The masterplan shows five apartments per floor across the two towers, three 3 BHK and two 4 BHK.
Two honest points a buyer should weigh against the strong location. First, density is high: 198 homes on 1.74 acres works out to about 114 units per acre, a direct result of the small central plot combined with a very high proposed FAR of 5.12. Second, the carpet efficiency is on the lower side at around 49% (built-up efficiency around 69%), so a meaningful share of the super area sits in common and structural space. On specification the homes are well-appointed, laminated wooden flooring in bedrooms, marble in living areas, granite counters, false ceilings in bathrooms, air-conditioning and branded fittings with a hob and chimney in the kitchen. The developer pedigree is itself a strength here: the Shapoorji Pallonji Group is one of India's oldest and largest construction and engineering houses, which is a meaningful execution signal on an under-construction purchase.
Why Sector 46, Gurgaon: The Heart of the City
This is the project's core case. Sector 46 is an established HSVP (former HUDA) urban-estate sector in central Gurugram, off Sohna Road and close to the Golf Course Extension Road, with HUDA City Centre metro, malls, schools, hospitals and offices already in place around it. Unlike the newer expressway corridors that are still building out their civic and social infrastructure, Sector 46 is a settled, fully-functioning part of the city, which is exactly why a new luxury launch here is relatively rare. For a buyer, the appeal is centrality and immediacy: a brand-new premium home in a location that already works day to day, with deep connectivity to the rest of Gurugram and to Delhi. The trade-off, as the project's own numbers show, is that central plots are small, so the development is necessarily compact and high-density rather than sprawling.
