Residential plots of different sizes for public and semi public use plots as approved by the authority and demarcated on approved map amd accordingly the demarcations will be done on the site.
It will be the responsibility of the developer to construct the boundary wall of 2.270 meters height with RCC Pillar and brick work around the whole society. No boundary wall is being provided by the developer for the individual plots that boundary wall will be constructed by the buyers.
All the main arteries will have flexible pavements with different thickness of base and sub-base courses depending upon the CBR-Value of the soil underneath. All sub-arteries with required design thickness based on CBR Value will be either flexible or rigid pavements. The road size in the project is 7.5 meter, 9 meter, 12 meter and 18 meter wide roads. Road work will be plain cement concrete 150 mm + water bound macadam 150 mm.
All main artery roads and sub-artery roads will have footpaths in the shoulders and these footpaths will be finished with the material which will allow rain water percolation into the soil below. Footpath work will be of concrete pavers over GSB.
Till the time UP Jal Nigam will be in position to spare water from their sources for this township, underground water will be drawn for supplying to customers. The water demand is calculated as per the water supply manual of ministry of housing and urban development Govt. of India. The per capita consumption of water is considered as 135 lcpd and based on demand and estimated population water requirement has been worked out. Overhead water tanks of 200 KLD capacity and Underground water tank of 150 KLD capacity.
Sub-mains with provision to link the disposal of each and every plot through chambers/ manholes will be laid in front of all the plots and these sub-mains will be connected to the manholes of trunk mains laid in the service corridors of the arterial and sub-arterial roads. The trunk main will ultimately terminate into the 250 KLD STP where the sewerage will be treated.
Rain Water harvesting pits provided at different loactions as per the design, and the overflow of rainwater harvestig pits will be connected to the external drainage network. The external drainage network will be provided to carry the road and plot run-offs and finally disposed off into the natural storm drains through DWC Pipe to canal.
All the parks having 16410.27 sq. meter as proposed in the layout will be developed with the provision for tot-lot areas, sports activity area, jogging tracks and shrubs and shady trees as per the design.
Trees of different species will be planted on the periphery of the site and along roads. Big leaf trees also be provided on the periphery. One tree at every plot will be provided at the site.
The electrical network designed for the township is as per the Indian Electricity act and rules, guidelines and regulations of UP electricity supply code 2005 and its guidelines and regulations of Uttar Pradesh Electricity regulatory commission for electrical distribution networks in the private builder township.
Community temple will be developed and constructed in the township as per the designed layout and have been approved by the authorities.
As explained above the sewerage and sullage water will be treated in 250 KLD STPs proposed in the township.
Door to door collection of solid waste arrangements will be made in the township through maintenance agency which will be assigned maintenance of these society, besides this garbage bins and collection points have been proposed in the township. A tie up with the local municipality for organizing solid waste disposal of this township.
Rain water harvesting pit numbers and size based on the design at different locations will be provided in the township and only overflow of these pits will be drained into the natural nalahs. Overhead tank of 200 KLD capacity and Under water tank of 150 KLD capacity provided in the township.
