Development Works

Demarcation of Plots

This is single plot trapezoid shape with total project land admeasuring 27279.96 Sqmt has been systematically demarcated into 37 residential apartements in accordance with the sanctioned layout plan approved by the competent authority. The apartments are laid out with proper survey reference points, internal road network, and service corridors. Each apartment is clearly identified with a unique number and defined boundaries. The demarcation has been carried out as per the approved drawings to ensure clarity of ownership, access, and uniform development of the township.

Boundary Wall

1.8 - 2.1m high and 200 mm thick Boundary wall designed . Brick Work of 9inches and rcc work in column and beam may be used as per design. Entrance and exit gates are developed with boundary.

Road Work

Trimix / asphalt road will be used as per deisgn suggested by the Architect for internal road.From the main entrance gate we have road of 630 mm of different layers with 30 mm bituminous coating on top through out the project,whose wideness starts from 30 mts.

Footpaths

All internal roads will have narrow footpath with pavers or equivalent finishes as per landscape design. Well-designed pedestrian footpaths are provided along the project’s internal roads and site periphery to ensure safe and convenient movement. The footpaths are constructed with non-slip, durable paver blocks over a compacted base, maintaining adequate width as per local development authority norms. Proper gradient and drainage are ensured to prevent waterlogging.

Water Supply Including Drinking Water Facilities

The potable water supply of desired quality & purity shall be ensured through pressurized distribution network connceted with undergound/overhead tanks of capacity of 30000 Ltr connected with WTP of 60 KLD. Drinking water ishall be sourced from an approved municipal connection through supply uPVC shcedule-40 pipeline approx lenght 1250 mtr.

Sewer System

Centralized Sewerage system shall be Provided. All Sewerage water shall go to 2250 KLD MBBR technology central STP for treatment. After treatment ,water shall be recycled and it will be used in gardening, flush tanks.Oveflow from the central STP shall be connected with the Municipal sewerage system. Sewer line of length 1150 mtr with dia of 100-300 mm with 23 nos. of manhole is proposed.

Drain

Storm water system shall be Provided. Storm water of 300-800 mm dia with 172 nos. of manholes from Roads and other landscape area shall be connected to the Storm water drain channel and go to the Rain water harvesting Pit for recharge the Ground water and overflow shall be connected with Municipal drain line.

Parks

As per the sanctioned layout plan, adequate area within the project has been earmarked for parks and open spaces. There 4 pockets of green valley for landscaped gardens, including sports center ,green belts, and children’s play areas are provided for the benefit of the allottees. These open spaces form an integral part of the township development and shall be maintained in accordance with the approved plan.

Tree Planting

The trees of category ornamental ,shady and native species shall be planted in the entire project as per the species recommende in the landscape in order to maintatin greenary and natural view.

Design For Electric Supply Including Street Lighting

All the workings shall confer to Bureau Of Indian Standards , Indian Electricity Rules & Indian Electricity Acts.Total Load of 2000 KVA shall be supplied from neares sub station of comptetent auhtority. 750KVA & 400KVA power back up DGs shall also be provided.

Community Buildings

Community building already exist in township.

Treatment and Disposal System of Sewage and Sullage water

Centralized Sewerage system shall be Provided. All Sewerage water shall go to the central STP for treatement, after treatement ,water shall be recycled and it will be used in gardening, flush tanks. Oveflow from the STP shall be connected with the Municiple sewarage system.

Solid Waste Management And Disposal System

There are proper garbage collection area provided for the solid waste management.

Water Conservation System

A well designed rain water harvesting system shall be provided for the whole building/villa complex to conserve water.

Energy Management System Including Use of Renewable Energy

We will use LED lights fitting in external area as well as solar lights. In STP and Pump room all the equipment shall have energy efficient motor.

Fire Protection And Fire Safety System

All the fire norms shall be followed as NBC and approval of fire department

Social Infrastructure And Other Public Amenities Including Public Health Services

Green/ landscape area in front/ beside of Villas including green parks, play areas for children and different recreational activities.
