Pyramid Alban is an under-construction residential project by Pyramid Infratech in Village Begampur Khatola, Sector 71, on the Southern Peripheral Road (SPR), Gurgaon, opposite DLF Alameda. It is a single-configuration, all-3-BHK development of three high-rise towers, marketed as an ultra-luxury address at a relatively accessible price. For a buyer, the appeal is a large 3 BHK on an active premium corridor at an entry below the corridor's marquee names. The honest counterpoints, which are significant here and run through the rest of this page, are an extremely high density, a basic specification relative to the luxury positioning, only one car park per home, and a set of core approvals still pending. Pricing has barely moved, from a launch rate of around Rs 15,500 per sq ft to roughly Rs 16,000 per sq ft, which is worth noting for a project registered in late 2023. Pyramid Infratech is historically an affordable-housing developer, so Alban is its step up into the premium segment, a useful context for setting expectations.
Registered with HARERA under RERA-GRG-1503-2023 (received 21 December 2023), the project sits on 4.525 acres with 3 buildings rising to 44 floors and 622 units, at a FAR of 3.5. The figure a buyer must weigh first is density: at about 137.31 units per acre, this is an extremely high-density development, among the highest on the corridor, 622 homes on just 4.5 acres across three towers. Homes are 3 BHK, from 2,270 to 2,445 sq ft. On the 2,445 sq ft unit, the carpet area is 1,325 sq ft, a carpet efficiency of about 54%, and the registered listing shows one car park per home, which is modest for a home of this size and price. An entry home works out to around Rs 3.91 crore on base price.
The Density and the Marketing-vs-RERA Gap
The HRERA registration tells a different story on the key numbers: 622 units (well above the marketed 400) on 4.525 acres, which is the basis of the very high 137.31-units-per-acre density, and a club house area recorded as zero in the RERA land-usage table. A high-density, single-3-BHK tower cluster is a legitimate product, but it is not the low-density luxury the marketing implies, so a buyer should rely on the registered figures, verify the actual unit count and the committed clubhouse (its size and on what land) in writing, and price the home as the high-density product it is. The specification is a basic-to-mid, value package: tile flooring, OBD or acrylic emulsion paint, Parryware/Prayag/Cera-grade CP fittings, WPC or hardwood door frames, and a modular kitchen with hob and chimney; imported or engineered stone is listed only in the living/dining.
Why Sector 71, Southern Peripheral Road
Sector 71 sits on the Southern Peripheral Road (SPR) in Gurgaon, opposite DLF Alameda, on a corridor being widened into a major arterial road, with connectivity to Golf Course Extension Road, Sohna Road and NH-48, and a cluster of premium launches nearby. The location case is connectivity and corridor momentum. The honest counterpoint is that parts of the SPR's civic and road infrastructure are still being built out. Any rental or appreciation expectation should be treated as a projection, not a promise.

Pyramid Alban is in Village Begampur Khatola, Sector 71, on the Southern Peripheral Road (SPR), Gurgaon, opposite DLF Alameda, with connectivity to Golf Course Extension Road, Sohna Road and NH-48.
Yes, Pyramid Alban is registered with HARERA under RERA-GRG-1503-2023, received on 21 December 2023. Because the building plan and Environment Clearance are recorded as applied for but not yet received, buyers should verify the current approval status carefully on the HARERA portal.
Pyramid Alban is developed by Pyramid Infratech Private Limited, a Gurugram developer incorporated in 2008 and historically known for affordable housing, including projects under the government's affordable-housing schemes. Pyramid Alban is its move into the premium segment.
Pyramid Alban has an extremely high density of about 137.31 units per acre, with 622 homes on 4.525 acres across three 44-storey towers. This is among the highest on the corridor and is an important counterpoint to the low-density, "90% open space" marketing, so buyers should weigh it carefully.
As registered with HARERA, Pyramid Alban has 622 units. Some marketing materials cite around 400 (or 528) apartments; the registered figure is 622, which buyers should treat as authoritative and which drives the project's very high density.
