The project is proposed on clear, continuous and open plot measuring 9510 Sq. Mts, bounded by a 5 Ft. boundary wall (Constructed almost 20 years ago). The plot is abutting a 18 mtr. wide masterplan road with 145 ft. frontage.
Boundary wall for the project will be constructed up to 2 mtr height with 230mm thick brick work supported by RCC work in columns and beams. Compound light will be placed on of columns and planters will be constructed to house decorative shrubs and flowering plants. Barbed wire will be installed on the top the boundary for added security.
The setback roads of the project are 11 mtr and 13.5 mtr wide. Commencing from the main gate internal setback roads of the entire project will be constructed with RCC using M25 concrete.
Pedestrian footpath (1 Mtr Wide) or walking track will be constructed along the building setback for the ease of the residents. It will be raised by 100mm from the ground and finished with chequered/anti-skid cement tiles.
Underground track (2 Nos. of the 25000 Liter each) will be used to supply water from two borewells to overhead water tank supplemented by Nagar Nigam supply as per service plan of the project. Each residential tower will have 4 OHTs. All tank will be coated with food grade coating in the inside and OTHs will have provision for heat insulation with air gap and additional brick work.
Sewer system plan will be prepared as per service plan of the project and connected trunk Nagar Nigam sewer line. Down SWR pipe from residential unit will be of 110mm along with 2x2 Ft. manhole chamber will be provided. A 150 kld STP based on MBBR technology is proposed to be constructed for the project.
Proper drainage network will be provided as per service plan being uploaded. Down PVC pipes from residential units and terrace (Rain Water) will be of150mm dia. Underground storm water drains will be provided for road run-off and from landscape areas. These 150mm pipe will be connected to the RWH pits (45 Cubic Meter capacity) to be constructed within the project.
Over 980 Sq. Mtr. of green area is proposed to be developed within the project. Such green area will be developed with tree plantation and flowering plants and evergreen shrubs along with small waterbody and fountain to be developed. The green area will have park benches and sit out gazebo, outdoor lighting. Kids play area will be developed with play station.
Over 50 Nos trees will be planted within the project. Selection of trees will be flowering and fruiting type along with native shrubs, bushes and hedges. The trees will be planted along the boundary as well as green areas.
Infrastructure will be developed as per PuVVNL with independent feeder. As per expected load of the project 4 Nos. transformer (400KVA, 400KVA, 250KVA, 250KVA) will be installed subject to the final sanctioned load for the project. Armoured cable 240mm will be used to supply from transformer to busbar subsequently 16mm and 10mm cable will be used connect electrical meter to flat main supply. Street light of 200 watt and LED compound light of 12 Watts will be provided throughout the campus along with solar street light at important points. Generator power backup infrastructure will be provided for common areas.
A multipurpose hall is proposed in separate Block- C for the benefit of the residents which can used for banquets and gathering. The area of this hall is 2500 sq. ft. The block will also have a basement to be used for store. The top floor of Block-C will have a well equiped Gym and Indoor games area along with a Swimming pool of 110 Sq. Mts.
Sewage and Drainage system will be setup as per norm defined by PDA and Nagar Nigam. A 150kld STP base on MBBR Technology has been proposed for the project. Sullage and sewage waste will be taken to the STP with 110mm SWR pipes and 200/250mm PVC main lines connected with 2X2 ft manholes. Detailed drawing of such infrastructure will be presented along with completion drawing.
Garbage collection bins with easy access is being proposed at the project. within the project as per norms 3 nos dustbin enclosures shall be provided (15 Sq. Mt. each). Each such enclosure will be colour coded marked to collect Type A. Bio-degradable watstes (Green), Type-B, E-wastes (Black), Type C. Plastic and metal waste (Blue). The colour coded dustbins are marked on the approved map of the project.
Rain water harvesting will be provided as per the approved drawing of the project. Upon completion of the project as per norms and NOC will be taken from BHU Jal Garbh Vibhag. Rain water harvesting pit will be develope)d at two locations within the premises with total capacity = 45 cubic mtr. which will be suffice for the roof top run-off of the proposed towers.
Conventional energy management and efficient use along with use of renewable energy will be engaged at suitable location within the project. The project is envisioned with optimum use of solar power. (Solar panel of 10 KW with solar inverter will be provided for common area usage). Common area lighting in corridor will be LED based. Rain water harvesting, EV Charging along with day time lighting using maximum sunlight among other initiatives.
The project has been granted prvisional NOC by the fire department, All condition laid down in the attached NOC will be adhere to. As applicable under fire safety norms fire extinguisher and hose reel along with fire alarm will be provided. MS pipe of 150mm B-Class along with 100mm,32mm and 25mm diameter along with butterfly valve 150mm and 100mm will be used. Pressure gauge air valve 25mm will be provided. Hose reel set 30mtr and hydrant valve 63mm SS, RRL Hose 15 mtr. SS along with the hose box cabinet will be provided. 2nos fire pump 360mm terrace pump along with starter panel will be provided in each tower. Fire alarm system with PA. Fire Extinguisher ABC type 6 KG= 100 Nos and CO2 type 4.5 KG= 50 Nos will be provided. Automated water sprinkler pendent type will be used in basement and all residential units. Fire tower with fire rated doors and fire rated lift will be provided as shown in approved map of the project. Emergency lights will be installed on residential floors.
Project is located in the Nagar Nigam area and in close proximity to public and private hospitals, schools, police station and other social and public amenities and emergency services.
As per norms of the fire department and provisional NOC provided by the fire department designated 2 Nos. assembly point (2000 sq. ft. each) will be developed within the project to enable evacuation in case of emergency. Both towers have fire escape stairs and fire tower with fire rated doors/emergency exit.
64 Nos. CCTV Camera in the campus- common areas, boom barrier at the entry gate will be installed. EPBAX will be installed in the residential flats, a mandir will be constructed for the welfare of the society. Other miscellaneous works will be carried out as per instruction from project architect, MEP consultant, other consultant and development authority.
