Boundary wall shall be provided along the designated project/common areas as per the approved layout, architectural details and structural design. The boundary treatment shall include suitable foundations, masonry/RCC components, finishes and required access/gate provisions.

The internal road network shall comprise 12.00 m, 9.00 m and 7.50 m wide roads, developed as per applicable IRC standards and the approved layout. The road pavement shall comprise Granular Sub-Base (GSB), Wet Mix Macadam (WMM), graded bituminous macadam and bituminous concrete layers as per the approved pavement design. Footpaths/side pathways shall be provided with 80 mm thick M30 precast I-shape paver blocks, along with kerb stones. Thermoplastic road markings and traffic signage shall be provided for road safety.
Water supply shall be sourced through borewells and supported by Overhead Water Tanks (OHTs) for storage and distribution. The estimated water demand is based on 135 litres per capita per day, with an overall projected requirement of approximately 250 KLD. The distribution network shall comprise approximately 110 mm to 140 mm diameter pipelines, with suitable valves, chambers and connections. Fire hydrants shall be provided along 9.00 m and 12.00 m wide roads and at major intersections.
A dedicated underground sewerage network shall be developed using NP-2 class RCC pipes. Proposed pipe diameters shall include approximately 200 mm for house connections and 250 mm, 300 mm and 600 mm for higher-flow sections, as per the hydraulic design. Pipes shall be laid on suitable bedding with adequate slopes to achieve self-cleansing velocity. Sewer manholes and chambers shall be provided at required locations as per the approved sewerage design.
RCC roadside drains shall be provided along the internal road network for collection and disposal of surface runoff. Drains shall be designed with adequate longitudinal slopes and suitable hydraulic sections to achieve self-cleansing velocity. The drainage network shall discharge into the existing trunk drainage system, subject to approved outfall arrangements. Storm Water Drainage - An integrated RCC storm-water drainage network shall be provided for collection and disposal of runoff from plots, roads and other paved areas. Local drains shall be connected to trunk drains through an appropriately designed network with adequate longitudinal slopes. The collected storm water shall ultimately be discharged into the existing trunk drainage system through approved outfalls.
15 neighbourhood parks shall be developed as per the approved layout. The parks shall include walking/jogging tracks, childrens play areas/tot lots, seating areas, shaded green pockets and landscaped areas. Native and ornamental plant species shall be used, with open fitness elements provided wherever feasible. Landscape development shall emphasize accessibility, sustainability, safety, user well-being and ease of maintenance.

The township shall have an underground electrical distribution network. A proposed 132 kV substation with 12 MVA capacity shall be provided for the Phase-I load, with approximately 1 acre area earmarked for the substation. In addition, 33 nos. 11/0.433 kV substations shall be provided at appropriate pockets to maintain the distribution voltage within permissible limits. Separate HT metering shall be provided for commercial areas, wherever applicable. RCC electrical cable trenches of approximately 600 × 600 mm and 900 × 900 mm internal size shall be provided as required. Street Lighting - Energy-efficient LED street-lighting shall be provided along internal roads, intersections, common areas and other required locations. The system shall include suitable poles, LED luminaires, underground/appropriate cabling, control panels and associated electrical infrastructure. Provision shall also be made for individual domestic electrical connections and future OFC/telecommunication utilities.
Land parcels shall be reserved and developed/provided for designated community and public facilities including school, healthcare facilities, commercial areas and community buildings, as indicated in the approved layout. The overall development shall provide safe pedestrian movement and barrier-free access wherever required.

An integrated solid-waste management system shall be provided, including door-to-door waste collection, source segregation, designated community collection points/bins and regular transportation of waste to the designated disposal/processing facility. Regular street sweeping and drain cleaning shall be undertaken through the designated maintenance system.
Rainwater harvesting and groundwater recharge facilities shall be developed throughout the project. Rooftop runoff shall be collected and conveyed to recharge pits, particularly in designated green areas. Recharge facilities shall also be provided in parks and green spaces to facilitate groundwater recharge and natural percolation. 17 rainwater harvesting/recharge pits of approximately 7.00 m × 3.00 m size are proposed, subject to the approved design and statutory requirements.
