Trump Residences Gurgaon is an ultra-luxury, twin-tower residential development in Sector 69, on the Southern Peripheral Road (SPR) side of Gurgaon. It is the city's second Trump-branded residential project, developed under a collaboration in which Smartworld Developers handles construction, development and customer service, Tribeca Developers (the official representative of the Trump brand in India) leads design, marketing, sales and quality control, and the Trump Organization licenses the brand. On RERA, the project is registered by the special-purpose entity Riverday Infrastructure Private Limited. For a buyer, the proposition is a globally branded, design-led ultra-luxury home in one of Gurugram's most active premium corridors. Pricing has moved from a launch rate of around Rs 25,000 per sq ft to roughly Rs 30,000 per sq ft.
Registered with HARERA under RERA-GRG-1850-2025, Trump Residences comprises two towers of 50 floors with 298 ultra-luxury residences. The homes are large 3 and 4 BHK formats from 3,091 sq ft to 4,936 sq ft (super area), at a carpet area of about 2,107 sq ft for the lead 4 BHK (roughly 54% efficiency), with two car parks per home, and an entry home works out to around Rs 11.79 crore on base price. The positioning is firmly ultra-premium: an all-glass façade, double-height living rooms in select homes, private/high-speed elevators, floor-to-ceiling windows with Aravalli views, and a deep amenity programme that includes a private theatre, an indoor heated plunge pool, a pool bar, an aquarium bar and walk-in wardrobes.
Reading Trump Residences With Smartworld Sky Arc: The Real Density Picture
To understand this project properly, it should be read alongside Smartworld Sky Arc, the adjoining development by the same entity, Riverday Infrastructure, on the same licensed land. Both projects sit on a shared total licensed parcel of 11.66875 acres in Sector 69. On its own RERA filing, Trump Residences shows a development-land figure of just 0.633 acres, which produces a headline density of around 473 units per acre. That number is a technical artifact of the small land slice attributed to the two Trump towers on their own filing, and it is not a meaningful picture of how the buyer will actually live. The honest, community-level read combines the two developments on the shared parcel: Trump Residences (298 homes) plus Smartworld Sky Arc (952 homes) totals roughly 1,250 homes across the 11.66875-acre licensed land, which works out to about 107 units per acre. That is the figure a buyer should weigh, a high-density, vertical, premium cluster, rather than either the 473 per acre artifact or Sky Arc's standalone figure. Smartworld Sky Arc itself (RERA-GRG-1723-2024) is six towers of 41 floors with 952 homes in 3 and 4 BHK formats of 2,355 to 3,270 sq ft, on about 6.98 acres of development land, with an entry near Rs 4.78 crore. In short, the Trump towers are the ultra-luxury, lower-rise-count component sitting within a larger, denser Smartworld-built community on the same land, and the shared infrastructure, roads, services and surroundings should be assessed at that combined scale.
Gurgaon's Two Trump Towers
Trump Residences is the second Trump-branded residential development in Gurugram. The first was Trump Towers Delhi NCR, launched in 2018 on Golf Course Extension Road, which is fully sold and has moved to delivery. This newer Sector 69 project, Trump Residences, is the second, and its launch was one of the most prominent ultra-luxury events the city's market has seen: the developers reported the project fully sold out, with allotments of around Rs 3,250 crore recorded on launch day, including ultra-premium penthouses. For a buyer, the relevance is twofold. The Trump brand in Gurugram now has a track record (the first project delivered), and the demand depth for branded ultra-luxury here has been demonstrated. Why Sector 69, Southern Peripheral Road
Sector 69 sits off the Southern Peripheral Road, one of Gurugram's most active premium corridors, linking Golf Course Extension Road to NH-48 and the Sohna Road belt, with proximity to established employment and retail nodes, upcoming metro connectivity, schools and hospitals. The SPR has drawn a cluster of premium and ultra-premium launches, and the Aravalli backdrop supports the view-led positioning of a tall, glass-façade tower. For a buyer, the case is a globally branded landmark address on an improving, high-demand corridor, with the usual caveat that parts of the surrounding civic infrastructure are still maturing, so current connectivity should be weighed against the corridor's planned build-out.
