The total area of Mixed Use Land purchased from LDA is 10,508 sqm and the land is situated on a 45 meter road. The Entire scheme will be developed in 2 Phases. In Phase 1, a residential complex will be constructed on 7087 sqm land, utilizing 84.56 ( percent ) of the total FAR approved by LDA and this project will be known as PURVANCHAL ROYAL ATLANTIS PHASE 1 ( Registration Applied for ). Remaining land area of 3421 sqm will comprise of future commercial development in Phase 2.
Approximately 3 Meter high Boundary wall will be constructed with a combination of RCC columns and brick wall in between as per approved design and it will be finished in OBD paint.
9 meter and 6 meter Driveway will be provided in Trimix concrete road and over this a finish of cement concrete / pavement tiles / stamped concreting will be done as per drawings approved by the Architect for the internal road.
9 meter and 6 meter internal roads will be provided in trimix concrete road with a finish of cement concrete / pavement tiles / stamped concrete along with green belt area will be provided as per approved drawings.
The water supply of desired quality and purity will be provided through over head tanks up to each unit through centralized Water Softening plant of approx 180 KLD. Individual R.O. units will be provided in each flat.
The proper provision of sever line has been provided as per norms and bye-laws of development authority. Sewage treatment plant of suitable capacity 150 KLD will be established for the residential complex in Phase 1.
The proper provision of drainage system has been provided through 02 No.s of water harvesting pit which will be established in the residential complex in Phase 1.
A Well designed green area will be provided in the project as per approved layout. A well designed green area with combination of good quality grass, mounts, many types of trees and plantations will be provided.
Tree will be planted inside the complex in accordance with the approved drawings from development authority.
The total power requirement of the residential complex in Phase 1 is 1810 KVA. For power back up, 1 DG set of 1010 KVA and 1 DG set of 500 KVA will be provided. Designer electric poles and bollards on the boundary wall , LED lights to be provided. All electrical related workings shall confirm to bureau of Indian electricity rules .
Club House / Community center for recreational activities is proposed on the ground floor of the Residential Building. Also, A Swimming pool with Deck Area, Health Club will be provided on the ground floor of the complex.
The proper provision for treatment and disposal of sewage and sullage water will be provided in accordance with the norms and bye-laws of development authority. The sewage treatment plan of suitable capacity of approx 150 KLD will be established for the treatment and disposal of sewage and sullage water. Also provisions are provided for recycled water to be used in flushing and irrigation works. Over Head tank of 10 KLD will be provided for flushing purpose.
The proper provision for solid waste management and disposal system will be provided in accordance with the norms and bye-laws of development authority.
All rules and bye-laws of competent authority will be followed for the conservation of natural water. Rainwater harvesting system will be established in the residential complex in phase 1 and 02 No.s of water harvesting pit will be constructed in accordance with the approved map and layouts from the development authority.
1 percent of the demand load that is approximately 18 KVA Partial solar energy will be utilized as per the bye-laws of competent authority and as per approved building plans.
All rules and regulations of NBC 2016 is being followed. Water sprinklers system with automatic upright / pendent sidewall sprinklers on each floor as per the national building code 2016 will be installed. Intelligent fire detection and alarm system in the entire residential complex will be provided. Overhead Water Tank of 20 KLD and Under ground water tank of 200 KLD will be established for Fire protection and Safety System.
Health Club including GYM , SPA and swimming pool will be provided on the ground floor of residential complex in Phase 1. Outdoor / Open Badminton Court, Kids Play Area, Multipurpose outdoor Court, Squash Court, Snooker / Billiards Room, Reading Room, Yoga / Meditation room, Kids Day care Creche, conference room will be provided.
01 No.s of 1500 MM WIDE Fire escape staircase along with another staircase of 1500 MM has been provided on each floor for emergency evacuation. Further, intelligent fire detection and alarms systems with emergency voice evacuation systems will be installed on each floor in the residential complex in Phase 1.
