Puri The Aravallis is an under-construction luxury residential project by Puri Construction in Sector 61, Village Ullawas, Gurgaon, on a 60-metre sector road close to Golf Course Extension Road. It is currently a low-density, large-format community of 3 and 4 BHK homes set against the Aravali edge, from one of Delhi NCR's oldest developers, though a buyer should note the registered density reflects only the two launched towers and will rise as the expanded, five-tower masterplan is built out (covered below). For a buyer, the appeal is a spacious home in a prime, well-connected pocket from a long-established name, executed by a top-tier contractor, with construction already well advanced. The honest counterpoints are a basic-to-mid registered specification for the price point, only one car park per home, and several approvals and facilities still shown as pending or to be prepared on the RERA filing. Pricing has moved strongly, from a launch rate of around Rs 16,000 per sq ft to roughly Rs 21,000 per sq ft, a gain of about 31%, though past appreciation is not a guarantee of future returns.
Registered with HARERA under RERA-GRG-1049-2022 (received 8 June 2022), this registration covers 10 acres with 2 buildings (Tower A and Tower B) rising to 42 floors and 324 units, at a low density of about 32.40 units per acre and a FAR of 3.25. Homes are 3 and 4 BHK, from 2,250 to 2,750 sq ft. On the 2,250 sq ft 3 BHK, the carpet area is 1,249 sq ft, a carpet efficiency of about 56%, and the registered listing shows one car park per home, which is modest for homes of this size and price. An entry home works out to around Rs 4.72 crore on base price. Puri Construction Private Limited, incorporated in February 1971 and headquartered at Tolstoy House in New Delhi, is among the region's longest-standing luxury developers, which is a genuine pedigree strength.
The Contractor
The civil construction of Puri The Aravallis has been awarded to Ahluwalia Contracts (India) Limited, which secured a Rs 147 crore order for the project's civil works (reported December 2025). Ahluwalia is one of India's most established listed construction firms, with a long record on large residential, commercial and institutional projects, so the appointment is a strong, verifiable execution signal. Construction is already well advanced: site reports indicate the towers have risen past the mid-level floors, with one tower reported beyond the 33rd floor in under two years, which is a reassuring sign of delivery momentum for an under-construction purchase.
Expansion: A Revised Masterplan and Additional Towers
An important, current development concerns the project's footprint. Per the latest information, Puri has acquired around two additional acres adjoining the site and expanded the development's footprint, and has revised the masterplan accordingly, so the scheme is now planned as five towers rather than the original four. Construction has reportedly already begun on the remaining towers, with the developer expected to launch them after a significant stage of construction is reached, a sell-after-you-build approach that, if followed, reduces construction risk for buyers of the later towers since they would be buying into visible progress rather than a plan on paper.
This expansion has a direct bearing on how a buyer should read the density. The RERA-registered figure of about 32.40 units per acre looks low and attractive, but it only counts the two registered towers (324 units) against the land; it does not include the units coming in the additional towers. Once the further towers, expected to add a comparable number of homes plus the larger-4-BHK tower, are built out on the expanded footprint, the true community density will be materially higher than the headline 32.40 figure. A buyer should therefore not take the current density as the lived density of the finished community, and should ask for the revised total unit count across all five towers and recompute the density on the expanded land before relying on it. The revised layout, the updated unit count and the combined density across all towers should be confirmed against the registered plans before relying on them.
Why Sector 61, Gurgaon
Sector 61 sits on a 60-metre sector road on the Golf Course Extension Road belt, in the southern Gurgaon growth corridor, close to Golf Course Road (about 2.5 km), Golf Course Extension Road (about 2 km) and Sohna Road (about 5 km), with NH-48, Cyber City, schools (Heritage, DPS International, Pathways), hospitals and retail (WorldMark) within reach, and the project sits near marquee developments such as DLF The Arbour and M3M Route 65. The location case is connectivity plus the Aravali edge, which gives the towers their green outlook and the project its name. The honest counterpoint is that this is a premium-priced corridor where some surrounding infrastructure continues to be built out. Any rental or appreciation expectation should be treated as a projection, not a promise.

Puri The Aravallis is in Sector 61, Village Ullawas, Gurgaon, on a 60-metre sector road close to Golf Course Extension Road, about 2.5 km from Golf Course Road and 5 km from Sohna Road, near developments such as DLF The Arbour .
Yes, Puri The Aravallis is registered with HARERA under RERA-GRG-1049-2022, received on 8 June 2022. Buyers should verify it on the HARERA portal, including the pending service NOCs and, given the expansion, the registration covering any additional towers.
Puri The Aravallis is developed by Puri Construction Private Limited, incorporated in February 1971 and headquartered at Tolstoy House, New Delhi, one of the region's longest-standing luxury residential developers.

Construction has reportedly begun on the remaining towers, which the developer is expected to launch after a significant stage of construction.
