Smartworld Sky Arc is an under-construction luxury residential project by Smartworld Developers (registered applicant Riverday Infrastructure Pvt Ltd) in Sector 69, off the Southern Peripheral Road (SPR), Gurgaon. Its signature is its silhouette: tall glass-facade towers crowned by a ship-like rooftop terrace club, a design the developer states is inspired by Singapore's Marina Bay Sands. For a buyer, the appeal is a landmark, design-led address on an active premium corridor at a relatively accessible entry for the segment. The honest counterpoints, which this page treats as the core of the analysis, are that Sky Arc shares its land bank with the ultra-luxury Trump Residences (so the real density must be read across both), that it is a high-density vertical development, and that the carpet efficiency and registered specification sit at the practical rather than the ultra-luxe end. Pricing has moved from a launch rate of around Rs 18,000 per sq ft to roughly Rs 20,300 per sqft.
Registered with HARERA under RERA-GRG-1723-2024 (received 30 August 2024), Sky Arc occupies 6.97635 acres of an 11.66875-acre total licensed parcel, with 6 buildings rising to 41 floors and 952 units. Homes are 3 and 4 BHK, from 2,355 to 3,270 sq ft. On the 2,355 sq ft 3 BHK, the carpet area is 1,217 sq ft, a carpet efficiency of about 52%, which is on the lower side, and the registered listing shows one car park per home, which is modest for homes of this size and price. An entry home works out to around Rs 4.78 crore on base price. The proposed FAR is 3.36 (against a permissible 3.62).
Reading Sky Arc With Trump Residences: The Real Density Picture
The single most important thing to understand about Sky Arc is that it does not sit alone. It shares an 11.66875-acre licensed land parcel in Sector 69 with Trump Residences Gurgaon, the ultra-luxury twin-tower project by the same entity, Riverday Infrastructure. Sky Arc takes about 6.98 acres of development land for its six towers and 952 homes; Trump Residences is the ultra-premium component with 298 homes. Read as one community across the shared 11.66875 acres, the two developments total roughly 1,250 homes, which works out to about 107 units per acre. That combined figure, not Sky Arc's standalone land slice, is the honest reflection of how dense the lived environment will actually be, and it is the number a buyer should weigh against the open-space, greenery and amenity claims. This is a high-density, vertical, premium cluster on a compact parcel, with shared roads, services and surroundings that should be assessed at that combined scale. (Trump Residences, on its own filing, shows a headline density of around 473 units per acre, but that reflects only the 0.633-acre slice attributed to its two towers and is a technical artifact rather than a real-world figure.)
A Marina Bay Sands-Inspired Facade
Sky Arc's design hook, consistent across the developer's material, is a facade and crown inspired by Singapore's Marina Bay Sands: tall glass-clad towers (marketed as twin towers within the six-building cluster) topped by a continuous, ship-like rooftop deck described as a roughly 2.5-acre terrace club, with a rooftop infinity pool, sky lounge and observation decks. The architect is cited in project material as UHA London (Upton-Hansen Architects). For a buyer, the rooftop-club concept is a genuine differentiator on this corridor, an elevated amenity floor spanning the towers.
The Construction Partner
Smartworld has awarded the civil construction of Sky Arc to Varindera Constructions Limited (VCL) under a contract reported at around Rs 532 crore, with construction set to begin in early 2025 and a roughly five-year build programme; Smartworld's total investment in the project has been reported at about Rs 1,700 crore. Varindera Constructions is an established contractor with a reported turnover of around Rs 1,500 crore and a portfolio of large projects. It is worth noting that this is a different contractor from Smartworld's other Golf Course Extension project, Smartworld The Edition, which was awarded to Ahluwalia Contracts; the appointment of an established third-party contractor is a useful execution signal for a young developer (Smartworld was incorporated in 2021) building at this height and scale.
Why Sector 69, Southern Peripheral Road
Sector 69 sits off the Southern Peripheral Road (SPR), one of Gurugram's most active premium corridors, linking Golf Course Extension Road to NH-48 and the Sohna Road belt, with proximity to employment and retail nodes, schools, hospitals and planned metro connectivity. The SPR has drawn a cluster of premium and ultra-premium launches, and the corridor has seen strong price growth in recent years. The honest counterpoint is that parts of the surrounding civic and road infrastructure are still being built out, so part of the thesis is the corridor maturing over time. Any rental or appreciation expectation should be treated as a projection, not a promise.
