Commercial plots of different sizes as approved by the authority and detailed in the annexure are demarcated on ground.
No boundary wall is been provided by the developer for the individual plots. The boundary wall will be constructed by the buyers.
All sub arteries will have flexible pavements of desired thickness of base and sub base course depending upon the CBR value of the soil underneath.
All roads will have footpaths in the shoulder and these footpaths will be finished with the material which will allow rain water percolation into the soil below.
Potable water will be supplied by developer of the SUNCITY ANANTAM HI-TECH CITY as this development is an integral part of the approved layout of this Hi-Tech Township.
A network of design dia of SWG pipes with chambers and manholes will be laid in front of all plots and the network will be connected to the trunk mains laid by the developer of HI-TECH CITY as this development is an integral part of the approved Hi-Tech Township.
Dual network, one for roof top rain water connected to the rain water harvesting pits provided at different locations as per the design and the overflow of the rain water harvesting pits will be connected to the external drainage networks which will be provided to carry the road and pot run-offs and finally will be connected to the trunk network of SUNCITY ANANTAM HI-TECH CITY being developed by the hi tech developer as this development is an integral part of this HI-TECH CITY.
All the parks as proposed in the approved layout will be developed with provision of tot-lot areas, activity areas, lawns, jogging tracks, shrubs and shady trees as per the design.
Trees of different species will be planted along the roads and the species of trees will be more or less of the similar types which already exist in the surrounding area of this township.
The electrical network design for the township will be as per Indian Electricity Act and Rules, guidelines and regulation of U.P. Electricity Supply code 2005 and regulation of U.P. Electricity Regulatory Commission for electricity distribution networks in townships. The source of supply for township will be from the network to be laid by the SUNCITY ANANTAM HI-TECH CITY developer as per Hi-Tech Policy of Govt. of U.P. The network in our plotted development will be mainly underground, both for HT/LT, the distribution will be on 11/.4 kva. For this, transformers if required will be provided by us. As far as possible LED electrical fixtures will be used on swedged poles along all the roads in our plot. The distance between poles and their heights will be regulated by the uniform desired lux levels without dark spots on the roads. The lux level will be guided by the relevant codes for street lighting.
As the population of this plotted development is already accounted for in the population of HI-TECH CITY and corresponding to this population all the community sites are provided by the developer as per the approved layout is this HI-TECH CITY.
As the trunk network and STP for the township is been developed by the developer of the HI-TECH CITY the required capacity of STPs are been provided by him. We are only linking our network to the trunk network laid by the developer.
Door to door collection of solid waste arrangement will be made in this plotted development through the maintenance agency which will be assigned maintenance of this plotted development. Besides this, garbage bins and collection points will be provided in this plotted development. The disposal of the same will be through the local municipality for organising solid waste disposal of this plotted development and for the same the developer of this HI-TECH CITY will enter into an agreement with the local municipality.
Rain water harvesting pit with numbers and size based on the design at different locations will be provided in the plotted development and only the overflow of these pits will be drained through the external drainage network into the trunk drains laid by the HI-TECH developer. The re-cycled water from the STPs will be made available by the developer of the HI-TECH CITY of which this plotted development is a part and the same water will be used for irrigation purposes, car washing purposes, etc. to decrease the fresh water requirement of this plotted development.
LED luminaries will be used in the township and solar energy will be used for illuminating these LED luminaries and lighting in the park.
As this plotted development is an integral part of the HI-TECH CITY being developed by the HI-TECH CITY developer, underground water tanks for the water required for fire fighting have been provided along with the fire hydrants so that in the event of emergency water can be drawn from thee hydrants by the fire department.
As this plotted development is an integral part of SUNCITY ANANTAM HI-TECH CITY being developed by the HI-TECH CITY developer, the required number of social infrastructure like school, community centres, health centres, baal kalyan centres, blood bank plots have been provided as per the approved layout of the HI-TECH CITY.
As this is a plotted development with parks and reasonably sized open areas, so evacuation will not be a problem.
The HI-TECH CITY of which this plotted development is a part is being developed with a reasonably sized greens and neighbourhood sports activity centre.
