colours, shape, thickness. Roads will be laid over 225 mm water bound macadam.

All footpaths in the complex will be combination of concrete pavers of different colours, shape and thickness. Roads will be laid over 150mm water bound macadam surface.

Water Supply Including Drinking Water Facilities

Potable water supply from underground collection tank and pumped to overhead water tank located at the top floor terrace. The supply of water shall be from the said overhead water tanks.

Sewer System

The sewage will be collected through a soil pipeline arrangement, bends and inspection chambers leading to the sewage water treatment plan (STP) of the project, from where the sewage will be used for irrigation and flushing purpose.

Drain

Rain water shall be collected in drains connected to the underground cement concrete pipeline. For discharge, water will be collected in man holes to be constructed in periphery of complex and these man holes shall be finally connected with drain of Ghaziabad Nagar Nigam.

Parks

The trees will be planted at all suitable locations of the project and along the boundary walls. The tree selection, flora and vegetation shall be as per the climatic conditions. Tress will be planted in a manner to ensure that there is no hindrance in the services/ usage in the project.

Design For Electric Supply Including Street Lighting

Transformers shall be used along with necessary switch-gear for distributing electricity at LT voltage. All street/landscape lighting shall be LED based and automatically controlled by astronomical timer and for energy saving, the same shall be selectively controlled by timer as per the time zone.

Treatment and Disposal System of Sewage and Sullage water

STP shall be provided. Treater water shall be used for flushing, irrigation, carwash, pathway cleaning and excess water shall be discharged into the municipal sewer as per site.

Solid Waste Management And Disposal System

Solid waste collection chamber proposed in each tower. Recyclable and non-recyclable waste will be disposed through a local approved agency

Water Conservation System

Rain water harvesting facilities shall be provided and treated sewage water shall be recycled to the extent feasible.

Energy Management System Including Use of Renewable Energy

Solar panels shall be provided on terrace for renewable energy.

Fire Protection And Fire Safety System

Fire noc UID number is UPFS/2022/57770/GZB/GHAZIABAD/3798/JD and fire tender path shall be provided as per NBC. Fire fighting system along with pumps and water storage tanks shall be provided as per NBC and NOC from the fire department.

Social Infrastructure And Other Public Amenities Including Public Health Services
