project plot area is 108794.12 sq.m located at Village Badkala, Tehsil-Behat, district-saharanpur, up. Proper demarcation of plot will be done, with all fixed four point showing area , plot area and other services also.
The plot is enclosed three sides with min 7ft high RCC and brick wall. Brick Masonry wall have been construction with isolated footing , columns and Plinth beam along with plaster on both sides and grill on the top.
A Complete Stone road will be constructed along the defined alignment as shown in the approved drawings, following standard specifications. The proposed road shall have a right of way (ROW) of 13 m and a carriageway width of 8 m.
2.5 m wide green landscape stripe shall be provided on either side of the carriageway within the right of way. These strips shall be developed with plantation , shrubs, and other soft landscaping elements in accordance with the approved layout plan and landscape design, forming a continuous green buffer along the road edge.
HDPE pipe will be used for domestic water supply and the capacity of UGT will be 200KL , where 100 KL will be proposed for fire fighting of club building. Water supply shall be provided with hydro-pneumatic pumps to each villa.
DWC pipe will be proposed for sewerage system, slope and dia will be as per designs to comply with indian standard. The STP capacity will be proposed 120 KL to treat 100 percent of water and treated water will be used for landscape.
Strom water drains using RCC / HDPE pipes will be laid as per approved design to prevent waterclogging and ensure proper discharge. Manning Coefficient(n) is 0.010(for PE DWC Pipes) and 0.011(for RCC pipes). minimum size of drain is 250mm dia. material od pipe is up to 400mm dia for PE DWC SN4 and above 400 mm dia RCC NP3.
Park area includes hard and soft landscaping with lawns, walkways, plantations, and electrical lighting for Complete Greenery will be developed as per approved landscaping drawings.. the area of lentra landscape/park is 7978 sq mt.
Various tree species have been planted across the site based on soil and climatic conditions to improve all Trees/Shrubs/Hedging will be planted as required in approved drawings.
HT supply from UPPCL; sub - station installed as per approved plan. LT supply to each unit with DG backup, street lighting via LT/Power Backup. Electrical supply will be given to all individuals at single point from developed substation as per norms. Proper street lighting will be done as per requirement and approved drawings. 2nos 500 KVA transformer 11/0.415 kV for the consumer load and 1 nos 400 KVA transformer 11/0.415 KV for common services load ofthe campus. 2nos 500 KVA 415 volts DG sets.

We will develop the STP in the first phase itself , so that all the phase of the project can be develop smoothly . Disposal system of sewage sullage water is being use through a STP will be your for land scape and flushing purpose.
Waste will be manually collected and segregated at Source . Disposal will be as per the Municipal and Solid Waste Management system will be installed in a separated dedicated space to full fill all the required criteria.
Rainwater Harvesting system will be installed to collect and recharge groundwater in line with environmental Low flow water mixture being used for water conservation and STP water will be use for land scape and flushing purpose. STP 100 KLD
High Quality equipment will be used in the sub - station to reduce energy loss. As specific Y_ value glass has been use for energy management and roof insulation light colour tiles will be use for renewal energy solar photo boltaic energy have been use for comman area.
Fire escape stairs provided as per the NOC and approved plans. Fire system and fire safety system will be installed in the building as per NBC norms.
Public health and other social infrastructure facilities are not applicable as per zila panchayat norms and project classification . Social Infrastructure and other public amenities including public health services as per approved plan
