Emaar Serenity Hills is a large residential development by Emaar India in Sector 86, New Gurgaon, and Phase 1 (which covers the first two phases of the launch) is its current release. Registered with HARERA under RERA-GRG-2052-2025, the current phase spans about 15.21 acres with 7 towers rising to 39 floors and 997 residences, at a low density of about 66 units per acre. The configurations are 3 and 4 BHK homes with super areas from 1,800 sq ft to 2,800 sq ft and a carpet efficiency of around 53%. An entry 3 BHK works out to around ₹3.15 crore on base price, at a launch rate of ₹17,500 per sq ft.


In the interest of full transparency, there is one site characteristic worth knowing. A designated gas pipeline corridor runs across the development, and as a result the basements of the two current phases are not interconnected.


Why New Gurgaon

Sector 86 sits in New Gurgaon, a fast-developing belt with connectivity to NH-48 (the Delhi-Jaipur Expressway), the Dwarka Expressway network and the wider Gurgaon road grid.
