Development Works

Demarcation of Plots

As per approved sanction plan this is a single rectangular plot. The plot features having one entry gate and one exit gate, both accessible from the 30-meter wide frontage on the southwest side. The site is surrounded by adjacent plots on the northwest and southwest sides, while a green park area borders the southeast boundary.

Boundary Wall

The perimeter of the site will feature a boundary wall designed in accordance with approved specifications. The wall will be constructed to a height of 1.8 to 2.1 meters and a thickness of 200 millimeters and reinforced concrete (RCC) columns and beams, as detailed in the approved design. Additionally, entrance and exit gates will be fabricated from MS steel, adhering to the approved design, and integrated into the boundary wall to ensure a cohesive and secure site enclosure.

Road Work

The internal roads within the site will be constructed using Trimix/Asphalt, as specified in the design provided by the Architect, ensuring a durable and well-designed transportation network.

Footpaths

All internal roads will feature narrow footpaths with tile pavers or equivalent finishes, as specified in the landscape design, providing a pedestrian-friendly and aesthetically pleasing environment

Water Supply Including Drinking Water Facilities

All apartments will be provided with a dual water supply system, comprising domestic water for household activities and STP (Sewage Treatment Plant) treated water for flushing purposes. Additionally, groundwater can be utilized, and residents have the option to install individual RO (Reverse Osmosis) systems as needed. The STP treated water will also be utilized for irrigation purposes, promoting water conservation and efficient use of resources. To facilitate this system, underground and terrace-level water tanks will be constructed. Separate tanks will be designated for fire-fighting purposes, ensuring the safety and well-being of residents.

Sewer System

A centralized sewerage system will be provided, directing all sewage water to the Sewage Treatment Plant (STP) for thorough treatment. Following treatment, the recycled water will be utilized for various non-potable purposes, including gardening, flushing tanks, and vehicle washing. To ensure sustainable water management, excess treated water from the STP will be safely discharged into the municipal sewerage system, minimizing environmental impact and promoting eco-friendly practices.

Drain

A comprehensive storm water management system will be implemented, ensuring efficient collection and disposal of rainwater. Storm water from roads and landscape areas will be directed into storm water drain channels, which will then flow into a rainwater harvesting pit. This pit will facilitate groundwater recharge, contributing to sustainable water conservation. Excess storm water will be safely discharged into the municipal drain line, preventing flooding and ensuring a well-managed storm water system.

Parks

A spacious green area beside the building offers lush parks, childrens play areas, and recreational facilities, creating a peaceful retreat for residents to unwind and connect

Tree Planting

The project will feature a mix of ornamental, shady, and native tree species, as per the landscape design, to maintain a lush green environment and stunning natural vistas.

Design For Electric Supply Including Street Lighting

The electrical system meets local regulations, featuring a centralized setup with transformer, LT panel, feeder pillar, and DG backup for critical services like external lighting and pump operations

Community Buildings

"A fully air-conditioned Club House/Community Center is strategically located on the ground floor, serving as a vibrant hub for socialization and recreation. Key features include: Swimming pool with scenic central atrium, Cozy sitting areas for each building, State-of-the-art gym, Indoor playing areas for various sports and activities, The Club House offers a diverse range of facilities, catering to the leisure, fitness, and entertainment needs of residents, fostering a sense of community and well-being.

Treatment and Disposal System of Sewage and Sullage water

Centralized sewerage system connects all flats to STP. Treated water is reused for gardening, flushing, and vehicle washing. Overflow is discharged into Municipal sewerage system, ensuring eco-friendly practices.

Solid Waste Management And Disposal System

The project incorporates a waste management system that promotes eco-friendly practices and community responsibility. This includes apartment-level waste segregation, designated dustbins for recyclable and non-recyclable waste in common areas, and partnership with government-approved vendors for disposal.

Water Conservation System

A rainwater harvesting system with multiple recharge pits will conserve water, reduce stormwater runoff, and replenish groundwater, promoting sustainability within the building complex

Energy Management System Including Use of Renewable Energy

The building complex prioritizes energy efficiency, featuring LED and solar lighting, energy-efficient motors in STP and pump rooms, and 25% of the terrace dedicated to Solar Voltaic Panels for renewable energy in common areas. Additionally, timer control panels ensure optimized energy management, reducing our carbon footprint and promoting sustainability.

Fire Protection And Fire Safety System

The building complex strictly adheres to National Building Code (NBC) regulations and Fire Department approvals, ensuring utmost fire safety. Key features include fire sprinkler systems, Fire Hydraulic Column (FHC) shaft, smoke detectors, and high-pressure pumps, providing comprehensive protection against fire hazards and prioritizing occupant safety.

Social Infrastructure And Other Public Amenities Including Public Health Services

The project boasts a robust social infrastructure and public amenities, enhancing the quality of life for residents. A fully-equipped Club House/Community Center, swimming pool, gym, and indoor playing areas promote social interaction and recreation. Sustainable features include dedicated waste management and rainwater harvesting systems, while advanced fire safety measures compliant with NBC codes ensure utmost safety. Energy-efficient technologies and easy access to public health services, including nearby municipal sewerage connectivity and treated water reuse, foster a healthy and eco-friendly community. These thoughtfully designed amenities create a holistic living experience, blending comfort, convenience, and environmental responsibility.

Emergency Evacuation Services

For enhanced safety, The building features a fire staircase, fire-resistant doors, and controlled basement access with a single entry/exit point. Designated assembly areas are also identified across the campus, providing clear gathering points in emergencies. Adequate signage is strategically placed to guide residents through evacuation routes and provide critical safety instructions, ensuring compliance with fire safety regulations and prioritizing resident well-being.
