About Three Sixty North Tower A By Oberoi Realty

Oberoi Three Sixty North is the first project Oberoi Realty has built outside of Mumbai. Vikas Oberoi paid approximately Rs. 1,000 crore for 14.816 acres in Sector 58, Village Ghata, before a single floor plan was shared publicly. Oberoi Realty Limited (CIN L45200MH1998PLC114818, NSE/BSE listed) is the developer and promoter. The same group built Three Sixty West in Worli, Mumbai, the highest-value residential address in India by transaction, and now brings that product standard to Golf Course Extension Road for the first time.


All six residential towers (A, B, C, E, F, G) received HARERA registration on 26 June 2026. The RERA completion date across all towers is 31 December 2033. Total RERA-confirmed units: 418 homes across 6 towers. Configurations are 4 BHK at 5,600 sq ft (Towers A, B, C) and 5 BHK at 8,600 sq ft (Towers E, F, G), with duplex and penthouse formats from 13,207 sqft. All units are bare shell. All towers have 3.7m ceiling height, a full glass facade articulated with crafted fins, and Private lift lobby per apartment with 3 dedicated lifts; 1 service lifts per wing, in total 8 lifts per tower. Bare shell delivery. The site faces Golf Course Road, giving residents views across both corridors, with the Aravalli ridge as the backdrop. It is adjacent to the Grand Hyatt Gurugram. BSP: Rs. 33,500 per sq ft. Entry ticket: approximately Rs. 18.76 crore for 5,600 sq ft 3 BHK + Studio (BSP only; GST, PLC, parking, IFMS, and Club membership fees are additional).


The Product: What You Are Buying


Three Sixty North is structured around two distinct formats across its six towers. Towers A, B, and C are the 3 BHK + Studio format at 5,600 sq ft, with 10-ft decks. Towers E, F, and G are the 4 BHK + Studio format at 8,600 sq ft, with 12-ft decks. Above those, duplex and penthouse formats run from 13,200 sq ft to 20,000 sq ft. All share a 3.7m ceiling height throughout. Bare shell delivery means RCC slab, dry walls, concrete ceiling, fire-rated main door, powder-coated aluminium windows, VRV air conditioning provision, electrical wiring to main DB, and water storage. No flooring, no kitchen, no sanitary ware, no internal finishes.


Each apartment has its own private lift lobby and 3 dedicated private lifts, in addition to 2 shared service lifts per tower. This is a private lobby feeding private lifts, not shared corridor access. At 5,600 to 15,000 sq ft with individual lift lobbies, each residence functions as a private home within the tower structure, not an apartment in the conventional sense. The clubhouse is named Club Three Sixty North and is "a private realm shaped through balance, wellness, and connection. Spaces for gathering and rejuvenation sit alongside zones for movement and renewal." The clubhouse is governed by a separate Club agreement between Oberoi and the allottees. It is not part of the standard apartment conveyance. The Boulevard (BLVD) is the retail component: "thoughtfully curated retail, cafés and open plazas" as an integrated part of the larger project. Oberoi intends to retain and operate the retail rather than sell it, consistent with their approach to retail at Commerz and Sky City in Mumbai. The retail is expected to carry premium brand tenants.


Reading the Density Accurately:


ReraTracker shows a density of 33.74 units per acre for this project, based on 500 units across 14.82 total licensed acres. (Expected to Change). That is the correct calculation on the full parcel. But it does not reflect how the land is actually used. Of the 14.816 acres, only 5.432 acres sit under the six residential towers (Phases 1, 2, 3, 5, 6, and 7 of the phasing plan). The remaining 9.38 acres cover the future expansion Tower D (0.94 acres), the primary school, nursery, and EWS block (1.46 acres), and the community building and retail Boulevard (6.97 acres). The retail and club is 6.97 acres, nearly half the total parcel.


The Design Team


The full design team for Three Sixty North: Architecture and interiors are by Park + Associates Pte Ltd, Singapore, with Lim Koon Park as principal. Park + Associates is one of Singapore's leading architecture practices for luxury residential and mixed-use developments, known for precision detailing and the use of natural materials and proportion at scale. The landscape is by Compound Collaborative Pte Ltd, also Singapore. Structural engineering is by LERA (Leslie E. Robertson Associates) of New York, the firm that engineered World Trade Center Tower 4 and the Shanghai World Financial Center, and the same structural engineering firm involved in Three Sixty West. MEP consultants are AEON Integrated Building Design Consultants LLP, Delhi. The construction contractor for the civil works is given to Larson & Tourbo.


The Phasing Plan

The 14.816-acre parcel is divided into nine phases per the HARERA-approved phasing plan. Understanding this is essential when reading any individual tower's RERA filing. The six residential towers occupy Phases 1 through 3 and 5 through 7: Tower A (Phase 1, 1.20 acres), Tower B (Phase 2, 0.51 acres), Tower C (Phase 3, 1.41 acres), Tower E (Phase 5, 0.93 acres), Tower F (Phase 6, 0.67 acres), Tower G (Phase 7, 0.71 acres). Phase 4 (0.95 acres) is the future expansion tower D. Phase 8 (1.46 acres) is the primary school, nursery, and EWS block. Phase 9 (6.97 acres) is the community building and retail Boulevard.


Each residential tower is registered separately under HARERA. The Clubhouse and its facilities are shared across all phases and governed by a separate Club agreement, not by any single tower's RERA registration. A note on floors: Tower A is registered at 38 floors in the RERA filing. There are market expectations that Towers B, C, E, F, and G may be developed to additional floors given the permissible FAR headroom (3.67 proposed against 5.0 permissible for Tower A). If additional floors are added to any tower, they would require separate RERA amendments or new registrations. Track the HARERA portal for any updates to individual tower filings.

Golf Course Extension Road, Sector 58


Sector 58 is one of the most strategically positioned sites on GCER. The project faces Golf Course Road, giving residents views across both corridors, with the Aravalli ridge behind. Adjacent to the Grand Hyatt Gurugram. The corridor from Sohna Road to the Golf Course Road junction has mature social infrastructure: top-tier schools, Medanta and other hospitals within reach, Ambience and South Point malls accessible, and the Rapid Metro stopping at Sector 53-54, about 10-15 minutes away.

GCER has appreciated from Rs. 16,000-18,000/sq ft at launch-stage projects to Rs. 32,000-34,000 in resale today (Trump Tower Sector 65: launched Rs. 16,000, current Rs. 34,000; DLF The Arbour Sector 63: launched Rs. 18,000, current Rs. 32,000). Oberoi's entry at Rs. 33,500/sq ft is above every existing supply point on the corridor.

The Three Sixty West Reference


Three Sixty West in Worli, Mumbai is the only directly comparable reference for what Oberoi builds when they commit to an ultra-luxury address. Tower A is the Ritz-Carlton hotel tower. Tower B is the residential tower, managed by the Ritz-Carlton, built by Samsung C&T (Burj Khalifa, Petronas Towers), designed by Kohn Pedersen Fox (Shanghai World Financial Center), with structural engineering by Leslie E. Robertson Associates (World Trade Center Tower 4). Bare shell delivery. Private lift to every residence.


In 2023, Oberoi Realty bought back 63 units in Three Sixty West for Rs. 3,403 crore. The project now trades at Rs. 1.4 lakh per sq ft in resale. Radhakishan Damani paid Rs. 1,238 crore for 28 units. BK Goenka paid Rs. 240 crore for a triplex. Three Sixty North will have a comparable consultant lineup. The exact team has not been publicly confirmed for NCR as of the RERA filing date, but the pattern from West (international architect, global contractor, specialist MEP, lighting, sports consultants) is what Oberoi does. L&T is confirmed. The rest will follow.


The point of the West reference is not that North will reach Worli prices. It is that the buyer who commits to an Oberoi address before it has matured is making a very different bet from the buyer who evaluates it on current comparables. The comparable buyers at West did not have comps either. The decision turned on whether you believed the developer would execute. Three Sixty West answers that question.
