As per approved Sanction Plan, the plot for Group Housing-07 situated in the Integrated Township Shalimar Oneworld is polygon shaped with 30 mtr wide road on the East, 24 mtr wide road on the West, 30 mtr wide road on the North and 18 mtr. wide road on the South. The project has 1 no of Entry Gate and 1 no of Exit Gate opening on the 30 mtr wide main road. Another Entry/Exit Gate is given opening on the 24 mtr wide road.
Aprox. 2.1m high and 200 mm thick full Boundary wall or with MS Railing as per approved design. Brick Work of 9 inches and RCC work in column and beam may be used as per design. Entrance and Exit Gates may be of MS Steel structure as per the approved design developed with boundary.
Concrete/ Interlocking brick/ Asphalt Road will be used as per deisgn suggested by the Architect for internal road.
All internal roads will have narrow footpath with tiles pavers or equivalent finishes as per landscape design.
AAll apartments shall be provided with domestic water for household activities and STP treated water for flushing. Ground water may also be used and user can have their individual RO system as per their requirement. The STP treated water shall also be supplied for irrigation purposes. For the same, water tanks are getting created underground and on terrace. Separate tanks are provided for fire water.
The Sewerage system of the Building shall be connected with the Sewerage system provided in the Township leading up to the STP of the Township for treatement.
Storm water drainage system shall be provided. Storm water from Roads and other landscape area shall be connected to the Storm water drain channel and shall go to the Rain water harvesting Pit for recharging the Ground water and overflow shall be connected with the Municiple drain line.
A significant green area beside the building including lawn, swimming pool, play areas for children and different recretional activities has been planned in the Project.
The trees in the category of ornamental ,shady and native species shall be planted in the entire project as per the species recommended in the landscape in order to maintatin greenary and natural view.
We have designed the system as per local electricity Board and consider centralized Transformer, HT panel, LT Panel, Feeder Pillar and DG back-up for common services like External lighting, Lifts, Pump room etc.
AC Club House/Community Center is proposed in the stilt area of the building, swimming pool with deck and sitting area is planned at the ground level in the landscape area. Club comprises multiple facilities like indoor playing, gym, banquet hall, yoga space etc.
Centralized Sewerage system has already been provided for in the entire Integrated Township and our Project shall be connected to the township disposal system at one point. All Sewerage water shall go to the already operational Township STP for tretement where the water shall be recycled and it will be used in gardening, flush tanks and vehicle washing.
Project shall have waste segregation area. The solid waste shall be encouraged for segregation within all apartments. The dustbins shall be provided for segregated waste in the common areas and other waste shall be handed over to the government vendors for further disposal.
A well designed rain water harvesting system shall be provided for the whole building complex to conserve water by ensuring adequate nos. of recharge pits.
We will use LED light fittings in external area as well as solar lights. In STP and Pump room all the equipment shall have energy efficient motor. Some Solar Voltaic Panels shall be provided on the Terrace for renewable source of energy for common areas in the building complex. Also we plan to use timer control panels for efficient energy management.
All Fire norms shall be followed as per NBC code and approval of fire department. Fire sprinklers, smoke detectors, FHC with pumps shall be provided as per the norms.
The Social infrastructure shall be provided with domestic water supply with UG tanks, STP treted water for flushing with tanks and irrigation, storm /rain water drainage system, sewer drainage system,waste water drainage system,firefighting system including sprinklers, FHC detectors, separate fire water tank, main power supply from local Electrical supply board, DG power backup for essential common area and lifts.
Fire Staricase is provided in the building, with fire retardant doors, basements have separate entry and exit in case of emergency. Dedicated assembly areas are also defined in the campus. Adequate signage is also provided.
