Development Works

Demarcation of Plots

Proposed Group Housing scheme over an area measuring 2.313 acers at GH-02, Eldeco Udyan II, Sector IV Raksha Khand Raibareilly Road, Lucknow ,Uttar Pradesh. Plot is well demarcated at the site.

Boundary Wall

1.5 High Brick wall and 0.9 M High railing on 3 side boundary wall. Road side boundary/railing shall be as per design.

Road Work

C.C internal 6m wide roads along with side pavings of precast concrete pavers shall be constructed as per the landscape design.

Footpaths

Paved footpaths of grit finish with groves as proposed as per landscape design.

Water Supply Including Drinking Water Facilities

Under ground water shall be pumped to the terrace tanks and a well designed plumbing system shall be there to supply drinking water to the units through down comers.

Sewer System

A well design sewerage system shall be laid to collect soil water/waste which in turn connect to the proposed STP and treated water will be used for horticulture.

Drain

A well designed system of covered and under ground drainage system shall be in place. Saucer drain along the road and stone stilt drain along the pathway proposed asper landscape design.

Parks

4.5 to 6 mt high trees will be along green belt between boundary wall and open parking lot. Open parking area will have trees with tree gratings.

Design For Electric Supply Including Street Lighting

Connection shall be obtained from State electricity board for 770 kva load. Transformer capacity 630 kva-1 No for residential load and 500 kva-1 No for Common services load.

Community Buildings

A well designed club house with multipurpose hall, gymnasium, swimming pool, games room and other amenities is part of scheme for community engagement, recreation and relaxation.

Treatment and Disposal System of Sewage and Sullage water

A well designed STP-100 KLD is in place to take care of sewage and sullage water.

Solid Waste Management And Disposal System

Collection/Disposal of solid waste shall be coordinated with Lucknow Nagar Nigam.

Water Conservation System

Low flow fixture shall be used and STP treated water shall be used for irrigation. Terrace storm water shall be harvested to recharge under ground water.

Energy Management System Including Use of Renewable Energy

2 Nos, DG set of Capacity 380 KVA are proposed to meet requirement of power back up during power failure. The 7 KW renewable energy will be generated from Solar P V cells.

Fire hose reel and fire extinguishers are provided on all floors. A well designed fire fighting/evacuation arrangement with fire alarm system, wet riser, sprinklers and fire extinguishers is provided in basement as per statutory Guidelines.

Social Infrastructure And Other Public Amenities Including Public Health Services

Amenities like kid play area, senior citizen area, play courts are provided for the residence of the proposed housing colony. Convenient shopping provided as per statutory Guidelines.

Emergency Evacuation Services

All the exit point with adequate width ( as per norms) available to facilitate evacuation in case of an emergency. PA system shall be provided.
