Road Work

An extensive internal road network of 83190.67 sq.m., covering 30.64 percent of the total area will be constructed to ensure smooth traffic flow and clear access for emergency services. Roads of Varying length are proposed from 7.5 mtr , 9.0 mtr, 12.0 mtr, 18.0 mtr and 24.0 mtr are proposed. Footpaths

Dedicated footpaths will be constructed along the road network to ensure safe and convenient pedestrian movement throughout the community along 18 mtr and 24 mtr roads. 80 mm thick M30 precast I-shape paver blocks on shoulders provided along road edges.

Water Supply Including Drinking Water Facilities

A comprehensive network of supply lines will be laid to supply potable drinking water to all residential, commercial, and institutional plots. Provision of Overhead water tanks are provided throughout the site location. Supply of water through bore wells by means of ground Water provisioned. Potable water supplied through a network of DI/CI/PVC pipelines (250mm to 80mm diameter) Water sourced from underground strata via tube wells near park areas Rising main in K-9 class pipes Storage through Overhead Tanks (4 Nos.), each 250 KL capacity with 20m in staging height Distribution network ensures adequate pressure for residential , mixed-use and commercial plots Fire hydrants along 12m, 18m and 24m wide roads and major intersections

Sewer System

An underground sewer network will be installed to hygienically collect all wastewater and channel it to a dedicated treatment facility as shown as per Drainage and Waste Disposal Plan. A STP of 1500 KLD (tentative) with MMBR technology is proposed at project location. Dedicated sewerage network using NP-2 class RCC pipes- 200mm for house connections 250mm, 300mm, 450mm and 60mm dia for higher flow zones Pipes laid on proper concrete bedding with slopes ensuring self-cleansing velocity Sewer Manhole Size; 900mm, 120mm and 1500mm dia Manholes- 900mm x 800mm rectangular for 200mm lines 900-1500mm dia circular for larger lines Located at required intervals and junctions Minimum 1.0m earth cover as per CPHEEO guidelines Sewage conveyed through flow to central sump well

Drain

A robust R.C.C storm water drainage system will be constructed along the road network to for easy disposal of surface runoff water. Excess water shall be disposed of through drains along the Delhi Road Manoharpur Road to trunk drain lines. Designed for self cleansing velocity; cross sections as per road width (7.5m to 24m) Adequate longitudinal slope for quick discharge Network of small drains connected to trunk drains

Parks

Over 18 neighbouring parks from are ranging from 600 to 4500 sqmtr area and 1 central park having area more than 18000 sqmt of the scheme with total area of 41668.67 sqmt (15.34 percent) has been proposed area is allocated for a network of landscaped parks, children play areas, and recreational zones. Facilities in all parks- Walking / Jogging tracks Tot lots (children play areas) Seating zones and shaded green pockets Landscape development with native and ornamental species Open fitness elements where feasible Landscaping principles emphasize well being, accessibility, sustainability and adaptability

Tree Planting

A comprehensive regional and seasonal tree planting program will be implemented in all green areas and along roadways to improve the environment and aesthetic appeal.

Design For Electric Supply Including Street Lighting

Underground electrical distribution network. A dedicated 132 KVA (2x12.5 MVA 12MVA) electrical substation for Phase 01, load 33 nos 11/ 0.433 KV substation shall be location in respective pocket and support a full street lighting system for safety. Separate HT metering for commercial areas shall be provided due to differential tariff Street lighting with energy -efficient LED luminaries Provision for individual domestic connections and future OFC/telecom utilities Cable shall be laid in electrical trench

Community Buildings

A Plot has been provisioned for Community Centre of 9090 sq.m. which will serve as a central hub for social, cultural, and recreational activities for residents. Land reserved for- School Healthcare Commercial Community Buildings Layout designed for safe pedestrian movement and barrier free access

Treatment and Disposal System of Sewage and Sullage water

An on-site 1500 KLD Sewage Treatment Plant (STP) with MMBR technology will be constructed to treat all wastewater generated within the scheme ensuring environmental compliance.

Solid Waste Management And Disposal System

A dedicated Garbage Collection Centre of 313 sq.m. will be established to centralise waste management ensuring the development remains clean and hygienic. Door-to-door collection through public-private collaboration Waste segregation at source encouraged Community bins at designated locations Daily transportation to disposal site through mechanized system Regular street sweeping and drain cleaning by maintenance teams

Water Conservation System

The project will incorporate rainwater harvesting systems designed to capture runoff and help recharge the local groundwater table. 3 Ponds of area 2860.80 sqmt is also provisioned for the project. Runoff from the rooftops shall be collected in the individual allotee recharge pits RWH pits in the parks and green area proposed to recharge the groundwater with storm runoff thereby improving the quality of the ground water Considerable green spaces will help the natural percolation of runoff into the ground 7Mx3M size - 17 Nos. RWH pits are proposed in the area

Energy Management System Including Use of Renewable Energy

Energy management will be achieved by adhering to building codes and using energy-efficient technologies like LED street lighting.

Fire Protection And Fire Safety System

Fire safety will be ensured through strategically placed fire hydrants and well-designed road network guarantees raid access for emergency vehicles.

Social Infrastructure And Other Public Amenities Including Public Health Services

The scheme includes a wide range of social facilities such as multiple schools colleges with a combined allotted area of 9045 sq.m., a diagnostic centre, public toilets, vending platform and dedicated area of 13257 sq.m. for housing for EWS/LIG sections.
