BPTP Downtown 66 is a residential project by BPTP in Sector 66, Gurgaon, on the Golf Course Extension Road belt. Registered with HARERA under RERA-GRG-2009-2025, the project spans 4.235 acres (within a larger 14.518-acre licensed parcel) with 3 towers rising to 46 floors and 504 residences, built to a FAR of 3.18. The homes are 3 BHK of around 2,500 sq ft and larger 4 BHK of around 2,900 sq ft, and an entry home works out to around ₹5.00 crore on base price at a launch rate of ₹20,000 per sq ft.
Each tower carries four apartments per floor, and the configurations are segregated by tower rather than mixed: one tower is dedicated entirely to the larger 4 BHK homes of around 2,900 sq ft, while the other two towers hold the 3 BHK homes of around 2,500 sq ft. For a buyer that clarity matters, if you want the larger 4 BHK format you are looking at one specific tower, and the 3 BHK inventory sits in the other two. On efficiency, the carpet efficiency is around 52%, but the built-up efficiency is a good 76%, so a meaningful share of the super area translates into usable built space. Each home comes with dedicated parking, and the towers are arranged around the central amenity spine, with the swimming pool, landscaped greens and sports facilities laid through the heart of the site.
BPTP has awarded a ₹488 crore construction contract to NCC Limited, one of India's large listed construction firms, covering the civil structure and finishing work for the towers and amenities. On an under-construction purchase that completes years out, bringing in a contractor of NCC's scale is exactly the kind of delivery backing a buyer wants to see, it moves the question from whether the towers get built to which home to choose.
Why Sector 66 and Golf Course Extension Road
Sector 66 sits on Golf Course Extension Road, part of the Southern Peripheral Road network and one of Gurugram's most established and premium residential corridors. It offers direct connectivity to Golf Course Road, Sohna Road and NH-48, with a dense, mature cluster of premium projects, retail, schools and commercial development already around it. Unlike newer peripheries still waiting on infrastructure, this corridor already works day to day, which is the core of the location case. Roads, water, electricity, sewage and storm-water are all approved.
