Emaar Amaris is an under-construction luxury residential project by Emaar India in Sector 62, on the Golf Course Extension Road belt, Gurgaon. It is a four-tower development of 2, 3 and 4 BHK homes, planned with only four apartments per floor and marketed around space, privacy and clean-air living. For a buyer, the appeal is a large-format home from a globally recognised developer on a prime, well-connected corridor, with a low FAR, two car parks and a complete approvals stack. Pricing has moved from a launch rate of around Rs 19,000 per sq ft to roughly Rs 20,000 per sq ft, with the usual caveat that past appreciation is not a guarantee of future returns.
Registered with HARERA under RERA-GRG-1790-2024 (received 8 November 2024), the project sits on 6.118 acres, part of a larger 14.025-acre licensed parcel, with 4 buildings rising to 35 floors and 522 units, at a density of about 85.57 units per acre. The FAR is notably low at a proposed 1.60 (against a permissible 2.49), which supports the open, lower-rise-feeling layout. Homes are 2, 3 and 4 BHK, with the larger units up to about 3,100 sq ft (the floor plans show 4 BHK units of roughly 2,750 to 3,100 sq ft; the "0" minimum size on the listing is a data artifact, so a buyer should take the sizes from the actual floor plans). On a 2,750 sq ft 4 BHK, the carpet area is 1,641 sq ft, a carpet efficiency of about 60%, which is relatively good for the segment, and each home comes with two car parks.
The project is planned with four apartments per floor across its four towers, with high-speed elevators, which keeps shared circulation moderate and supports the privacy. Three-side-open layouts, dedicated study rooms, air purifiers in living, dining and bedrooms (and in the lobbies), EV-charging provision and GRIHA pre-certification for sustainable design. An entry home works out to around Rs 5.50 crore on base price. Emaar India is a wholly-owned subsidiary of Dubai's Emaar Properties, the developer behind the Burj Khalifa, with a substantial India portfolio, which is a real brand and execution strength.
Why Sector 62, Golf Course Extension Road
Sector 62 sits at the top of the Golf Course Extension Road belt in Gurgaon, close to Golf Course Road, Sohna Road and NH-48, with Cyber Hub and the Galleria within a short drive, MG Road about 20 minutes away and IGI Airport around 45 minutes. The location case is connectivity and an established, high-value cluster of premium developments. The honest counterpoint is that this is a premium-priced corridor where some surrounding infrastructure continues to be built out. Any rental or appreciation expectation should be treated as a projection, not a promise.
