Emaar Serenity Hills is a large residential development by Emaar India in Sector 86, New Gurgaon, and Phase 1 (which covers the first two phases of the launch) is its current release. The defining feature is space: it is a low-density, low-rise-feel community built around a large central green, by one of the most recognised global developer names operating in Gurugram. At the heart of the layout is a large internal green of around 20 acres, a central landscaped expanse that the towers are arranged around, which is what gives the project its low-density, open character despite the high-rise format.
Registered with HARERA under RERA-GRG-2052-2025, the current phase spans about 15.21 acres with 7 towers rising to 39 floors and 997 residences, at a low density of about 66 units per acre. The configurations are 3 and 4 BHK homes with super areas from 1,800 sq ft to 2,800 sq ft and a carpet efficiency of around 53%. An entry 3 BHK works out to around ₹3.15 crore on base price, at a launch rate of ₹17,500 per sq ft.
In the interest of full transparency, there is one site characteristic worth knowing. A designated gas pipeline corridor runs across the development, and as a result the basements of the two current phases are not interconnected.
Why New Gurgaon
Sector 86 sits in New Gurgaon, a fast-developing belt with connectivity to NH-48 (the Delhi-Jaipur Expressway), the Dwarka Expressway network and the wider Gurgaon road grid. The area has drawn a cluster of branded residential launches on the back of improving infrastructure and its position between the established Gurgaon core and the newer western corridors. For a buyer, the case is a large, green, master-planned community at a more accessible entry point than central Gurgaon, in a pocket where civic and road infrastructure is actively maturing.
