The project site is a plot of 2840 sq.mtr. having one main entrance gate opening onto a 12 m wide front road. Proper site demarcation with boundary coordinates and corner pillars will be done as per approved layout.
A 2 m high and 230 mm thick brick wall with RCC columns and coping will be constructed around the entire plot. The main façade will display the project name and logo, enhancing its visual appeal. Length of Boundary - 242 x 127 foot
Internal driveways will have 80 mm thick interlocking paver blocks over compacted sub-base. Entry and driveway gradients will follow standard design to ensure smooth vehicle movement and drainage. Road Width - 40 foot
No separate footpaths are proposed within the compound; internal walkways will be integrated with landscaped areas and paved courtyards.
Two borewells with submersible pumps will be provided for each block’s water requirement through underground HDPE pipelines. Provision for future municipal water connection will be kept.
A modular sewage system will be installed. All sewage water will flow to the STP, and treated water will be reused for gardening and flushing. Overflow, if any, will connect to the municipal line when commissioned. STP of 50KLD Capacity
A stormwater drainage system will be laid along internal roads and open spaces, connected to a rainwater harvesting pit for recharge. Surplus stormwater will be discharged into the municipal drain.
A central landscaped green area will be provided with seating benches, ornamental plants, and shaded areas for residents and children.
Various species of shade and ornamental trees will be planted along boundary and open spaces to improve the micro-climate and aesthetics.
Electrical layout and implementation will follow local board standards with provision of transformer, LT panel, feeder pillar, and street lighting using LED fittings in common and external areas. Capacity of Transformer - 630 KVA

Sewage and sullage water will be treated in a modular STP; treated water will be used for landscaping and flushing, ensuring sustainable water management. STP of 50 KLD capacity
A segregated waste collection zone will be provided at ground level with separate bins for biodegradable and non-biodegradable waste, collected daily for disposal through authorized agency.
Each unit will have low-flow fixtures, dual-flush cisterns, and rainwater harvesting systems to reduce water consumption and recharge groundwater.
LED lighting will be used in all common and external areas. Solar lights will be installed along pathways and terrace areas. Energy-efficient motors and pumps will be used.
Fire-fighting facilities including hydrants, hose reels, fire extinguishers, and underground water tank will be provided as per NBC 2016 norms and Fire Department approval.
