Experion One42 Golf Course Road is an under-construction residential project by Experion Developers on Plot GH-1 in Sector 42, Gurugram. It is registered under RERA-GRG-1765-2024 and has 110 homes across three residential cores on 3.426 acres. The project offers 4 BHK residences of 6,100 sq ft and 5 BHK residences of 8,280 sq ft, with ReraTracker recording a current rate of about Rs 50,000 per sq ft in June 2026.
The address is the project's strongest advantage. One42 sits directly on the established Golf Course Road corridor, beside the Golf Links, Horizon Centre and Sector 42 business district rather than in a location still waiting for its surrounding infrastructure to develop. The counterpoint is the long delivery period: a January 2026 regulatory amendment moved the declared completion schedule from 31 December 2032 to 31 December 2034.
Experion One42 Golf Course Road the Project
One42 is planned around two apartment formats. The 4 BHK measures 6,100 sq ft in total, with 3,098 sq ft of RERA carpet and 4,758 sq ft of built-up area. It carries three parking spaces. The 5 BHK measures 8,280 sq ft, with 4,204 sq ft of carpet, 6,458 sq ft of built-up area and four parking spaces.
Both plans have carpet efficiency close to 50.8 percent. At Rs 50,000 per sq ft of total area, the 4 BHK costs about Rs 30.5 crore and the 5 BHK about Rs 41.4 crore before any charges not included in the quoted rate. On a carpet-adjusted basis, that is almost Rs 98,500 per sq ft of internal carpet area.
That figure does not automatically mean the balance is wasted. Homes of this scale carry deep decks, private arrival areas, service circulation and a share of extensive common spaces. A buyer should still compare the exact carpet, deck dimensions and loading against another Golf Course Road home because a small percentage difference represents several hundred square feet at this ticket size.
Privacy, Density and Homes per Floor at Experion One42 Golf Course Road
With 110 homes on 3.426 acres, Experion One42 has a density of about 32 homes per acre. This is genuinely low by Gurugram high-rise standards, although the site itself is compact and uses almost all its permissible FAR: 3.61 proposed against 3.62 permitted.
The more meaningful privacy measure is the floor plan. Two cores contain 44 homes each, arranged as two apartments per floor with private lift lobbies. The third core contains 22 full-floor residences, one home on each residential level. That single-home format gives the 5 BHK four open sides and removes the shared-neighbour condition from the floor.
For a buyer spending Rs 30 crore or more, the shortlist should go beyond floor height. Ask which side faces the golf course, where the service lift opens, how the arrival lobby is controlled, whether neighbouring buildings interrupt lower-level views and which mechanical floors sit above or below the selected residence.
Golf Links and Golf Course Views at Experion One42 Golf Course Road
Experion One42 forms part of the Sector 42 Golf Course Road luxury cluster alongside DLF Golf Links, DLF The Magnolias, The Camellias, The Aralias, One Horizon Center and Horizon Plaza. This gives the project an established neighbourhood of occupied high-value homes, offices, restaurants, retail and private clubs.
The DLF Golf and Country Club contains an 18-hole Gary Player course and a separate Arnold Palmer course. Its greens create a protected low-rise edge that is difficult to reproduce elsewhere in central Gurugram. A golf-facing One42 home can therefore command a different value from a city-facing or internally oriented home, but the view needs to be checked from the exact stack and floor.
Buying at Experion One42 does not include membership of the DLF Golf and Country Club. One42 is also not a DLF Golf Links condominium and does not receive the estate-management or resident privileges attached to those DLF communities. Club membership, playing rights and access remain separate arrangements with the club.
WELL Precertification at Experion One42 Golf Course Road
Experion One42 has received WELL for Residential precertification as part of the first group of Indian residential projects to earn that designation. The planned measures include treated fresh air integrated with air conditioning, indoor-air-quality controls, enhanced water treatment, pool-water monitoring and centralised coiled piping intended to reduce leakage risk.
Precertification is an interim design and documentation milestone. Final WELL Residence certification follows only after construction is complete and the project passes third-party performance verification. Buyers should read the health features committed in the agreement and technical annexures rather than treating precertification as a completed-building certificate.
The 21-Year Seepage Assurance at Experion One42 Golf Course Road
Experion is offering a 21-year seepage-free assurance for One42. This is unusually long for a residential project and directly addresses a recurring ownership problem in large apartments with extensive wet areas, decks, facade joints and plumbing runs.
The value of this assurance depends on its contract. Before booking, ask for the written warranty and check its commencement date, transferability on resale, covered areas, exclusions, maintenance obligations, claim process and remedy if a defect returns. A statement in sales material is not a substitute for an enforceable warranty attached to the sale agreement or possession documents.
Amenities and Club Levels at Experion One42 Golf Course Road
Experion One42 is designed with three dedicated amenity levels rather than a conventional ground-level clubhouse separated from the residences. The planned programme includes rooftop experiences, sky lounges, private social rooms, wellness and fitness areas and quieter leisure spaces.
This vertical format suits a 110-home project because it keeps social and wellness spaces within the building. It also means buyers should inspect how the club floors relate to the residential stacks, including lift access, event noise, guest movement and privacy for homes immediately above the amenity levels.
Design and Construction Team at Experion One42 Golf Course Road
One42 is designed by SCDA, the Singapore practice founded by architect Soo K. Chan, which is responsible for the architecture and landscape. Smallwood has designed the interiors, bringing a hospitality-led approach to the common areas and amenity spaces.
The residential specifications include imported marble in living, dining and sit-out areas, engineered or hardwood bedroom flooring, false ceilings, VRV air conditioning and double-glazed performance glass. The facade is planned in glass and metal or composite cladding, which makes solar performance, access for cleaning and the facade-maintenance contract important long-term ownership questions.
The main civil contractor is not identified in the official project material reviewed for this page. Buyers should ask Experion for the appointed contractor, facade vendor, waterproofing system and tower-specific execution responsibility rather than relying on a contractor named for another Experion development.
Construction Timeline at Experion One42 Golf Course Road
The original registration recorded completion by 31 December 2032. Experion later revised the building plans to increase the basements from three to four, raise parking from 421 to 428 spaces and enlarge the community building. In January 2026, Haryana RERA approved a revised declared completion schedule of 31 December 2034 because construction had not begun while the major plan revision was being processed.
This gives a new buyer a clear contractual issue to settle: the agreement should use the current regulator-approved timeline rather than an older sales communication showing 2032. Construction-linked demands should also be matched to actual work certified for the selected tower.
Experion One42 Golf Course Road Location: Why Sector 42, Gurugram
Sector 42 is one of Gurugram's most mature high-value residential locations. The Sector 42-43 Rapid Metro station, One Horizon Center, DLF Galleria, South Point Mall, Cyber City and MG Road are already operational. Golf Course Road connects directly with Golf Course Extension Road at one end and the Cyber City and NH-48 network at the other.
The location is useful to an owner whose office, clients, school network or social life sits in central Gurugram. It also attracts buyers who want a new home without leaving the Golf Links ecosystem. Daily convenience is established, although peak-hour traffic on Golf Course Road and the approach to Cyber City remains part of the commute.
From an investment perspective, One42 is not a yield-led purchase. Homes above Rs 30 crore have a narrow rental pool and acquisition costs are high. The argument is capital preservation through scarce frontage, low unit count, a new-build specification and the established Golf Course Road address. Exit liquidity will depend on the finished quality, view, floor and how One42 is received against completed Golf Links homes.
About Experion, the Developer of Experion One42 Golf Course Road
Experion Developers began Indian operations in 2006. It is an FDI-funded developer backed by Experion Holdings Pte. Ltd., Singapore, the real-estate investment arm of AT Holdings. Its NCR portfolio includes Experion Windchants, The Heartsong, The Westerlies, The Trillion and residential developments in Noida.
Experion Windchants in Sector 112 is the most relevant completed project for a One42 buyer to inspect because it shows the developer's approach to large-format homes, landscaping and maintenance after handover. One42 sits at a much higher price point, so that visit should be treated as a construction and operations reference rather than a product comparison.
The RERA promoter is Experion Developers Private Limited, CIN U70109DL2006FTC151343. The same company is named as developer and promoter, which keeps the buyer's agreement and regulatory responsibility with one entity.
