Birla Arika is a luxury residential development by Birla Estates in Sector 31, Gurugram, and Phase 2 is its second chapter. Registered with HRERA under RERA-GRG-2142-2025, the project sits on a total licensed parcel of around 13.28 acres at a low FAR of 1.25, which keeps the towers spread out and the ground open despite the height. Phase 2 offers large-format 4 BHK residences of 4,300 sq ft in towers rising to 40 floors, at around ₹10.54 crore on base price. Sector 31 is among the most centrally located residential addresses in Gurugram. It sits close to Sohna Road, MG Road and the wider city core, with quick access to established retail, schools, hospitals and the commercial districts that define central Gurugram. Unlike the newer peripheral corridors still building out their infrastructure, Sector 31 is fully mature, everything a resident needs already exists around it. For a buyer who values being in the heart of the established city rather than on its expanding edges, that central position is the core of the location case.
