The project site has been demarcated as per the approved layout and building plans. All development and construction activities shall be undertaken within the approved project boundaries. The layout has been planned in accordance with the sanctioned drawings, and all residential buildings, internal roads, utility services, landscaped areas and common facilities shall be developed within the demarcated project limits.
A peripheral boundary wall comprising RCC columns, plinth beams, masonry wall and MS grill along with entrance gates and security infrastructure shall be constructed around the project site as per the sanctioned plan. The boundary wall shall incorporate suitable entry and exit gates, security cabins, pedestrian access points and other allied works required for ensuring safety and controlled access to the residential campus. The boundary wall shall be designed in accordance with the approved architectural and structural drawings.
Internal circulation roads, peripheral access roads, fire tender movement roads, cement concrete pavements and paved vehicular areas will be 6mtr wide with thickness of 150mm shall be developed as per the sanctioned layout plan. The internal road network shall provide safe and efficient circulation for residents, visitors, service vehicles and emergency vehicles. The road system shall include suitable road markings, kerb stones, traffic signage, speed calming measures, surface drainage arrangements and other associated works necessary for smooth vehicular movement within the project.
Pedestrian pathways with paving blocks, kerb stones, barrier-free access provisions and landscape integration shall be with 1.5 mm width stamp concrete and 100 mm thickness of provided throughout the project for safe and convenient movement of residents. The footpaths shall be constructed over suitable sub-base layers using approved paving materials and shall be integrated with landscaped areas, building entrances and common open spaces. Universal accessibility features shall be incorporated wherever required in accordance with applicable guidelines.
The project shall be provided with a comprehensive water supply system with pipes of 80-100 mm diameter comprising underground water reservoirs, overhead water tanks, pumping systems, distribution pipelines, plumbing fixtures and associated infrastructure. Water supply shall be sourced from approved municipal sources along with three operational tube wells and one standby tube well. The project includes 956 KL underground domestic water storage, 319 KL overhead domestic water storage, 159 KL overhead flushing water storage and 255 KL dedicated fire water storage facilities. Water from the approved source shall be conveyed through suitable pipelines to the underground water storage tanks. The underground storage shall be suitably compartmentalized for domestic, flushing and fire-fighting requirements as per applicable norms. Water shall be pumped through hydro-pneumatic pumping systems 1591 LPM capacity (530 LPM 3 Working + 530 One Standby) at 60 meters head to the overhead storage tanks. Separate pumping arrangements for flushing water and irrigation, wherever required, shall also be provided. From the overhead storage tanks, water shall be distributed through gravity-based distribution systems comprising vertical risers and horizontal pipelines to all dwelling units and common facilities. The pumping system shall include control valves, non-return valves, pressure gauges, isolation valves and all associated accessories necessary for efficient operation. The complete water supply system shall be designed to ensure reliable, hygienic and adequate supply of potable water, flushing water and fire-fighting water in accordance with NBC, CPWD and Local Authority requirements.
A separate sewerage network consisting of soil, waste and vent piping, inspection chambers, manholes and underground sewer lines shall be provided. The sewer pipe would be of between 200 mm to 300 mm diameter. The internal sewerage system shall be connected to the sewage treatment system and approved disposal arrangements. 950 KLD STP has been taken for sewage disposal. All soil, waste and sewage generated from toilets, kitchens and other sanitary fixtures shall be collected through a dedicated underground sewerage network laid at suitable gradients to ensure efficient flow. Inspection chambers and manholes of 150 mm minimum internal diametershall be provided at appropriate intervals, junctions, changes in direction and changes in level as per the approved MEP design. The sewage treatment plant shall be designed to treat wastewater to the standards prescribed by the competent authorities. Treated water shall be reused for flushing, landscaping, horticulture and other non-potable applications wherever feasible. Sludge generated from the treatment process shall be disposed of through approved methods. The complete sewerage system shall be designed to prevent leakage, backflow and odour nuisance and shall comply with applicable NBC, CPWD and Local Authority guidelines.
A comprehensive storm water drainage network along with rainwater harvesting and groundwater recharge structures shall be developed with pipes of 150 mm diameter. The system shall ensure efficient collection and disposal of storm water in accordance with approved plans. Rainwater from terraces, roofs, paved areas and open spaces shall be collected through a dedicated storm water drainage network comprising suitably designed drains, catch pits, chambers and pipelines. The collected storm water shall be conveyed to rainwater harvesting and groundwater recharge structures provided within the project. The project shall include 4 Nos. rainwater harvesting/recharge pits or other approved recharge structures as per the detailed engineering design. Adequate filter media, silt traps and desilting chambers shall be provided before groundwater recharge to prevent choking and contamination. Excess storm water, after groundwater recharge, shall be safely discharged into the approved municipal storm water drainage system. The entire drainage system shall be designed to prevent waterlogging and ensure efficient surface runoff management in accordance with NBC, CPWD and Local Authority guidelines.
Landscaped parks, green courts, recreational open spaces and community greens shall be developed as per the sanctioned landscape plan. The project incorporates extensive landscaped open areas within the residential campus. The landscaped areas shall include lawns, childrens play areas, seating spaces, walking pathways, gazebos, ornamental plantations and other outdoor recreational facilities as envisaged in the approved landscape plan. Appropriate hardscape and softscape elements shall be provided to create a safe, aesthetically pleasing and environmentally sustainable residential environment. All landscape development shall be carried out using suitable plant species and approved horticultural practices.
Tree plantation, shrubs, lawns, ground covers and horticultural works shall be undertaken throughout the project using suitable species as part of the approved landscape development plan. The plantation scheme shall comprise avenue trees, ornamental trees, flowering shrubs, hedges, lawns, seasonal plants and other suitable species selected considering the local climatic conditions. Adequate irrigation arrangements shall be provided for the maintenance of landscaped areas. The plantation shall be carried out in accordance with the approved landscape plan and applicable environmental guidelines.
The project shall be provided with HT/LT electrical infrastructure including transformers, HT panels, LT panels, feeder pillars, metering arrangements, earthing systems and associated electrical installations. A 11/0.433 KV electrical substation, along with DG set backup for common area, LED street lighting, landscape lighting and two-wheeler and four-wheeler EV charging services shall be provided. The electrical distribution system shall comprise HT/LT cabling, distribution panels, feeder pillars, cable trenches, earthing network, lightning protection system and associated electrical infrastructure for reliable power distribution throughout the project. A DG backup system of 1260 kVA capacity shall be provided for operation of essential services and common area facilities during power failures. Street lighting, landscape lighting, pathway lighting and common area lighting shall be provided using energy-efficient LED luminaires. The project shall as required under applicable regulations. The entire electrical system shall be designed in accordance with applicable IS Codes, CPWD specifications, Electricity Department requirements and Local Authority guidelines.
No separate community building is proposed within the project. Common community spaces, landscaped areas and resident-oriented amenities shall be provided as part of the overall development in accordance with the sanctioned plan. The project shall provide common recreational spaces, landscaped gathering areas, childrens play areas, seating zones and other resident-oriented amenities integrated within the open spaces. These facilities shall be developed as part of the overall residential environment to encourage community interaction and improve the quality of life of the residents.
A 950 KLD Sewage Treatment Plant (STP) shall be installed for treatment and reuse/disposal of sewage generated within the project. The treated water shall be utilized for landscaping, flushing and other permissible non-potable applications in accordance with applicable regulations. All sewage and sullage water generated from toilets, kitchens, wash areas and other sanitary fixtures shall be conveyed through the underground sewerage network to the Sewage Treatment Plant. The STP shall be designed to treat wastewater to the standards prescribed by CPCB, UPPCB and other applicable statutory authorities. The treated water shall be reused for flushing, landscaping, horticulture and other approved non-potable applications wherever feasible. Excess treated water, if any, shall be disposed of through the approved disposal system after meeting the prescribed discharge standards. Sludge generated from the treatment process shall be handled and disposed of through approved methods in accordance with applicable environmental regulations. The entire treatment and disposal system shall be designed to prevent contamination, odour nuisance and environmental pollution.
Adequate arrangements for segregation, collection and storage of solid waste shall be provided within the project. Disposal shall be carried out through the authorized municipal agency in accordance with applicable regulations. Solid waste generated within the project shall be segregated at source into biodegradable, recyclable and inert waste as per applicable guidelines. Separate collection bins and designated waste collection areas shall be provided within the premises to facilitate efficient handling of municipal solid waste. Biodegradable waste shall be processed, wherever applicable, while recyclable waste shall be stored separately and handed over to authorized recyclers. Non-recyclable waste shall be disposed of through the authorized municipal agency. The entire solid waste management system shall comply with the Solid Waste Management Rules, 2016 and other applicable statutory provisions.
Rainwater harvesting structures, groundwater recharge systems and water-efficient distribution infrastructure shall be provided to promote sustainable water management within the project. The project shall incorporate water conservation measures including rainwater harvesting, groundwater recharge and reuse of treated wastewater for flushing, landscaping and other approved non-potable purposes. Water-efficient plumbing fixtures such as low-flow fixtures, dual flush cisterns and other water-saving devices shall be provided wherever applicable. Separate plumbing arrangements for potable and recycled water shall be provided wherever required. Water metering systems shall be installed at suitable locations for monitoring and efficient management of water consumption. The overall water conservation system shall comply with NBC, CPWD and applicable Local Authority guidelines.
Energy-efficient LED lighting shall be provided in common areas and external spaces. A 200 kWp On-grid rooftop solar power system with net metering shall be installed for operation of common services including lifts, water supply pumps and common area lighting. EV charging infrastructure for two-wheelers and four-wheelers shall also be provided. The project shall incorporate energy-efficient electrical systems and equipment to minimize energy consumption. The rooftop solar photovoltaic system of 200 kWp capacity with net metering shall supplement power requirements for common services. Common area lighting shall utilize LED luminaires with suitable lighting controls wherever applicable. The overall energy management system shall be developed in accordance with applicable Energy Conservation Building Code (ECBC), GRIHA recommendations (where applicable) and Local Authority guidelines.
The project shall be equipped with a comprehensive fire protection system including fire water storage tanks, fire pumps, wet risers, hydrants, hose reels, sprinkler systems, addressable fire alarm systems, emergency lighting, smoke detection systems and pressurized basement ventilation systems. All fire safety installations shall conform to NBC provisions and Fire Department requirements. The fire protection system shall include dedicated fire water storage of 255 KL, comprising underground and overhead storage, as required under the approved fire-fighting scheme. The system shall further include main fire pumps of 2850 LPM capacity, jockey pumps of 180 LPM capacity and standby fire pumps of 2850 LPM capacity for ensuring uninterrupted operation during emergencies. The fire-fighting network shall comprise wet risers, landing valves, yard hydrants, hose reels, sprinkler systems, portable fire extinguishers, fire command centre, addressable fire alarm system, smoke detection system, manual call points, hooters, emergency lighting and illuminated exit signage at appropriate locations throughout the project. Mechanical ventilation and smoke extraction systems shall be provided in the basement wherever required. Fire pumps shall be connected to emergency power backup to ensure uninterrupted operation during emergencies. The complete fire protection and life safety system shall be designed, installed, tested and commissioned in accordance with NBC 2016 (Part-4), Uttar Pradesh Fire Service requirements and other applicable statutory regulations.
The project shall provide landscaped open spaces, parks, pedestrian pathways, parking facilities, security infrastructure, utility services and other common amenities as per the sanctioned plan to ensure a healthy and comfortable residential environment. The development shall include childrens play areas, landscaped recreational spaces, seating areas, pedestrian circulation, universal accessibility provisions, security infrastructure and visitor facilities integrated within the project. Adequate parking for residents and visitors, including accessible parking wherever required, shall be provided in accordance with the sanctioned plan and applicable building regulations.
Multiple staircases, fire exits, emergency lighting, evacuation routes and life-safety systems shall be provided in accordance with applicable fire and life-safety requirements. The project shall provide adequate means of escape including protected staircases, fire exits, refuge areas (where applicable), emergency lighting, illuminated exit signage and evacuation routes. Emergency evacuation provisions shall be designed to facilitate safe and orderly evacuation of occupants during emergencies in accordance with NBC and Fire Department requirements.
