We have a plot measuring 2,129.09 square meters, with dimensions of 35.73 meters by 59.585 meters. The plot is bordered by two 24.0-meter-wide roads on the north and east sides. It is located in the Omaxe Integrated Township, in front of the Rishita Manhattan and Waterscape Residential Apartments. The designated land use for this plot is commercial.
A boundary wall that is 1.5 m high and 115 m thick is located on the south and north sides of the plot. there is no need of extra boundary wall. already demarcation of plot done by Omaxe Integrateded township.
We are Proposing a cement concrete road of 6 m. wide all around the building for a smooth flow of vehicles and easy access to the Fire Tender
There is no need for a footpath. Around the building 6.m wide cement concrete Road proposed for circulation. In front of Shpos there will be tile/granite flooring will be provided.
All water supply will be provided through cpvc and PVC lines via overhead tanks of capacity 30 KL. Also, A 10kl Capacity Water tank is provided for Fire Fighting. A Drinking Water Fountain will also be provided on each floor near the common washroom area.
The sewerage system will be installed around the building using PVC pipe 200 mm dia duly embedded in cement concrete with manhole at regular intervals laid in with a gradient of 1; 100 The ultimate discharge will be connected to the main sewer line provided by Omaxe Integrated Township. All sewerage system will be run through PVC pipe via chambers.
The drainage system will be installed around the building. Waste water from the bathroom, Washbasins, and sinks will be directed to the water drain channel through 150 mm dia PVC pipe duly embedded in cement concrete with Gully trap and Inspection chambers at regular intervals with a trading of 1;100. The Ultimate discharge will be connected through the main Drainage line chambers provided by Omaxe integrated township.

To enhance the overall commercial look of the project area, we will plan 29 Nos. of large trees. Also small trees and plants in the surrounding area according to the building bye-laws.
We will design and implement the system in accordance with the specifications set by the local electricity board. Streetlights and external lights will be installed along with 6 .0 M. wide proposed road at 3.0 m center to center. Additionally, we will provide a transformer (Cap- 125 KVA) and a diesel generator set (DG set) to meet the electricity demand of the building.

A Rainwater Harvesting system is proposed for water conservation. The Rooftop rainwater shall be harvested to recharge the groundwater table. The System shall have provision for pre-filtration of rainwater before it is discharged for recharging. The Recharge well will be designed for 1058.04 Sqm. Rooftop area.
Solar Panels and Solar Water Heaters are provided for energy management. This will also help with energy cost savings and reduce carbon footprints. The capacity of On-Grid Solar System is approximately 50 KW.
All Fire safety norms must be followed according to t the National Building Code (NBC) and with the approval of the fire department. Provision of 2 Nos Of Fire extinguishers, First Aid Hose Reel, Wet Riser System, Automatic Sprinkler System, manually operated Electronic Fire Alarm System, and Automatic Detection and Alarm systems has been made for Fire safety. Also, a 10 Kl Over Head Tank and 100 Kl UG tank along with Yard Hydrant have been Proposed for Fire protection and fire safety.
