Max Estate 360, also referenced as Antara 360, is an under-construction luxury residential project by Max Estates (Max Estates Gurgaon Limited, the real-estate arm of the Max Group) in Village Harsaru, Sector 36A, on the Dwarka Expressway belt, Gurgaon. Its defining idea is intergenerational living: a single community designed for young adults, families and seniors together, with two of its towers operating as dedicated Antara Senior Living residences and on-site, professionally managed care. For a buyer, the appeal is a genuinely differentiated, wellness-led product with a top-tier specification and design pedigree, from a developer known for its quality, leased-out commercial assets. The honest counterpoints are a moderate carpet efficiency. Pricing has moved from a launch rate of around Rs 19,000 per sq ft to roughly Rs 21,000 per sq ft, with the usual caveat that past appreciation is not a guarantee of future returns.
Registered with HARERA under RERA-GRG-1675-2024 (received 25 June 2024), Max Estate 360 sits on 11.80 acres, part of a larger 26.1563-acre licensed parcel, with 6 buildings rising to 37 floors and 864 units, at a low FAR of 1.75. Homes are 2, 3 and 4 BHK, from 2,159 to 3,531 sq ft. On the 2,611 sq ft 3 BHK, the carpet area is 1,404 sq ft, a carpet efficiency of about 54%, which is on the lower side, so a buyer should weigh usable carpet against the super area. Each home comes with two car parks.
Part of a ~30-Acre Max Estates Township
Max Estate 360 is best understood as one half of a larger, single-vision Max Estates development on the Dwarka Expressway in Sector 36A. Alongside it, on the adjoining land, Max Estates is building its companion project, Estate 361, and read together the two form an integrated township of roughly 30 acres, stitched together by a shared lake and landscape, and conceived for a premium, well-being-focused resident base. The wider development is planned with retail, a serpentine lake, a forest-style park and the hospitality and care expertise of Max's Antara platform woven through it. Each project has its own RERA registration and its own configuration, and the figures on this page are specific to Max Estate 360; the township framing is the context for the kind of environment, scale of shared landscape and lifestyle the two projects together are designed to create.
Intergenerational Living and the Antara Care Ecosystem
The heart of Max Estate 360 is its intergenerational model. Of the six towers, two are dedicated Antara Senior Living residences, managed by Antara, Max's integrated senior-care ecosystem, while the others are family residences, and the community is designed so that children, working-age adults and seniors share spaces and amenities.
What gives the model substance is the care and medical infrastructure. Antara manages primary healthcare facilities on site, providing convenient day-to-day medical support within the community rather than requiring a hospital trip for routine needs. The senior-living offering is described as including assisted-care services, chronic-health-condition management, Lifecare suites and round-the-clock medical assistance, alongside wellness programming. For older residents in particular, this means access to on-site clinical support, physiotherapy and rehabilitation-oriented facilities, and emergency response, the practical infrastructure of ageing well in place, layered onto a luxury residential address. A buyer considering the senior-living component should confirm exactly which medical, physiotherapy and care services are included as standard, which are chargeable, and how they are delivered and staffed, as the depth of these services is the real differentiator and the detail matters.
The community is also designed as one of Gurugram's few largely car-free ground-level environments: vehicles are routed via an underground system and a separate arrival lobby, leaving the ground plaza for pedestrians, which directly benefits seniors and children. The principal clubhouse, "The Hub," is marketed at around one lakh square feet, with a separate Antara Club for seniors, set in a green, biophilic landscape with a large tree count and a serpentine water body.
The Design Team
Max Estate 360 has an internationally credentialed design team, documented in the project's own brochure: Gensler (London) as principal architect, RSP Design Consultants as project architect, and Studio Lotus, the acclaimed Delhi practice behind Max's own Max House campus, as interior designer. The MEP consultant is Sanelac Consultants, the landscape designer is Oracles, and the structural consultant is VINTECH. The architecture is rooted in an India-inspired, biophilic design language, with jaali-inspired facades used for ventilation and daylight and the layout planned around well-being.
Specification
The registered specification is genuinely top-tier, one of the most fully-loaded on this corridor, and a real strength: imported marble in the living and dining, laminated wooden flooring in bedrooms, premium vitrified tiles in the kitchen; Kohler, Grohe or Jaquar bathroom fittings with glass shower partitions; a VRV/VRF air-conditioning system (ductable in living and dining, high-wall split in bedrooms); a modular kitchen with a complete appliance package (chimney, hob, microwave, refrigerator, RO, washing machine and waste crusher); stylish modular wardrobes with Blum or Hettich hardware; a one-hour fire-rated engineered main door with handle and lock system; and FRLS wiring. Unlike many peers, appliances and modular wardrobes are included rather than buyer fit-outs.
Why Sector 36A, Dwarka Expressway
Sector 36A sits on the Dwarka Expressway corridor, at the confluence of the Dwarka Expressway, the Central Peripheral Road (CPR) and a planned metro corridor, giving strong onward connectivity to Gurugram, Delhi and IGI Airport, and proximity to the planned Global City development. The location case is connectivity plus a maturing premium corridor that has seen strong interest and price growth. The honest counterpoint is that parts of the corridor's civic and road infrastructure are still being built out, so part of the thesis is the area maturing over time. Any rental or appreciation expectation should be treated as a projection, not a promise.
