Development Works

Demarcation of Plots

Project site is part of an approved/developed layout and is very well marked and defined at the site i.e. Eldeco Imperia -I

Boundary Wall

The site has a 2.5 Mt high and 50 Mt in length boundary wall at the south side is already constructed. Being an open shopping complex, a 680 mm high MS railing has been proposed on the other three sides ( total length-96 mt. approx) to keep the complex visible. The MS railing shall be fixed over a 230 mm thick wall with proper footing and PCC (1.4.8) base.

Road Work

The complex has a well developed 24 mt CC approach road. The internal roads and parkings shall be finished with a combination of pavers/stone and CC laid over a well compacted PCC(1.4.8) on compacted earth.

Footpaths

No defined foothpaths are there for internal circulation. Internal circulation. Internal roads and parkings shall be there as per the approved layout and specifications mentioned at Sl .no.3

Water Supply Including Drinking Water Facilities

A 25 mm potable water supply shall be available on all the floors thru a terrace tank. of 20000 Lts. Constructed in RCC. The tank shall be filled with a 32 mm Pipe extracted from Ground water. 5 taps of drinking water on all the floors shall be provided.

Sewer System

A150 dia HDPE sewer line is planned to be laid to collect soil water from the toilet area and connect it to the already laid township sewer line, which is connected to a 300 KLD township STP.

Drain

A 280 wide CC U-channel , covered with perforated 50 mm thick CC covers, along the edge of the site is planned to be developed to collect the site surface water and direct it to the drainage system of the township. However the rooftop collected storm water shall be directed to a 1500 mm dia recharge pit through a 200 mm pipe.

Parks

Not applicable. However plantation along the south boundary wall is planned with 25 no. evergreen trees of 3.5 to 4 mt height. 0.60 mt high hedges (Hamelia Patens ) along the pathways shall be provided.

Tree Planting

25 no. trees of 3.5 to 4.00 mt height are planned along the boundary. Type - Plumeria Rebra and Plumeria Alba.

Design For Electric Supply Including Street Lighting

A 400 KVA connection is proposed to be applied to support 47 no. Shops, corridor lighting and outdoor lighting. 6 no.-6 mt high street light poles with 60 W LEd are proposed for a general lighting along with the bollards lights.

Treatment and Disposal System of Sewage and Sullage water

A central STP of adequate capacity( 300 KLD) has been provided with the township to take care of sewage treatment part.

Solid Waste Management And Disposal System

To be co-ordinated with the local Municipal authority collection system.

Water Conservation System

All the roof top water shall be collected thru 6 no. 100 dia down pipes and shall be directed to a 1500 mm dia recharge pit thru a 200 mm dia pipe.

Energy Management System Including Use of Renewable Energy

25 percentage of the corridor and outdoor lights shall have Solar backup

Fire Protection And Fire Safety System

A 100 mm dia downcomer with hose reel on each floor, 3 no. fire extinguishers on each floor and a manual fire alarm system shall be there to take care of fire fighting system.
