The project land measuring approximately 4099.62 sq.m. has been demarcated using total station survey in accordance with the approved layout plan and revenue records, and all boundaries have been clearly marked on site with reference points and boundary pillars for proper identification and execution.
A boundary wall is being constructed along the site periphery to secure the project area and define its limits, consisting of 230 mm thick brick masonry with RCC columns at regular intervals and plastered on both sides, with an approximate length of 250–300 running meters and height ranging from 1.8 m to 2.4 m.
Internal roads shall be developed with adequate width for vehicular and fire tender movement, constructed using WMM base and bituminous / paver finish in compliance with NBC 2016 Part 3, Clause 4.6 and Part 4, Clause 5.1 (Access for Fire Appliances – Minimum 6 m width).

The proposed commercial project has an estimated water demand of approximately 65 KLD, based on standard occupancy and NBC norms. To meet this requirement, an underground water tank (UGT) of 100 KL capacity and an overhead tank (OHT) of 65 KL capacity are proposed, ensuring adequate storage and continuous supply. The system is supported by municipal water supply with borewell backup and includes rainwater harvesting and groundwater recharge provisions as per approved drawings.

All Sewerage water shall go to 66 KLD MBBR technology central STP for treatment. sewerage system is being developed with underground pipelines, inspection chambers, and manholes connected to a centralized treatment system, ensuring proper collection and disposal of wastewater in compliance with local authority norms.
A storm water drainage system is designed across the site using RCC or brick-lined drains with proper gradients to facilitate efficient discharge of rainwater and prevent waterlogging within the project premises.

Tree plantation is planned as part of landscape development, including avenue plantation along roads and green areas, in accordance with environmental guidelines, with spacing norms of approximately one tree per 80–100 sq.m.
The project has an estimated connected electrical load of approximately 9.3 MW with a demand load of 5.5–6 MW after diversity. To support this, a total transformer capacity of about 5–6 MVA is proposed (e.g., 2×2500 kVA or equivalent). Additionally, DG backup of 2×1500 kVA is planned to ensure uninterrupted power supply for essential services and common areas.

Centralized Sewerage system shall be Provided. All Sewerage water shall go to the central STP for treatement, after treatement ,water shall be recycled and it will be used in gardening, flush tanks. Oveflow from the STP shall be connected with the Municiple sewarage system.
There are proper garbage collection area provided for the solid waste management.
A well designed rain water harvesting system shall be provided for the whole building complex to conserve water.
