Godrej Alira is a boutique luxury residential project by Godrej Properties in Sector 31, Gurgaon, in the established central belt of the city close to MG Road and NH-48. It is deliberately small: a single tower of just 132 homes on a compact 1.97-acre plot, offering large-format 3 and 4 BHK residences for buyers who want an exclusive, low-density address from a trusted developer in a mature part of Gurugram rather than a sprawling township on the periphery. Pricing has moved from a launch rate of ₹23,000 per sq ft to roughly ₹25,000 per sq ft.
Registered with HARERA under RERA-GRG-1943-2025, the project is a single tower of 33 floors with 132 residences at a low density of about 67 units per acre. The configurations are 3 and 4 BHK homes from 2,426 sq ft to 3,167 sq ft (super area) with a carpet efficiency of around 55%, and an entry home works out to around ₹7.92 crore on base price. The floor plate is arranged for privacy, with three apartments per floor, two 4 BHK and one 3 BHK, and two car parks per home, a genuine premium-segment marker. For a 1.97-acre plot, the land plan also sets aside a meaningful share to green and landscaped space and a clubhouse. On specification the homes carry Godrej's standard luxury fit, vitrified and laminated wooden flooring, veneer-finish designer main doors and grid ceilings in bathrooms, though wardrobes and a modular kitchen are not part of the standard handover.
Why Sector 31, Gurgaon
Sector 31 sits in the established central belt of Gurugram, close to MG Road, Sohna Road and NH-48, in one of the city's most mature and well-serviced pockets. Unlike the newer expressway corridors still building out their infrastructure, this area already has the retail, schools, hospitals and connectivity that residents need in place around it. New launches here are relatively rare because it is largely built up, which is part of what gives a boutique project like Alira its appeal: a brand-new luxury product in a settled, central location that already functions day to day. For a buyer, that combination of centrality, maturity and scarcity is the core of the location case.
