Whiteland The Aspen is a large under-construction luxury residential development by Whiteland Corporation on Darbaripur Road, Sector 76, Gurgaon (New Gurgaon, Manesar belt). It is best understood as a two-phase community rather than a single project: the main phase, registered as Whiteland The Aspen, and a linked second phase, Whiteland Aspen One, on the adjoining parcel. Read together, the two phases form a community of about 14.28 acres, 13 towers and roughly 872 homes, and a buyer should look at the combined figures, not just one registration, to understand the true scale and density of what is being built. The main phase, Whiteland The Aspen (RERA-GRG-1246-2022, received 25 December 2022), sits on 11.96 acres with 9 buildings rising to 34 floors and 620 units, at a density of 51.84 units per acre and a low FAR of 1.75. It offers 3 and 4 BHK homes and penthouse duplexes, from 2,290 to 7,582 sq ft, with the registered listing showing one car park per home, modest for homes of this size. Pricing has moved from a launch rate of around Rs 9,500 per sq ft to roughly Rs 15,000 per sq ft.
The second phase, Whiteland Aspen One (RERA-GRG-1442-2023, received 21 December 2023), sits on a compact 2.3159 acres with 2 buildings rising to 42 floors and 252 units, all 3 BHK from 2,330 to 2,740 sq ft, with two car parks per home. On the 2,740 sq ft home the carpet area is 1,425 sq ft, a carpet efficiency of about 52%, which is on the lower side. Aspen One's own density is very high at 108.62 units per acre, reflecting two tall towers on a small parcel. Launched at around Rs 12,000 per sqft, it is currently around Rs 15,000. Taken as one community, the combined density works out to about 61 units per acre across the 14.28 acres, a fair figure to weigh against the project's open-space and amenity claims, and higher than the headline 72.83 figure shown for the main phase alone. This is the kind of number that only becomes clear when the two registrations are read together.
Revenue Roads Cut Through the Site
A defining feature of the layout, visible in the masterplan, is that the land is divided into separate pockets by wide internal and revenue roads running diagonally across the site. This is not a minor detail: in the main phase's RERA land-usage filing, roads account for 4.0710 acres out of 11.96, around a third of the entire site, which is unusually high. The practical effect is that the towers sit in distinct clusters rather than around one continuous central green, with vehicular roads separating the pockets. A buyer should walk the site plan carefully, check which roads are internal versus revenue/public roads, and confirm how each is treated for access, security and maintenance before choosing a tower.
The Towers and Their Layout
Reading the masterplan, the community is arranged as towers T1 to T11 across the pockets created by the roads, and most towers carry two apartments per core, which keeps the per-floor count low even though the overall density is high. The split, as marked, runs broadly as follows. The southern row, Towers T1 to T4, mixes 3 and 4 BHK homes (sizes around 2,290, 2,766, 2,795, 3,243 and 3,890 sq ft). Towers T5 to T8, along the western side, hold a mix of 3 BHK (around 2,937 sq ft) and larger 4 BHK homes (around 3,680, 3,695, 4,038 and 4,054 sq ft). Tower T9, in the northern pocket, holds the largest 4 BHK homes (around 4,454 and 4,645 sq ft). Towers T10 and T11, in the south-eastern pocket, are the Aspen One phase, with 3 BHK homes of around 2,330 and 2,740 sq ft. The compass on the plan shows north to the top, so the northern T9 cluster and the western towers get the more open edges, while the central pocket holds the main landscaped and amenity zones. A buyer choosing a unit should map the specific tower against the road layout and the amenity podium to understand outlook, road proximity and walking distance to the club.
Why Sector 76, Gurgaon
Sector 76 sits in New Gurgaon, on the Manesar side off the Darbaripur Road belt, with access toward NH-48 (Delhi-Jaipur Expressway), the Southern Peripheral Road and the wider New Gurgaon sectors. The location case is value and connectivity: New Gurgaon pricing sits well below the established Golf Course Road and Golf Course Extension clusters, while the area is connected to the city and the airport via NH-48. The honest counterpoint is that this is a maturing pocket where social infrastructure, retail and some road links are still coming up, so part of the thesis is corridor growth over time rather than a fully built-out neighbourhood today. Any rental or appreciation expectation should be treated as a projection, not a promise.
